The en-suit will measure approx. 7' x 8'. It will consist of a toilet, sink, and stand up shower. We will need to install a fan. We will be making the walk in closet the en-suit and in order to do that we will increase the room by approx. 2ft so one wall will need to be relocated.
The house is approx. 25yrs old. Located on the main floor almost underneath it is the powder room. However we want to make sure that the water pressure is good in the en-suit. We have all drawings done up already.
My main sitting Room at present is having size of 13x12 fts and before that sitting room I am having entrance room to house size 9.5x8.5 fts (approximately), other side of entrance room, I am having deck of around same size. Entrance to the deck from out side of entrance door or from sitting room to deck. Entrance room and deck facing main road or street to the house. I want to renovating by converting deck to be including in my sitting room, and creating ramp for my handicapped mother.

My parents are building a two level addition to their existing detached backsplit. The addition will have a leveled roof, front balcony/terrace and 2 back balconies.
My parents are seeking a contractor/company who is able to explain things to them, and understands that their satisfaction is top priority. They have a MODEST/conservative budget and are looking for someone who knows how to score deals to help save where they can.
A good candidate will realize they have worked their butts off to earn the money and equally as hard to save it and will spend it wisely, not frivolously....
My parents realize that this is people's livelihood, however they do not appreciate people being shady or scamming.... I'm going to repeat that they worked hard for this dream and saved and sacrificed hard for this at their ripe senior age, so aside from your competencies, they need to feel heard, respected and confident you all have the same understandings because it is too late once we start smashing and building; so I would expect that if you are being asked to explain something, you try your best to explain in a way that your clients would understand. I emphasize this because of prior negative experiences of people ASSUMING to do something the way they want verses the way my parents want! So, it is an asset to not be afraid to ask questions! If you're unsure about something, or just want to double check it is the way my parents want something before doing it, it would be a much smarter move than just guessing.....
They feel it is too close to winter to start now, but are considering a start date of the earliest possible point in Spring 2015. Once you start, they are looking for someone who can jump full in as they want it up as fast as possible (without going over budget) as living arrangements during that time will not be ideal - but also because we don't want problems with neighbours and want to avoid potential problems from exposure to weather elements.

Our main goal right now is to add a new master bedroom and a bigger kitchen by adding a 2 story addition on to the back of the house in place of the existing sun room (which apparently is sitting on an existing foundation that was added in 1990) and add about 800-1000 sq ft to the back. Attached is also our survey. There is a hallway window on the 2nd floor at the back that would be an ideal location for a doorway to our master bedroom.
The 2nd floor of the new addition would be to accomodate a new master bedroom with an ensuite bathroom, a laundry room (or laundry closet with plumbing for our washer and dryer) and perhaps a 5th bedroom if room allows. We have a wide lot so we can also extend the back extension to the south side of the home another 15 feet or so.
The 1st floor of the extension would be for the new kitchen, eating area, and a new living room.
