SCOPE OF WORK
1. Remove and dispose of existing carpet, padding, wall paneling and 2 doors.
2. Provide and install dry walls - DensArmor Plus High-Performance Interior Panel.
3. Provide and install two new doors.
4. Provide and install Tiles in laundry / utility room (approx 8' x 5')
5. Provide and install new Pergo laminate floor over DELTA-FL plastic membrane underlayment pad. Provide and install new baseboards.
6. Provide and install new oak capped steps and stain them to match laminate. 5 steps in total.
7. Provide and install 6 pot lights and associated wiring. Remove existing 2 light fixtures.
8. Paint ceiling ('pop corn' type), walls and doors. Paint will be provided.
House in good condition, is a raised bungalow and I believe 50 years old or so and needs updating.
Want to start from the basement and after fix the main floor
Basement: need to remove a wood burning stove, change from Carper to Tiles or re-carpet (will choose better alternative), take away a bar, painting will be required. A small bathroom needs to be updated. Move a door to enclose a room that already exists.
Half of the basement is not finished, is where I have my laundry and exercise are. Will like to finish it, put drywall, maybe enclose the laundry area along with the heating, put some tiles and paint.
Wood staircase going downstairs need changing.
If possible change the upgrade the windows.
Will need advise on how long this will take and how much will cost.
As you see there is no structural changes, just cosmetic work.

My wife and I are looking for a contractor.
We live just south of the 401 at Keele in Toronto.
We recently purchased a home and have taken possession as of Sept 30th and we plan to move in Dec 1st and are hoping to start some renovations ASAP.
We are looking for a contractor to provide work on three areas in our home.
They are as follows:
1 – Finishing the basement – Approx 400 square feet.
The stairs coming down to the basement will have to be finished.
We would like affordable ceramic tiles in the laundry/mud room and counter space around the existing sink, washer and dryer. We would like a new faucet for the sink.
For the alcove with the furnace and hot water tank, we would like a wall and door containing them and added storage space.
We would like a bedroom with built-in closets.
We also would like a 3 piece bathroom, possibly with 2 doors, one to the hallway and one to the bedroom.
2 – Updating the kitchen
We would like a new simple white backsplash, new counter top , sink and new hardware.
We would also like to paint the kitchen and dining area.
3 – Updating the upstairs bathroom
We would like to replace the cabinet and sink. If possible, we would like to replace the bath tub fixtures. We would also like a quote to replace the bathtub.
Additional projects if budget permits:
Update the staircase; paint the spindles white and add a laminate cover over the exposed pine.
Create an additional built-in closet in the master bedroom.

I would like to replace the stairs going into the basement of my home. There are 2 separate sets of stairs at the landing, one with 7 steps going down into the basement and the other with 4 steps going up to the main floor of the house. They are very old and I would like to have new stairs installed. The framing around the steps must be removed and I would like a rail added to the new stairs going into the basement (there currently isn't a rail on one side).
We want to remove a wall to have an open concept in the kitchen in the basement. If the wall is a load bearing wall, we are willing to just do a window and do a partial removal to still have that open concept feel. You will be removing this wall and re plaster is a must. There is only a light switch on this wall, rewiring might also be needed.
Can this be done without a permit from the city and how much will it cost, can it be done in one day?

The house is located in North York city, main intersection Leslie and Finch, Basement it is already finished, around 800 sq ft not including utility room, have a 3 pcs bathroom with small kitchen, we would like to separate this basement in two small units, one bachelor apartment + a one-bedroom apartment.
Here is the list of the jobs need to be done in the basement;
1. Build a separate side entrance underground?
2. Add and install 2 New windows? On both sides of the existing fireplace.
3. Add one 3 pieces’ bathroom?
4. Enclose the stairs to the up stair?
5. Add a Small kitchen around 50 sq ft in the utility room?
6. Separate basement into two parts, one bachelor unit and a one-bedroom unit?
Also, I need to know do we need to get a permit for this job? if Yes, how much does it cost? How long does it take to get it?

About 500 sq ft basement with wet carpet due to rain water (in the last few days). Need to remove all wet material, dry and disinfect the floor area (and dry wall if required) . Remove about 2ft of dry wall from the bottom up alone one side of the room in order to investigate the problems (and remove possible mouldy dry wall). Disposable of all material.
