The work required includes the installation of 3 window wells and improving the grading on the west side of our home. The neighbours asphalt driveway abuts this side of our lot and is significantly raised above our property.
The length of the house is approximately 35' and the width of the strip of land in question is about 7' wide.
We do plan on either fencing and/or landscaping this area for privacy at a later date. The basement is fully finished and has just had a flooding issue related to a plumbing issue. We want to ensure that all potential problems are addressed asap and have only lived here since November of last year (2011).
We currently possess window wells for the 2 smaller windows but need to purchase/obtain one long enough for the 7' wide window.
Please email or call me for more details as required.
Thank you!
Dianne
Hi,
Hi. We've completed a house inspection on a 100 year old house and are now looking at quite a project.
We'd be interested in a quote and would like to arrange for one of your reps to come do a site visit for a thorough look.
-a few must dos: remove asbestos (likely in old parging in basement, stucco on 3rd floor ceiling, plus who knows where); redo entire plumbing and electrical (needs new panel and switch from knob/tube), re-insulate to a very high R value all exterior facing walls and roof from the inside (it's a semi, brick outside wall), re-floor all three floors (ideally with hydronic radiant floors on main floor), install new hot water radiators in rest of house, re-do parts of roof, redo kitchen and perhaps move a load-bearing wall, and update 2nd floor bathroom.
-house details: built 1910s', over 3,500 sq feet (basement plus 3 levels)
I'll leave it at that for now. Keep in mind this is a 100 y/o house so I reckon the above wish list might be laughably out of our financial range.
Best,
David
Hi there,
I'm looking for a new handyman for maintenance and repairs for my two triplexes. Below is my current to do list to give you an idea of the type of work, and each tenant would need to be contacted to arrange entry:
1) Leaky toilet fixed, likely a wax ring replacement.
2) Here's the to do list in order of priority.
Apt. B:
- Finish floor installation (install tiles under the fridge and the two spots by the entrance, install quarter-round along the perimeter including behind+beside the appliances along the cabinets and walls). All the supplies are there except for the paintable latex caulking and metal molding/finishing strips to install and hold down the tiles at the front door.
- Re-install the island between kitchen and living room (steel L brackets are provided).
- Touch up caulking in the kitchen and bathroom (sink, bath fixtures and tub surround) - there should also be caulking tubes in this apartment.
Apt. A:
- Install strikeplate for entrance door (need to purchase).
- Touch up caulking in the kitchen and bathroom (sink, bath fixtures and tub surround).
Low Basement: Entry through a cellar hatch under the entry deck of Apt. A.
- Check and change furnace filter (ensure airflow of filter is in the correct direction, replacement filters are already down there)
- Check for signs of mice or other bugs/pests
- Check for mold or standing water
- Tell me if you or someone you know can install a new natural gas water heater (to replace the rented electric heater which doesn't supply enough hot water for the 3 apartments). What size is the current tank, what size of natural gas tank would you recommend be installed?
Apt. C (upstairs): This is a to do list for next month.
- Living room light fixture installation.
- Kitchen and bath fixtures and tub surround caulking.
- Sand and seal deck (in the spring/summer).
So if you are interested in this type of work, let me know your availability (if hired, how quick would you have this list finished), your estimates for the time and your bill, and your hourly rate. I pay by bank e-transfers once the job/list is complete, based on your e-mail invoice and scanned supply receipts (if billed separately).
Thanks.
Sunny
We had a new hi efficiency gas furnace installed 2 years ago. At that time we were told the new furnace should help to improve heating our master bedroom and ensuite. However no change. The company said they would be back to make improvements to the duct work; but after 2 years and numerous calls we have given up on them.
It appears we have too many runs coming off 1 of the main runs.
We would like to get an estimate to improve the duct work with either sheet metal and/or PVC duct work.
Please call for an appoinment to visit our home.
We are looking to do a complete demolition of our bungalow (lot 60x120) and rebuild a 1.5 story home with basement using insulated concrete forms on the same site.
We hope to make use of geothermal - vertical loop if possible on our land, and passive solar heat.
If anyone has experience with this kind of build, and references, I would appreciate your time in talking to you.
Many thanks!
Looking to renovate the basement and main floor.
-basement: add a bathroom, a bedroom and akitchenette. Also looking to have an exterior door added and a window. Basement work was already started with drywall up.
-main floor: take down a wall, open a second wall and update the kitchen and flooring on main level.

