Hello,
Just bought a duplex and the foundation is bedrock. On our side the ceiling is high enough where we have our laundry in the basement. One issue is the transition from the last stair into the basement has only about 4.5 foot of clearance so you need to bend down initially before for can stand up in the basement. I am looking at using Dexpan to remove 1.5-2 feet of bedrock so you can comfortably enter the basement. I am looking to consult with a engineer and /or a pro for the best way to DIY this. It seems straight forward but my concern is doing damage to the shared bedrock wall between us and the other unit.
Provide possible design and propsals for the following in a 5 year old home.
1. To finish basement - area is clean and ready to be worked on. Laundry area in use still. Area is 30 feet x 10.5 feet. Requires framing, floor, possible venting and electrical work, walls, ceiling, lighting, window framing, door and possible built in cabinets with a wine rack.
Work could be done in stages (not perferrable). Estimates should be structured to premit this if required.
2. Remodel completely existing Master Bathroom. Area is approx. 10 feet x 10 feet. - want latest fixtures - seperate shower (glass?) / wirlpool tub, tile floor, new vanity sink -proposals welcome.
3. Replace rugs with hardwood flooring in two bedrooms (same size - approx 17 x 16), hallway (16 x 3 ) and possibly stairs.
Materials to be negoiated.
Electrical, Plumbing for- 1 bathroom- 1 kitchen- washing machine, 1 bedroom, finish separate entrance way for apt. All drywall and flooring, in floor heating. Install cabinets, & painting. Approximate sq.ft. of 650. Basement has insulated exterior walls and plumbing is roughed in. I will supply fixtures, cabinets and flooring to be installed.
Our home is 5 years old and the basement is untouched. The unfinished basement is approx 1200 sq feet. Half of my basement is a gym. We would like that area finished and the second half would be a tv room. We have a rough-in for a bathroom and were interested in a toilet and sink only. We are open to a dry wall ceiling or drop ceiling and were thinking about a floating floor.
Good Afternoon,
I have a section of my basement that is 10.5 feet wide by 20 feet long and approximately 11 feet high (with 2x4's on the ceiling above and heating ducts). The walls and floor are unfinished concrete and the ceiling is wood that is finished on the floor above. This portion only has three walls and opens to the rest of the basement in the back. There is on wall that is 10.5 feet wide x 11 feet tall and the other two walls are 20 feet long x 11 feet tall.
There are no electrical outlets running to this part of the basement. There are two over head lights running the length of the 20 foot portion. There is room for expansion on the electrical (breaker) panel, which is located 30 feet away
My thoughts were to drywall the walls and the ceiling. For the floor, I though of sealing and staining the concrete. Then I would use a variety of rugs for an eclectic effect. I am open to any suggestions for improving the finished project.
Project Area:
Unfinished basement with concrete walls and floor. The ceiling is unfinished with heating ducts and 2x4's with some wiring.
Walls:
1 wall 10 Feet 7 inches wide x 8 Feet Tall
2 walls 21 Feet 8 inches long x 8 Feet Tall
There are two heating ducts in the room. They are on the far left side of the room. One runs half the length of the room and the other runs the entire length of the room. Both ducts are at a height of 7' from the ground, and measure 1 foot tall.
Electrical:
Electrical outlets will be needed as there are no outlets in that portion of the basement. I was also thinking of and electrical outlet on the ceiling. There are two ceiling lights already. There is also room for additional breakers on the electrical panel.
Materials in mind:
Drywall walls and ceiling. Concrete floor to be sealed and stained. Open to suggestions.
The age of the house in unknown at this time (Possibly built in the 80's). But it is not very old, and the rest of the house has been renovated and updated.
Hey guys, I just would like a quick rough estimate on how much it would be to finish a small basement in Ottawa (Kanata to be precise)
All I want done is a single room that's about 280 to 300 square feet, some frame, drywall & baseboard, ceiling with a few light spots maybe 6 or 8 maximum 1 door and carpet also carpeted stairs which are 10 or 12 steps I believe.
Thank you for your time.
-single house with size 2550ft-sqr
-basement is L shaped with bathroom pipes installed in ground
-the long section of L shaped basement to be seating area, and possibly a bedroom. The hot water tank and heating system is in this section and thus to be closed with some kind of door (eg: sliding, etc) for ease of accessibility for maintenance.
-the other section to be a room with a door, for: laundry area, bathroom with shower, and storage area.
NOTE: you must visit to see it before final cost.
Home was built in 2000 and the current basement is unfinished with wood studs, insulation and vapour barrier on exterior. Basement is approx 37' x 27' and includes a large I-beam running the length of the basement with two post locations (each of 2x4" dia posts) and numerous HVAC and plumbing drops around main floor joists.
