like you see in the picture, the existing is a drop wood beam with an openning under the beam for 9' from one side to another, the changes are to remove the wood beam replacing it with a steel beam for an expand of 12' until the corner, the beam will support the top floor, the job is to create all the plans and submited for a permit and finishing the job on site without drywall, just framing.
We have an imperfect arch window in our den above our garage.
It has been blinding me for years and all the window treatments we get for it fail.
After applying supposed light blocking window film, it didn't block light from the window but it did cause it to crack badly. The whole window must be removed and the wall framed with insulation and water proofed. It should be painted grey to match the exterior. Skills required: Window removal, framing, window repair, waterproofing and painting. We do not want another window there. We also need some window hardware replaced in the double window that is below the arch window. We already have the parts. Budget is what it takes. It must be done before winter. There was a racoon in the attic and did some damage to the hatch. We called a animal control company to take care of the raccoon in the spring. Now we are looking to assess the damage. We believe the raccoon may urinated on the hatch and the frame as the wood look wet. The insulation foam is gone. We would like to know whether we need to replace both the hatch and the frame or just the hatch. We are located in Dunrobin. Pls give us your quote and your availability.

I recently had a leak that damage the lower sections of two door frames, specifically one section of a closet door frame where lock closes into and a section of bathroom door frame two feet apart. this section is the left side that holds door onto frame. i require labour quote as I canprovide materials

We would like the taken down a wall that separates the master bedroom from the den. The master is approx 11 X 9 and the Den is 5 X 9 on the second floor. We are not sure whether it is a load bearing wall or not. The house was built in 1895 and is a rowhouse which has a flat roof.

We need to add two dormers to our upper story (1-1/2 story home). Right now there are three bedrooms. One bedroom doesn't have an egress window (just a skylight). We would like to add a dormer/window to that room in order to have another point of escape and also to bring in more light. Across the hall, we would like to add another dormer for either a powder room or a full bathroom -- probably about 6x6 with a window. We would want both dormers to be the same size so that it's balanced visually on the outside of the house. The structural engineer has been in and says it can be done (hasn't issued the report, yet). We would only need the framing/roofing done and the window installation, as we'll be responsible for all the interior work (we have people to do the plumbing and electrical and we will do all of the interior finishes). We haven't made the final decision to go ahead on this project, yet, as we've never costed out dormers before (usually we do all the renovation work ourselves -- but this is beyond us!). We're trying to decide whether or not to renovate or if we should just sell. We would really appreciate getting some quotes on this (understanding that it's impossible to give an accurate quote unless you actually see the property). Thanks!
