I am looking for a reliable roofing company to remove 2 new exhaust vent roof flappers and install 2 new flappers for 6" pipe. The existing ones are for 4" and cannot be used. Also need 2 new breather stack boots installed for plumber. Need this done A.S.A.P. I am also looking for a reliable company for my roofing projects, large and small.
Current level of insulation is too low. R40 or + would be ideal level. No vapor barrier has been found and it has to be provided. Evidence of condensation and mildew/mold was observed. This condition is usually the result of insufficient ventilation. Ventilation should be improved and this area should be monitored. If ignored, this situation could worsen and cause substantial rot. Mold may also have health concern and this, however, is not included in this inspection.
Also, loose or damaged floor insulation for the rear additional room space should be repaired and improved.
Looking for a quote on what it costs to properly roof a house. It will be a new roof so there is no old material to remove. The footprint of the house is rectangular 30ft x 46ft for a footprint of 1380 sft. The roof is a simple hip roof with a 5-12 pitch. A diagram of the roof can be found atclick here .
Thanks
My 50-year old house (North York, Steeles & Barthurst area) has two roof-related issues and needs the following:
1. Reenforcement of roof rafters in the back of the house.
The rafters are not rotten but they were wet at some point in time and were weakened.
2. Additional support posts in front of the house (above porch)
The cantilevered roof requires support.
A structural engineer provided the solution with drawings and building permit is available.
I would appretiate an estimation.
Regards,
Mike
Hello,
My roof was damaged by a tree which fell on it during the windstorm we recently had.
Where the tree fell, the plywood is cracked and there is even a puncture in the roof.
I temporarily sealed it, but it obviously needs to be fixed by removing part of the shingles, replacing the plywood that is broken, and putting new shingles in that section (same color and style).
The roof was redone 4-5 years ago, so the rest is fine.
Pictures were added to help assess the work.
I removed part of the tree that was on the roof, but the rest needs to be handled by a professional.
If a roofing contractor also does tree removal, then that will help coordinate jobs.
Otherwise, the roof work done by one contractor will have to be coordinated with the removal of the tree done by another contractor.
Regards,
Christian
I have a flat aging roof. I am looking for some one who can give me an estimate to the following.
Option One: Re-roof the flat roof with two small skylights.
Option two: Convert the flat roof into a slope roof and while doing that construct a master bedroom with a closet and full bathroom. A portion of the roof should be converted into veranda/balcony. Needless to say the rooms build should have insulation, electrical outlets, ventillation, heating/air conditioning etc.
Notes : Help will be needed to get a city renovation permit.
Respond only if you can give me a free estimate to begin with.

Just purchased a home (Closing on Dec 1 2011)
Inspector found some items that would need fixing sooner than later and some items over time.
First on my list is the front entrance mini roof. The previous owner replaced the entire roof before but did not bother fixing this part.
1- New shingles would be needed for sure - most likely leftovers from your previous projects since it's a small area
2- May need some plywood undercover, since some may have gone bad
3- Wood soffits may be changed to new aluminum soffits
A good priced quote would create opportunities for other projects that need to be done after this around the house.
Regards,
YK
