I have a 4 year old home in Barrhaven, Ontario in the Ottawa area. The basement is unfinished, with the exception of a office room that was done by a non-professional and needs to be taken down and redone. I am looking for someone to redo that room and finish the rec room in my basement. The office room measures 10' x 12' and the rec room measures 15' x 20'. We want a complete finishing job including carpet and fixtures. The stairway leading down to the basement needs to be finished and carpeted as well. There are 12 steps. We will also need a door that closes off the rest of the basement that will remain unfinished for the time-being. The ceiling in the rec room will need 2 access hatches - one for plumbing in the overhead powder room on the main floor and one for the plumbing leading to the outside water tap. We would like to have this job completed as soon as possible.
We have the Tamarack Essex, built 2003 as a showhome- so have up to 1200 sq ft to finish. We are open to completing possibly in stages (do not "need" it all done at this time) or all at once, depending on price breakdown for each option.
Currently is painted floor, a few cracks already repaired; studded on exterior walls; half wall insulation; and plumbing for bathroom and laundry (already functioning w/ 220 and outlets).
Plans include (in order of priority) stairway flooring (carpet, as well throughout except bathroom with vinyl or tile), rec room, bathroom, (3 pc with shower), laundry room (possible rough finish- ideas?), some storage shelves (in possible unfinished section?) and one bedroom (with small closet).
Unfortunately the rough in for bathroom is right in middle of most useable space, and a few structural posts to work around so I am not quite sure of best layout t.f sq footage of each room to tell you...

If possible I would love to know the cost breakdown for having it done all at once vs stages (and what is cheaper- ie completing all framing, electrical, insulation; then later drywall, flooring finishing, etc? or finishing one room/ section at a time)?
