I would like to get quotes on the removal of two load bearing walls. The walls are approximately 30' and 20'. We would like to have the supporting beam that replaces the walls as open as possible. We plan to complete the rest of the renovation ourselves. The 30' wall is on the main level of a backsplit and supports the 2nd level above it. The 20' wall is on the main level at the front of the house and supports the roof.
Please provide online estimates only.
About 9 ft of load bearing wall is to be replaced with beam.
1. Obtain building permit
2. Procure material necessary to install beam to support above floor joist
Exclusions:
1. Removal of dry wall and disposal
2. Relocation of electrical wiring
2. Relocation of HVAC or plumbing pipes
We would like to remove a wall separating the kitchen from family room. It's an L-shaped wall with what appears to be a column in the corner. We're not sure if this has to stay as-is or if it can be moved. We would like to have someone come by to give us an estimate.
We move into the house on May 11 and would appreciate the contractor coming by during the following week.

We're still in the process of deciding if we would like to do a renovation; we're looking at possible design ideas and price.
Our thoughts are to remove a sunken powder room from the front of our home in order to make our foyer larger (this would require adding floor boards over the existing sunken powder room area) and to add a mud room and powder room at the back of the home, using the opening where our patio door currently is. We're looking at something that would be cost effective, and also suit our purpose in quality and design.
We would prefer someone who is familiar with working with permits and is picky about their work.

I am not a technical persons, so this is the best I can do. Thanks
Bronte, Oakville. I have a unfinished backyard with easy access through green space behind. I want to build a roof approx 16x16 of the kitchen, directly above the french doors. On the second floor, I want to remove the window and cut a door in the brickwork to create a smaller private second floor deck of the master bedroom.
This is my second listing. First contractor went bankrupt, shut down his phone, does not answer e-mails and has not been to my home in weeks and weeks.
What i do have is; permits, footings, concrete pads and rough framing. what I need is someone to finish the roofing (shingle/flashing/soffits/eaves and flat roof etc.), finish the bulkheads, ceiling and dress the columns below. I also need to remove an existing window and put in a door in the master bedroom. I was hoping to flagstone the concrete, but as the last contractor has taken a large amount of money and run this may have to wait depending on the price. Would still like to price it and discuss it.
I have attached photos of work to date. I am being honest about my project and am hoping to find an equally honest team to work with. I have had contractor look at the work to date and he believes it is OK and only need some details to finish the framing.
References a must.
We currently live in an open concept bungalow (approx 1000 sq. ft on the main floor), with an attached single car garage. The home has been extensively renovated down to the studs, and stuccoed outside. The main floor has a raised ceiling in the great room (living room, dining room, kitchen). The garage is attached to the living room/dining room wall. We would like to convert the garage to a main floor family room, which would require framing, electrical, heating, drywall and carpentry work. An entrance would need to be created from the great room to the garage. The current garage door opening would need to be sealed and stuccoed. We would like a window here, as well as a bay window on the back wall of the garage.
We are also interested in building a second floor above this room, to serve as a bedroom, possibly two, space permitting. The back of the garage may need to be extended to allow stairway access to the second floor, since space is limited in the great room for this sort of access due to the raised ceiling and small space.
Currently have a four bedroom second floor and want to convert it to a 3 bed. The master will become bigger with a larger walkin closet and larger ensuite. Not adding square footage to house. The square footage of the area being renovated is 480 sq. ft. New ensuite to include soaker tub, glass shower, porcelain tiles. Higher end finishes. Floors in master and closet are now and will be hardwood.
I own a corner townhouse in a Oakville. And wanted to create separate entrance to my basement. Since this is a corner part of the townhouse, I want the entrance on a side of the building. I'm wandering If that would be possible to get a permit for this project in Oakville. Also note that other neighbour building is located right at our side and the distance to other wall is 2.5 meters.
I've attached a picture of the map. My property is under number 50.
1650 sqf, 12 feet height

I want to replace vanity in washroom as well as have porcelain flooring put in, from washroom right through to the kitchen ( washroom is 4 feet from kitchen) . Also kitchen counter and back splash installed.
There are also a few other job that are minior. Installing kitchen light and new faucet as well as hall lights.
Recently purchased house is approx. 51yrs old. Small bungalow, roughly 750sqft on the main floor. Room sizes on the main floor are as follows:
Living room/Dining room : 17 ft ,11 in x 10 ft ,11 in
Kitchen : 14 ft ,9 in x 13 ft ,5 in
Master bedroom : 11 ft ,5 in x 11 ft ,5 in
Bedroom 2 : 12 ft ,3 in x 11 ft ,5 in
3pc Bathroom : n/a
I am looking to tear down as much as possible a load bearing wall (the 17 ft ,11 in wall) that seperates the 2nd bedroom and the living room/dining room to open up the main floor. I know you can take out about 12ft with reinforcements (no columns) for around $1000 but I'd like to take out more if possible. I want to add a second washroom, 2pc, to the main floor then in what was the 2nd bedroom. This new washroom would be back to back with the existing washroom. I want to have the existing washroom renovated and this would include new toilet, new vanity, replace existing tub with a new walk-in shower with slate tile on the floor and regular tile on the shower sides and a glass door and then tile the rest of the bathroom floor with slate tile. I would also like to replace the plumbing in the existing washroom so that both washrooms, new and existing have new plumbing. I would then like to close the existing entrance into the existing washroom and create a new entrance from the master bedroom into the existing washroom to create an ensuite washroom out of the existing washroom. I do not know if the wall that seperates the master bedroom and the existing washroom is load bearing, it has a closet currently if that helps.
There is the potential for more work depending on the price of the quotes for the above work. I need to renovate the kitchen area as well but I havent decided what I want to do with the area yet.
Hi
I need to get few things fixed at a house I recently bought in Oakville.
1. Replace two broken posts in the wooden fence in backyard
2. Fix/Repair the Gutter broken above window to kitchen.
3. A vent in the basement is left open and need to be routed to outside
I also need to make the below changes if it fits in my budget
1. Add a porch enclosure with a door in front of the main door
2. Add a door from Garage to Inside the house
we want to remove a wall (most likely load bearing) between two rooms in our home and deal with any hvac/plumbing inside that wall. wall is roughly 15 feet wide by 8 feet high. the wall wont be completely removed, just sort of a cut-out effect to match the room cut out next to it (about 3-4 feet on either side remaining and about 1-2 feet on the top. hope this is clear!
We are looking for someone to assist us with renovation of our whole house. We are looking to do the following:
- gut the entire main floor and put in a whole new kitchen ( new cabinets, an island, new appliances)
- custom cabinets in the living room and dinning room
- replace the fireplace
- custom cabinets/closets in the master bedroom
- redo all 2.5 baths in the house including new fixtures, cabinets, floors and making the shower in the master bath bigger.
- finish the basement: putting up walls to block off the furnace and make one small room plus add another bathroom down there
- put hard wood everywhere
- remove the popcorn ceilings.
- doors will remain but all new door hardware
- We require the removal of one wall on our main floor which we do not believe is load bearing, as well as the removal of a functionless balcony above the front door. There is no other structural work required.
We will not be replacing the external windows or doors.
We require some assistance with design ideas as well.