Good morning,
My plans are in preparation and almost done. The work required is mostly structure, framing and roofing. All the structural design plans will be provided.
Overall work required:
- Reinforce existing garage foundation - design could be provided by structural engineer if required);
- Add partial foundation for addition (for garage extension at the front (17'x14') and stairs at the back (9'x12');
- Add stairs case in reinforced concrete (possibility of spiral shape from floor to level 1) with stair slab spanning longitudinally;
- Partial reinforced concrete stabs at level 1 (front and back) - possibility of adding a leveling reinforced screed on top of existing garage;
- Level 2 will most likely be in regular construction framing (wood studs);
- Roof framing according to designs & plans;
- Basic electrical, heating and plumbing installation;
- Some Finishing with provided materials (flooring, stone work at front);
(existing attached garage was built with concrete blocks and stucco finish; existing garage size: 23'X12'. Front extension: (17'X14'); back extension (stairs): 9'x12').
I look forward to hearing from you.
Hi, I am in the process of buying a condo townhouse. Our home inspector noticed that a post was missing in the basement. He could feel where it used to stand under his feet and indicated that it would not cost much to reinstall. He noticed on the first floor that there was a slight slope where the post should have been, He did not seem concerned that it was not there, but felt it would be best to reinstall it. Unfortunately the basement ceiling is not floating so we could not look at the joists etc... SO I am wondering what the cost would be to re-install the post.
Thank you

- 2 storey residential home, around 1 023 square feet in total, built in 1940s
- main level consists of living room, dinning room, kitchen, bathroom, and den
- 2nd level is inside a gable roof structure with a long shed dormer on one side; consists of 2 bedroom and 1 powder room
Proposed Renovation Work:
1. remove walls and create a open concept main floor; eliminate den/office (never used); create new layout; change location of kitchen and bathroom;
2. existing interior stairs are too steep; change proportion of stairs and possibly move the location of stairs to accommodate new 2nd floor layout
3. existing 2nd floor layout is inside a gable roof and long shed dormer = restricted layout; turn powder room into a full bathroom by changing layout and relocating stairs
We're seeking a renovation contractor to remove 5 feet of wall between a dining room and family room. There appear to be no air vents but there are electric plugs (both sides) and a thermostat that will need to be moved. It is possible it may be a load bearing wall in which case we would retain a pillar on the side of the existing doorway. (Behind the TV, in the attached photo.) Retaining the bulkhead on top will be fine.
20 year old home , 4 bedroom, 2 bath, 2 storey, with garage
Would like to redo kitchen with new cabinets, counters, ceramic floors.
Redo both bathrooms with new toilet, showers, tubs and new ceramic floors.
Replace all floors with harwood/ceramic on main, laminate on upper floors, and basement.
Paint fix gypsum board entire house interior (only)
Fear down one wall on main for an open concept design
I have a kitchen that is about 8'10" x 17' and an adjacent 1/2 bathroom that is about 3'3" x 9' (the long side of the bathroom is along the long side of the kitchen). I am looking to move the bathroom into the current corner of the kitchen (to be about 4' x 6') and knock out both long walls on either side of the bathroom (at least 1 is probably load-bearing). All plumbing for the bathroom would have to be moved.
I will do the finishing and the floors in the kitchen.
I look forward to hearing from you.

* Our base Kitchen reno budget is subject but not limited to $20,000.
* Would like to discuss a guestimate basement reno within next 8 to 12 months time
I have a 1958 house that originally had a closed kitchen. We've removed the main floor load bearing post and installed a 25" span to open up the whole ground floor. Now we need to do the finishing work. This includes patching the floors where the wall previously stood, installing a drop box around the beam and installing new lights. We would also like to build an island with seating for 3-4, a workstation and a dishwasher, and replace existing kitchen counters to match whatever we use for the island.
The second part of the project is to finish the basement, which currently has a small half bathroom and our utilities (and that's it). The finished space will be approximately 20x24 and will include a bedroom (10x12), a small open space or a hallway, and the bathroom. We would like to install a corner shower in the bathroom, and replace the current sink with a small corner sink. The bathroom will require new linoleum flooring and refinished walls. Flooring in the hallways will be laminate and flooring in the bedroom will either include underlay heating or simply be carpet. We would like to have recessed pot lights for all lighting. The bathroom will require an exhaust vent.
The third part of the project includes repairing certain trusses in the roof of our garage. Some of the trusses appear to be twisting under load, and we are concerned for the integrity of our roof. The contractor will either repair the existing trusses or replace them one-by-one with new trusses.
I'm looking for a detailed quote. I have drawings and measurements for everything and will be pleased to provide further details when you contact me to set up a meeting.
I'd like to find someone who can begin this project immediately, or as soon as possible. I've been wanting to do this project for a long time, and am now ready to roll.
