I live in a 23 years old house that has a small kitchen, approx. 10 x 10 ft. With a growing family we are also concidering expanding the kitchen into the back yard which probably includes expanding the basement foundation another 8-12 feet outwards and approx 11 ft in width. The shape of the house is our many concern as we don't want to limit the natural light into our family room. There are two windows, one on either side of a corner of the house which would be blocked with the addition. There is a wood deck with stairs leading out to the backyard from the sliding door which also needs to be removed. We would like to include a entrance from the backyard that will help with removing shoes, coats ext.. without tracking a mess into the house.
As an added note there is an above ground pool approx. 18 ft from the kitchen entrance.
Hello, this company has been recommended by my friend katie kirk. I would like to remove existing lower cabinets in the kitchen and replace them with large ikea drawers-cabinets. Create a breakfast bar with new counter. In order to do so the partial half wall behind the existing kitchen counter will need to be removed.
This past summer we began our home "renovations" by installing a new hardwood staircase and having the floors refinished. They look beautiful...however, we've been stuck for the last three months, unsure how to proceed. We want to do a number of things in the kitchen / family room and at this point in the game, we'd like someone to take care of all of it for us, instead of us having to line up the different contractors required for the job. These are the things we want to do:
Family Room:
1) remove oak mantle and fireplace surround; retile and grout around existing gas fireplace (approximately 12-15 12X24 rectangular tiles)
2) install flat screen tv above fireplace - no wires showing
3) remove popcorn ceiling (possibly)
Kitchen:
3) remove existing countertop and backsplash; install new Quartz countertop, undermount sink and tile backsplash (tiles already selected)
4) remove useless cabinet and hood fan above stove and install new stainless steel hood fan
5) powder coat (factory finish paint) all upper and lower cabinets
Dining room:
5) remove popcorn ceiling OR install faux tin tile effect with moulding (depending on price comparisons with popcorn ceiling removal)
Living room:
6) remove popcorn ceiling OR install tongue and groove paneling (depending on price comparisons)
Entire main floor (except powder room and mudroom):
7) paint walls and trim
The proposed kitchen renovation, kitchen size approx 10 x 10, is in a four bedroom two storey home. The house dates from 1988, a Monarch Home, and the kitchen is an L type and is fairly small compared to the big houses in Orleans. The kitchen has a separate eating area, approx 14 x 8, separated by the counter. This eating area is some kind of a tipout in the back of the house and has two large windows and in the middle a patio door overlooking the backyard. We can easily fit a table and four chairs. The top portion of the cupboards currently has a bulk head. There is also a full wall of cupboards. The floor has vinyl titles.
Remove existing range hood & cabinet;
Modify bulkhead around vent for new cabinet;
Install new cabinet (supplied by owner);
Install microwave oven (supplied by owner);
Install new electrical circuit for microwave (electrical panel approx 15ft thru condo common space);
Patch & make good for painting any cuts in drywall;
Prepare an electrical plan for Condo Board approval of project.
