Home owner and wanting to renovate as time has come. 20 year old house. We are wanting to have three bathrooms (en-suite, powder room, main upstairs bathroom) renovated (new toilets, vanities, flooring and showers), hardwood flooring installed on 3rd floor (three bedrooms and hallway), carpet 2 staircases and replace kitchen counter tops and back-splash. There is interest in having windows replaced and shutters, driveway repaving and front landscaping as well.
We currently renovation our 1960’s bungalow, and we are in need of a contractor/ engineer who can remove a load bearing wall and put in a flush beam (approximately 16-18 feet) and who can assist with the plans etc required for obtaining a permit.
The wall will be free of any outlets etc, so it will just be the framing.

We are looking to move our laundry room from the basement onto the back room of our main level, there is already all the plumbing and electrical as there is currently a washroom and separate shower. We want to take the wall down from the shower and place the washer and dryer in there, also want to replace the flooring from carpet to some kind of heavy duty flooring to make it a laundry room mud room as it already has it's own separate entrance.
I am not sure the exact problem. My living room ceiling is leaking when it rains. The area is right at the front of my house. I have board and batten wood on the front of my house and think the water may be getting in from a gap in the wood. There is also a window right at that area so could be that also. It is not a roofing or foundation problem. It does not leak every time it rains only when it is windy. We are open to the possibility of having to put up vinyl siding if necessary as the rest of the house is done in siding.

We purchased a bungalow in Oshawa and would like to do some renovations and require some ideas to renovate between the living room & Kitchen, taking down a couple walls for an open concept. We also require coat and bedrooms closet to be built.
We take possession of the home this coming Monday Feb 8 and can set up appt for Tuesday or Wednesday.
We would like to remove a load bearing wall.
It is approx. 18ft-20ft in length and has one light switch and one outlet, as well as the cold air return along the wall.
We want the new LVL or beam to be in the ceiling with nothing exposed.
The drywall is already demoed and we do not need help with finishings.
The job would simply be removing the wall and installing the beam with any permits required.
Found a yellow patch of drywall on my slanted ceiling in my loft today.
Cut it, and it was quite wet.
Need to get some quotes on having it fixed properly.
Not interested in just covering it up and doing a patch job.
It's my kids playroom, I can't risk there being mould in there.

Good Morning
In order to obtain insurance on your Home, the main issues would be:
Roof - roofing should be under 20 years old. The inspection on your home indicates that the front porch roof is between 1-2 years old, and the rear area is "relatively new". For the main part of the house, the age was not determined but the inspection indicates that it requires to be upgraded.
Hydro - all Knob & Tube wiring must be removed. Your inspection was unable to establish the condition of the other wiring since the Hydro was turned off. It did however recommend that the Water Meter and Gas Line be bonded (junipered). Since the date of the last update of the Hydro system could not be established, an inspection by an electrician would confirm its condition and let you know of any concerns which need to be addressed. Insurers prefer that wiring be updated or inspected.
Heating - the age of the heaters could not be established in the inspection, but a service of the system was recommended. Again, it is preferred that heating should be updated every 20 years.
Plumbing - pipe should be copper for water supply and plastic for waste. Your Home has galvanized pipe which the inspection indicates is showing signs of corrosion. The Galvanized pipe should be removed completely.
Basement Stairs - there is no handrail in place. One should be installed.
Water Damage - there appears to be leakage into the basement area. Your inspection indicates that the grading around the home be checked, and adjusted as required, and also that the downspouts be extended to ensure that water flows away from the home.
Hot Water Tank - your inspection notes that it is over 20 years and should be replaced.
The inspection makes several other recommendations, but these are the main areas which are of particular concern to potential insurers.
With the home upgraded in these areas, we would be in a better position to find coverage for you.

We need to have someone fix the work another person has done. There was a lot unfinished. One room we are sure is not insulated We think there is a hole in the air duct as well. One room has no air duct. The place was supposed to be sound proofed and it wasn't. The furnace is enclosed wrong. There is a possibility the support beam may have been taken out. there are holes in the ceiling where he changed his mind on where to put the pot lights. Two doors need put on and one closet door one door needs a frame and also one window etc.
