I was mandated by my dear mother to manage her restoration/renovations after a water damage in her townhome.
There seems for us anyways to be a lot of work to be done by the insurance and she would like to have additional work while the place will be a mess. ie: change bath, tiles around the bath, since living room and dining room floor needs to be changed she will most likely extend to kitchen / small bathroom. Probably paint dining room, living room, walls and trim stairs to upper level, upper level hallway instead of just the painted parts calculated by the insurance/restorator.
Some of the work I might do. ie: baseboard, shoe R&R, door trim, flooring living, dining, etc...(not bathroom tile floor or rec room carpet) not a fan of painting either...
What we are looking for is a contractor that is willing to work with us and the insurance company.
Basically all the drywall R&R will be done by you, SF detailed in attached file. Painting to be determined.

We currently have a set of stairs in the backyard that lead to our 2nd floor in law suite. We want to re-do them to add a landing halfway up the stairs, and we want to add a Lexan cover/slanted roof & Lexan between the railing- essentially to make it safer for winter and to stop snow from piling up there.
We need this done by end of September 2017.
I have a downspout that is causing foundation damage due to its location. I would like to relocate it to the other end of the gutter and run it out into my garden (or under the garden, if possible). I would also be interested in talking about some kind of gutter guard or shield to protect the gutter from debris.
