1) I want to get the front porch reconstruction done, as soon as possible.
(a) I assume that there is NO costs I shall incur for you to provide me a written estimate for it.

2) Project-Work: Reconstruction of Front Porch of Residential property. It is located near Airport and Morning Star in Mississauga, Ontario.
(a) Brief Scope of Project-Work:
- (i) Support roof using four by four support beams to be completed in First (1st) week.
Installation of 04 support posts to support porch roof (using 4"X4" 12' pressure treated lumber);
- (ii) Demolition of concrete structure of porch, steps and front sun room;
- (iii) Rebuild structure of porch and steps using cinder blocks;
- (iv) Fill with cement;
- (v) Parge cinder blocks to create a finish surface;
- (vi) Rebuild sun room and reinstall iron railing.
(b) No city permit should be required for the project, since there is NO enhancement that is being done. It is simply a re-construction project, for the residential front-porch, that has been damaged and worn-out by wear and tear.
(c) All work will be done according to local building codes.
3) IF you do satisfactory work for this first project, I may be interested in hiring you for further work on the same residential property. Currently estimated required work exceeds $100,000.
4) I assume that your contractors working on my property shall be licensed and insured. I am interested in hiring a licensed contractor.
(a) As recommended by legal counsel and Ontario Ministry of Consumer Services, I require a copy of your valid Liability Insurance certificate, WSIB clearance certificate, copy of your valid Contractor license, and a Renovation Contract (that protects our mutual interests), prior to commencement of work.
You may Refer toclick here (b) IF Contractor (or his subcontractors, staff, personnel) use their vehicle on Client property (which includes Client's driveway),
THEN Contractor will also provide (prior to commencement of project) proof of all such vehicles’ valid automobile liability insurance certificate.
(c) I want a Written Warranty provided by Contractor to Client (i.e. me) for Work done (Labor and Materials).
A statement of all warranties, with an explanation as to what is covered, and for how long.

We purchased our retirement home in Cooksville. It has 2250 sqft + basement. This home was built in 1985. The basement was finished in 1990. We would like to completely gut the home and start fresh. Everything to be completely renovated. Here are some main features we would like in the renovation.
1. The 2nd floor has 4 bedrooms and 2 baths. We would like this turn this into 3 bedrooms 3 baths. The front of the house will be turned into a master suite with ensuite and large customized walk in closet. All washrooms renovated (2x 3pc baths and 4pc master ensuite).Bedrooom 1 - Approx 14' x11' - has a small walk in closet and ensuite. .
Bedroom 2 - Approx 12'x10' - has a regular closet - 3pc washroom to be added - steal space from Bedroom 3 closet to create space. Bedrooom 3 - 12'x10' - expand room into the hallwayto close off walkway. This room will become the mainsuite. This room is beside the main washroom which will be expanded into the hallway to close off walkway to the 4 bedroom. Entrance will be from mastersuite. As we have closed off the hallway to steal space for the master suite, the entrance to the 4bedroom 10'x10' will be from the washroom. We would like a custom walk in closet created.
2. The main floor has one 2pc bathroom, laundry room, 2 living areas, dining area and kitchen. The main floor living spaces are approx 12'x10' each. The kitchen is in the back of the house and shares a wall with one of the living spaces. The kitchen is approx 20'x11'. We would like these three areas open including the hallways.
i)We would like to seal the door that leads out to the side of the house from the laundry room and add a door way into the garage. Steal a few feet from the room next to it to create a larger laundry/mud room. ii) Completely tear down all the walls from the living areas and kitchen to create an open concept space. iii) Steal some space from the room next to the kitchen to enlarge the kitchen. We would like an island in the kitchen.
The laundry room is currently 8'x6' with a door that leads to the side of the house.
iv) The remaining dining room (12'x10') will become an office space. This office space will be reduced to give the laundry/mudroom space and also the kitchen. v) 2pc bath to be renovated vi) Reface and convert fireplace to a gas fireplace.
3. The basement currently has 1 bathroom, 3 bedrooms and one living space. We would like to convert this to a space that has 1 bedroom (12x14') and 1x3pc bath. One large living space/recreation space and workshop (10'x10'). There is a fireplace that will need to be refaced and converted to a gas fireplace.
4. Backyard has an above ground pool that will need to be removed. We would like a deck and minor landscaping completed in the back. Likely we will also replace the fence.
5. Front porch to be refaced and railing changed.
6. Garage to be finished.
7. Heated floors in the master ensuite and basement washroom.
Some things to consider when quoting...
1. We would like quartz counters put in all the washrooms and kitchen
2. Bedrooms to be sound proofed
3. House to be completely reinsulated (spray preferred, but please quote both)
4. Include beams on the mainfloor to accomodate an open floor plan.
5. Staircase for upstairs and downstairs may be replaced. Currently both stairs are curved and considering to change it to 2 quarter landing stairs. Stairs are in the middle of the home.
6. Carpet in all the bedrooms with padding.
7. Hardwood throughout (3")
8. Tiles in all washrooms and laundry/mudroom (14").
9. Add 4 windows to main floor
10. Add 2 windows to the mastersuite.
11. Roofing may need to be redone
1.Insulate a 400 square foot garage, preferably with foam insulation and install drywall on walls (plaster and paint)
2.Divide space in three areas by creating dividing walls with a doorways between spaces
3.Create access to garage from house (Drywall in place - not masonry) by making a doorway and install door
4.Access plumbing (supply pipes & drainage) to create a bottom cabinet with counter area with a sink & faucet
5. Install extension to venting (Accessible) to create heating vents into area
6.Seal concrete floor and install vinyl tile
Garage renovation (dry wall on one of the four walls, heavy furniture removal and painting. Insulation of the roof if required, garage floor cleaning), Backyard deck renovation, fixing some loose and broken wood, remove nails, filling cracks and staining). I am also thinking of driveway extension based on the budget.