Intent is to put in 3 piece bath, 1 x bedroom, central open area, storage room/utility room, plus storage area under stairs, and a smaller 'utility room' at the water meter and elec panel location. Drywall and paint walls, drop tile ceilings, carpet for the stairs, the main area, and the bedroom, with tile in the bathroom. Uncertain for storage areas. Would like to put in heating for floors. Subfloor and baseboard drainage system TBC.
Attached rough plan/outline completed by owner to use as starting point for design and for quote purposes.
I have a 3 year old townhouse.
I live in Ottawa city, near Bank and Heron intersection.
I'm looking to completely finish my basement ( approx size is 450 sq feet).
In particular I'm looking for the following :
1) A little corner gas fireplace.
2) A seperate laundry room with ceramic tile.
3) A seperate half bathroom ( sink and toilet only ) with ceramic tile.
4) pot lights on the ceiling.
5) Wiring for 7.1 home theater system ( I can provide the actual wires )
6) Framing and insulation of the concrete walls.
7) Drywall ( walls and ceiling )
8) Installing dri-core and laminate / engg-hardwood on the floor.
9) Some base electrical wiring for switches, lights etc.
I will also consider looking for contractors who can do the basic stuff like electrical, gas fireplace, framing / insulation and drywall.
I can then do the rest of the finishing, like installing laminate, ceramic, the toilet and sink. etc, etc. Hopefully this arrangement will save me some cost, and free up your time to do other projects.
Thanks, and hope to hear from you.
Unfinished Basement, approximately 1400 square feet, home built in 2005. Looking to have a complete master bedroom with connecting bath (4 piece), full closet and laundry. A second full bathroom (3 piece) and entertainment area. Need a open concept developed with as much natural lighting as possible.
I have a room approx. 22'x12' in my basement that needs to be finished.
Currently the room has:
- an uneven cement floor
- drywall on 3 of the 4 walls, though repair work is required
- an exposed storage space under the stairs
I am looking for:
- levelling the cement floor (I have rubber tiles which I will lay on top of it)
- running a bulk head across the room
- finish the ceiling drywall
- patching a number of holes
- framing a wall under the stairs
- drywalling the new wall and installing sliding doors
The house is about 100 years old. The foundation is very strong with no shifting. The pot lights are already installed and the room is otherwise in good condition. The room used to function as a work shop.
I'd like this room to be my in-home office.
The basement is approximately about 1,200sqft. the building of the house completed in September 2008, there is a 3-piece washroom roughin already, the walls are half-way insulated. I would like to have a storage room that would include the the heating system and an office about 14ftX8ft. The work that I like to contract out is the Framing, wiring including electrical, cable and telephone, reconfiguring and expanding of the heating and intake ducts and complete installation of the washroom.
Hello,
We are putting a family room in our unfinished basement. The room is about 250 sq ft along with the staircase landing which is 30 sq ft and hallway leading to the family room. We almost have all the drywall up but are looking for some quotes to have the taping, mudding and sanding completed. We live in a 9 year old townhome near South Keys.
I am 8 1/2 months pregnant and aiming to have the family room walls complete in order to lay down carpet before the baby is born.
Thank you,
Amy and Adam

I would like my basement to be finished (~700 ft2?). At this moment the basement has a rough-in for a bathroom (would nee framing done to enclose the space), as well as some electrical outlets, and basic insulation but no drywall. I would be interested in finishing the bathroom (3 piece), adding a few outlets (maybe), and keeping the rest of the basement open, with a wall separating the area with the water heater etc. I would also like to create a storage space with door access under the stairs. The basement is going to be mostly used for office/entertainment area but would also be a location of recumberant exercise bike (which is there atm).
In the bathroom I would like some tiles, possibly heated. The rest of the finished space would possibly have engineered wood. I would want to have a semi decent subfloor. As for the ceiling, leaning atm towards drop down ceiling.
At this tiem I am looking only for reasonable quotes of price and time needed. I understand that a better free estiamte would be reached after visual inspection of the basement.
This is a new house, with energy star rating (Kanata/Stittsville, On area).

Full basement renovation.
Approximate area is 940 square feet
Would like a large rec room, a full bathroom, a laundry room (washer and dryer are already located in the basement), a bedroom/office, and lots of storage.
The basement already has a 3-piece rough in for a bathroom, provided by the builder.
Start date is flexible, but not before May 2018.
I have attached builder plans of my house model, for a finished basement. It is not an exact representation of our basement and what we want (i.e. there is no laundry room in this design), but gives you an idea of the space.
