I'm planning to list my townhouse for sale by October this year and would like to get some work done within the next 2 months so I can enjoy the improvements before selling.
(Purchased a new build - hence the timeline)
Here are the major elements:
1. Second floor bathroom reno. It's quite a small bathroom and needs upgrading.
2. Staircase (floor, railing) - currently carpeted with original railing.
3. Upstairs flooring - replacing carpet with engineered hardwood
4. Kitchen refacing or reno. (Pricing out IKEA cabinets at the moment but open to other cost effective suggestions)
5. Electrical (fuse box upgrade to breaker system, light fixtures throughout, outdoor sconces)
(Listing estimated budget as $20K-$50K since that's the closest bracket, but it's closer to $20K-$30K.)
Adding door to existing bathrooom and another bedroom in basement. A seperate entrance to basement. Changing / painting cabinet doors and countertop of main floor.

Very old detached house, about 90 yo. about 21x35 ft when measuring by internal walls.
Foundation and the basement are sold. Need to excavate one more area for cellar, about 10x14ft.
First floor needs structural adjustments, door frames, some walls and ceiling are croocked. Have a quote from one builder, but another one said that the first floor needs to be completely demolished.
Need more room so looking into demolishing roof and building a second floor with new roof.
Also need a single car garage attached to front.

We recently purchased a 30 year old house. The garage has a side entrance/ doorway on the one side of the house but not one on the other side of the garage (the one nearest the front door). This obviously results in a long walk from the front door of the house to the garage side entrance (on the other side of the house). Therefore, we wished to create a new entrance/ doorway on the side of the garage closest to the front door. This entrance/ doorway would be of standard size and would have a simple wooden door on it.
I have purchased a freehold townhouse that needs the roof redone (leaking water stain) inspected by my home inspector. Needs belcony draining cleared and roof around belcony redone as well (moldy roof and shingles). Just behind belcony door needs new dry wall and fresh coat of paint due to water back into the master bedroom (seems minor repair-small amount of water stain). Also would like to remove all carpet on the main floor living room/dining room and install laminate. Last but not lease repaint the main level walls. Location of house is in mississauga.
Carpet removal and install of laminate space is not very big.
We have just purchased a 1824 sq ft office space which is basically 1 and a half storey. We would like to extend the slab on top to give us a second floor, put in washrooms (preferably on both floors), and create office space including a small kitchen, file storage, cabins etc. The space is an empty shell right now (new construction) . This is a 4 bedroom, 2 storey house. Once this was a model home. We have lived here for 4 years and it is about 11 to 12 years old house. The Master bed-room is on top of garage, there is no wall-unit and has a very small walk-in-closet. We need new painting and draperies.
One bed-room is very small and is being used as an office. Two other bed-rooms need a lot of work too. We have hard-wood floor on the main level and carpet on the upper level has to be changed.
We always have problem with plumbing in the basement-bathroom. The door to basement is so small that we can not bring any proper furniture into the basement.
Living room and Dining room walls need fresh painting.
If possible, we could convert the Laundry on main floor into a small office make a small (like a sun-room) extention to do the laundry.
Our 19 year old son, who has Autism, lives with us and we have 2 (small & medium breed) dogs. Our older son lives in Toronto and visits us on weekends.
I would like to make our house more comfortable to live in. Our Kitchen is not very functional.

My water heater had a minor leak and which caused some water damage to the flooring and a small section of dry wall. I'm looking for a general contractor who can complete the job at a sensible price and is able to email me a copy of an invoice for insurance purposes.
The size of the floor where tiles need replacing is roughly 120sq/ft.
As for the drywall, all I require is one section to be replaced. I'm aware that once the drywall is fixed, it'll also need to be painted a long with the other walls so they do not look out of place. I'm not 100% set on having the walls painted because it all comes down to the price and whether the insurance company is willing to cover this. However, please do include it in the quote/invoice. If I receive confirmation from the insurance company that they'll cover the cost of painting, I'll move forward with it.

Remove wall separating kitchen from family room. Wall does not appear to be load bearing. Want confirmation. One end of wall may be load bearing. Again, need confirmation as preference is to remove entire wall (approx 12') Job would require wall removal and finishing ceiling, with as required support beam. Secondary project may be to remove ceramic tile floor (120 sq ft)
Hello, I have an office reno project in Mississauga (Square One Area). Minor demo, painting, flooring, some electrical, door replacement, wallpaper, toilets replacement, and some glass work (for office cubicles, boardroom, offices, and glass stairs). You must be able to start within a week. It would be best to carry a minimum liability limit of $2 million and WSIB coverage.
Retrofit: Install 2 temp walls (20 feet long); Install 3 adjustable (permanent) metal post on existing footings in the basement (open basement no demo required), corresponding posts on main floor; remove load bearing wall; cut trusses, install brackets, laminate trusses (2), redirect heating vents (2) and 1 return.
The ceiling should be flush with the rest of the room. Plan has been designed and approved by structural engineer.

I have three wooden porch columns (7" square at the bottom and at the beam tie-in) that are currently rotting.
Two porch columns are tied into aluminum railings on two sides while the third is on one side.
Need to replace the three columns with fiberglass or other (non-wooden) materials and either re-tie or provide new posts for the aluminum railings
Pls note that the columns support a wooden beam around the porch. Contractor may have to use the same footprint as the replaced ones as space is limited.
Need a contractor who is experienced in doing this and an estimate.