Right now, I need closet doors installed in the spare bedroom as well as some shelving installed into cement walls, and possibly a tile replacement in the kitchen and bathrooms. I am looking for a contactor to:
- Widen a doorway on the main floor (load bearing wall) from 3 ft to 9ft (approx)
- Install pot lights in all the rooms in the house (20 lights per floor and 3 floors. 60 pot lights total) along with adding any electrical "stuff" to the breaker panel etc. (it may also include uping the panel to 200amps I am not sure)
- Install island vent hood for stove and outlet it to the roof straight above.
- I plan on stalling kitchen on my own but please provide a rate for installing a kitchen supplied by the home depot.
- 600 sq ft of tiling on the main floor (using marble and porcelain)
- Installation of hard wired smoke alarm system.
- Installation of gas line to connect into the stove located in the island
- Slight relocation of existing plumping in kitchen
- Installation of kitchen outlets and switch's.
- The exterior basement walls need to be insulated and framed with the installation of outlets and switches and plumping (exterior walls only)
- The re-routing of the HVAC system. In my opinion the system currently in place is not optimal and can be revised. (simple re routing)
- Minor masonry work on exterior (due to previous owner hitting bricks with car)
- Vent to be installed in cellar along with suitable cellar door install.
- Installation of doorway between house and garage.

We are looking for someone to help with some work we need to do in our current home (before August 20th) and when we move into our new home the week of August 20th. Here is a list of the work we need done:
Old Home (must be done before August 20th):
1. Re-stucco ceiling due to damage caused by removal of columns/pillars
2. Rebuild stairs in entrance from garage to home and install handrail (there are approximately 4-5 steps required)
3. Check/fix electrical outlet and cover panels in breaker box
New Home (would like to start August 21st):
1. Paint walls above ciruclate staircase
2. Create pass thru opening between kitchen to family room in non-loadbearing wall (approximately 5—4 ft)
3. Help with floors. Debating whether we should restain hardwood floors in family room, dining room and hall - approximately 600 sq ft or lay engineered hardwood over it (have not decided yet but cost will play a big part in our decision)
4. Refinish stairs and handrail to match floors in family room, dining room and hall as well as paint spindles in circular staircase (approximately 15 steps)
5. Help build wall and door in finished basement to create a spare bedroom
6. Lay enginerred hardwood in basement (approximately 600 sq ft)

I am live in Mississauga, have a small 3 bdroom full brick 25 years house. I want to make a additional project
at my backyard which around 20' x 25' = 500 Sq. ft. I want the new room 2 side have brick with same

The house is old and would like to renovate the entrance. I would like to lower the entrance level to the original level that was once.
There are three areas involved:
- the concrete stairs - they need to be removed (5 steps), replaced with a 2-step stair. Width is approx. 5 ft. Current condition is poor. A pole that supports the corner roof need be redesigned, current pole is a 2-piece iron work.
- remodel the front wall to accomodate the lower level of door. Replace the front door with a new 2-sides front door.
- lower the entrance hall (approx. 7 ft. wide by 7 ft. long) - I can handle this myself as there is only some wood framing to be removed. New stairs to accomodate the entrance level with the kitchen level need to be built - I can handle this myself also.
Materials to be used should be regular, not fancy, but durable.
This entire entrance together with the door and supporting pole need to create the nice look of the house, so I would welcome a site visit and a good idea to be incorporated in this project. Thank you!
I am looking to extend the back of the house with a design similar to either the following depending on the cost.

The ground area will be 800sqft and the second floor could be half or 2/3 of that. Its a boxy shape to keep the cost down. Main floor is fully open with a kitchen and living room, upstairs will have master bedroom, onsuite washroom and may be a balcony. The boxy section spans 45X18ft. A basement space is not really required, if it adds lots of extra cost.
The unit will be attached to the back of (see hb1.jpg and hb2.jpg attached), We dont have to open the whole wall, the existing exits (may be enlarged ) could be used to enter the new extension.
Looking to keep costs really low, so not fancy designs, but need to look pretty cool.
