The contractor we were about to use backed out at the last minute. We have removed a wall to become open concept. The ceiling needs to all be uniform as right now it's partially 'popcorn' and partially flat. We need a couple of small walls drywalled where a closet used to be. We have purchased hardwood that needs to be installed, approx. 600 sq ft, with 5 stairs (not spindled - wall to wall). We have purchased Ikea cabinets, appliances, countertops and now need a plumber and someone who can hook up the gas stove (old one is electric). HELP! ;o) We're ideally looking for sometime in January to start.
We are planning to renovate our kitchen size: 10.5 X 21.0 Our home is in Oakville.
Most likely we are interetsed in Laminate glazed wood look cabinets, granite counter top ,pot lights, new floor and opening of a wall into a half wall. Kitchen needs to be demolished . We like squaree mitered cabinet style.
Thank you!
Remove wall between kitchen (12 *9) and dining room (10 * 9). Appliances stay where they are. Remove and install a few new cabinets (on a different wall). Install granite countertops and new faucets. Build a two level granite topped island - 4' wide, half @ 36"h (work surface) and half at 42" height (eating counter). Island has open shelves on work surface side. Install lights over the island and other work areas. Remove stippled ceiling in dining room - replace with smooth surface to match kitchen. Other projects to be undertaken, including replacing flooring in kitchen, dining and living room, paint two levels, replace tile and fixtures in upstairs bathroom, replace patio door and front windows - if the ideal contractor is found.
Living in a condo and have a kitchen 9'x9'. Looking to remove existing cabinets (only on 2 walls), backsplash and flooring and a half wall with counter that is 5" long as well as flooring. Wanting to replace with new cabinets, countertop, undermount sink, flooring, build new cabinet in dead space above refrigerator, and considering some type of built in to go in small closet in the kitchen. Want an island with cabinets underneath. Want soft close cabinets/drawers, not sure of countertop material, but not laminate for sure. The plumbing under the sink likely needs updating. I am not replacing my appliances other than looking to purchase/have installed a new built in microwave. Please note the condo building is a 4 storey walkup in Oakville. NO ELEVATOR. Not wanting to spend more than $10-$15,000.00.
I have a very small kitchen and in order to make more purposeful... we want to remove the door in the kitchen that leads to deck and brick over it so that we can extend the kitchen counter and put dishwasher under counter top and more cabinets up top on wall. Also, need to put patio door to deck in dining room where there is currently a window. In essence we are just moving the door to deck from one room to the other.
Please look at the floor plans and photos and submit a quote. A site visit is not possible since we take possession of the house in mid-January with a move-in date four weeks later. It is during this time that we would like the renovations done.
Floor plans and photos are available in the linkclick here First floor.
a. Remove existing kitchen cabinetry and laminate countertop, disposal. re-use sink, dishwasher, fridge.
b. Remove floor tiles and disposal, sand down, prep for hardwood (325sqft)
c. Install hardwood flooring (325sqft). Hardwood to be supplied by us (other install materials to be supplied by contractor). Must have flat join to hardwood in living room. hardwood in living room meets doorway vertically so either a flat plank under doorway or join with existing wood. No speedbumps, T-moulding, etc!
d. widen doorway between living room and kitchen (wall contains cold air return and 4 switches for kitchen). wall is not load bearing. Basement is unfinished.
e. move kitchen plumbing/electrical for future island (ikea cabinets)
f. move range hood duct 24" to the left
f. backsplash ceramic subway tile. counter to bottom of range hood or counter to ceiling. Not sure yet so please quote install per sq ft . tile and grout to be supplied by us.
g. install pot lights in kitchen. Pot lights supplied by us.
For quotes, please note any materials and services that are included or excluded (like disposal, wax paper, etc)
I firmly believe a good contractor will be able to make a good quote based on the information provided so please do not ask for a site visit.
We would like to remove the wall between kitchen and living room and convert redo the kitchen.
The living room is 18'x11' and the kitchen is 18'x9' - you can see that both rooms (particulalry the kitchen becomes quite narrow and hence the need to remove the wall and open it up as one room. I am pretty sure that the wall is load bearing and will require care and expertise - we could also look into creating one or two arches in the wall if removing it becomes prohibitive. Either way, the kitchen will need to be redone, as will the flooring.
require contractor to remove existing counter and cabinets and install new ones. Current counter top is rotten and leaking water at this time. the kitchen is a galley style counter is 8 feet long and 25 inches deep.
I am also looking for a "handyman" to help with further renovations (ie bathroom, paiting etc)
I am looking for this as soon as possible.

We have a 1507 sq ft. home. We have a kitchen that is 15.s ft., x 10.5, and a family room connected that is 10.5ft., x 9.5. We have two thoughts. Enlarging/extending the family room out to the backyard to make it longer by 6 ft. or renovating the kitchen and use the adjoining family room somehow as an open concept area combo. The House is 18 yrs old. There is a load bearing wall that adjoins both the kitchen to the family room.
I am looking to turn a small galley kitchen in to an open concept "L" shaped space. I own a 2nd floor condo in a low rise building located in Oakville.
To carry out our plan, assessment on two partition walls is required; wall a) divides the dinning space from the kitchen, this wall has a large opening in the middle overlooking the dinning room. wall b) is within the kitchen and makes pat of the laundry closet.
Thank you,
Steven

We want to replace the existing countertop in our kitchen (L-shape) with a quartz one. (Definitely not another material, and not Silestone since they add Microban to their mix). We would also like to replace the existing old tile with new glass tile, 3' x 6' in a subway pattern of white and black.
Finally we have a fireplace surround in our dining room that we would like to change as well. We do not want to take down the mantelpiece or damage it.
Timing is flexible, we would like to see pics from previous countertop and backsplash installs in the last year.
Thank you.
