House square footage is 1440 sqft. there was extensive water damage in the: master bathroom, bedroom, laundry room, kitchen and partially in the family room. We are currently working on mould remediation in all of these areas. As well as restoring everything after so we can have a healthy house again.

We are looking to perform a major renovation to the main floor of our single detached home in central Oakville. I am the propoerty owner who has just got rid of the worst tenants ever over last 4 years. The rental is a 1921 sq ft, 3BR property in Oakville, built in 2002, and is in rough shape since this tenant came in. I want to get it back to appeal to "select" renters. As I see it it requires the following, subject to diagnosis:
- Second floor bathroom replacement (tub, toilet, vanity, medicine cabinet in wall, backsplash tiling or simply a one-piece tub to avoid future water damage, possible mould damage behind existing backslash, possible mould damage / burst pipe under floor.....I prefer to keep existing ceramic floor tiles, if any water damage noticable on 1st floor ceiling was contained).
- Significant patching, sanding, and painting of walls, ceilings, and baseboards/trim; could be some select replacement of wallboards entirely; would like glossy trim and baseboards, mat everywhere else; one colour throughout is fine; need to evaluate for water/mould damage in various places, recover if possible, replace where necessary; also need to evaluate shoddy and hastily done work on one second floor bedroom where ceiling holes were covered with a second layer of drywall. This will need to be remediated, but I would like to salvage patching work, which was left unhanded, so the hired contractor would "take it from there" for that room in particular. Existing trim/baseboards to be used, unless not fixable
- Old carpet removal and disposal, including leveling floors, screws as required to prevent squeaking; checking for water damage, repair select floorboards if not salvageable; mould smell on second floor in backrooms needs to be checked vis-a-vis floor boards
- Good quality, durable (not "4-years-and-peeling/rising" poor quality) laminate flooring on main floor, second floor, and staircase to 2nd and 3rd floor (unless stairs are cost-prohibitive, then stairs replace with durable carpet); the 3rd floor carpet is fine and will stay
- Backyard main floor door frame repair or replacement (priming/painting of such to be included in point above); painting of door
- 3rd floor ensuite shower door fixing, fix for minor water damage, repair vertical tiles in front of large oval tub
- 3rd floor bedroom door repair or replacement; 2rd floor small towel closet door repair/replacement
- 2 x Sliding bedroom door replacement
- Door bell replacement
- Front porch railing repair or replacement
- Garage door painting
- Front facade painting of railings (after repair), door frame, door, and two pillars

Need someone familiar with Town of Oakville fire regulations for commercial properties and able to help with permit process. We have a fire exit to stairwell in that room (existing fire door at top and bottom of stairs).

I need to install a mezzanine and a set of stairs that needs to be installed going upwards to the mezzanine.
I need the walls framed and drywall around hvac spiral pipes coming down from the top floor.

We are purchasing this home and will close on July 31. We need to have the work completed within 2-3 weeks in order to move in and start school.
The following items constitute the scope of work:
1) 800-1,000 sf of refinishing hardwood floors
2) Replace the base molding and door trim for the entire house, approximately 1,500 sf
3) Remove approximately 4 lineal feet of wall, patch and repair the ceiling and hardwood floor.
4) Remove approximately 20 lineal feet of 6" deep soffits in a kitchen, repair the ceiling
5) Relocate the kitchen hood vent approximately 3 feet and repair ceiling. There is an attic above for access.
6) Install approximately 150 sf of hardwood floor, oak, in the kitchen. Demolition of existing kitchen by others.
7) Replace existing electrical fuse panel with circuit breaker panel. I assume this is a 200 amp service. It might only be 100 amp.
8) Do wiring in the kitchen (directly above the utility room where the electric panel is located) to accomodate new appliances
9) Install gas line from road to house with new meter. None currently exists
10) Replace existing oil furnace with high efficiency gas furnace
11) Replace existing electric hot water heater with gas, high efficiency hot water heaters, 2 at approximately 50 gallons each
12) Replace existing air conditioner with high efficiency air conditioner
The work will need to be done in a 2-3 week period starting August 1, 2009.
I expect to be able to do a walkthrough the week of July 6th.

Main concern ..Looking to do a complete bathroom, renovate a bedroom, repair old water damage (one side) replace membrane and sheet metal.
The unit had an old water leak, that wasnt addressed properly (nothing leaking now)
If time allows... im also looking at converting a small existing carport to an enclosed add on room) and a small deck, And pending i have a large shed that need to be converted into a bunky as well.

Need to create a crawlspace within a home, as there is no site of existing one.
Once this is completed, depending on the condition of the home, there will be many more jobs available on site.
For example, Plumbing, Framing, Drywalling, Taping, Etc.

We are building a 1200sqft addition (including a full new nanny suite in the basement under the new extension) on our home in Bronte west Oakville. The funding is already approved and architechtural drawings were submitted to the city 4 weeks ago for permit. We just put the tree hoarding up to release the site alteration permit. I expect to start construction/excavation in about 2 weeks. The current plan is to project manage the construction myself as my father and I have built 2 full houses to date; however, if you feel you can be competitive, I will definitely review bids to build the entire extension.
At the moment, I am requesting bids for phase 1: excavation, footings, foundation/forming, etc. (everything prior to framing).

I need to add some space to our basement quickly. We only need to finish one room, approx 10x12, as a home office. The house is 12 years old.
I am trying to price out the cost of framing only, and the cost of framing and drywall. We want to keep it simple and inexpensive.
Normally we would do it ourselves, but are in a bit of a time crunch as our new baby is due in about 6 weeks.
We are able to do wiring and light installation.
How much would something like this cost and what is the time frame? Do we need to add a subfloor or do anything with the cement floor, or can carpet be installed directly?
We have a wall (likely load-bearing) separating our family room from our kitchen. We would like to have a cut-out in this wall to open up the space (see link below for example). Our house is about 17 years old. The wall area that we would like to open up does not appear to have any electrical in those areas; however there is ductwork above (likely we would do the cutout below). Assume it is load bearing as it is the only wall running along the back of the house (kitchen and family room make up the back of the house). An estimate would be great so we can get a sense of what we are looking at in terms of cost.
