I would like to add 15x20 sq feet on top off my one storey kitchen (an addition which has a basement foundation). Other than the kitchen, the house is 2-storey but not large at 25x20. The addition would create two new bedrooms - that is the addition. And then an existing 12x15 bedroom would be changed into two smaller bathrooms. In the end the upstairs would have 4 bedrooms and 2 bathrooms. How much would the addition cost? How much would creating two new bathrooms cost? How long does something like that take? The idea is to add space and new bathrooms focusing on good quality but not be super fancy. I have two boys (who currently share the 12x15 room) but after this reno, they would each have their own room, we'd still have a guest room, and I would get an ensuite while the boys and my husband could share the other bathroom. Oh yeah, all pink tiling in the en suite bathroom!!
We would like to build a full bathroom and a walk in closet on the garage. The new extension will be adjacent to an existing bedroom, so that the bedroom can become the master bedroom with an ensuite bathroom and a closet. The age of the house is about 30 years.
Any idea how much will it cost?
Base of home is approx. 16 x 53
However second story is approx. only 16 x 40
The addition would be at the back on the home.
Add approx. 15 x 12 addition to the second floor. (Churchill and Dovercourt area )
Maintain Mansard roof line. ( Open space 16 x 13 )
No plumbing required however add some duct work and electrical plus 3 windows.
No finishings as I can paint , trim and put down the floor on top of plywood as time goes on. (Stucco finish on exterior.)
Trying to get the heavy stuff done by the professionals.
Assume current structure can hold the weight of this addition.
Drawings and permit would be extra I assume.
Thanks
We are looking to do the following:
1. tear down a ~20x20 foot flat roof garage attached to the house. Maybe including a demolishing a couple of small adjacent sheds.
2. rebuild 2 car garage (27x20) with a second story addition with 2 bedrooms.
3. widen the existing driveway and build retaining walls on either side of the driveway.
We can provide approved plans once the estimate is provided and we give the green light to build.
We are currently looking for estimates/bids on this project and would like to begin construction ASAP.
Thanks
We have preliminary plans drawn up for an attached garage and expansion out and back on the ground and first floors of our 1 1/2 storey post -war home in Manor Park, Ottawa. The expansion would see the creation of two bedrooms and two bathrooms on the first floor. The ground floor is primarily garage and the extension of one existing room and the back entrance.
The expansion will create about 750 sq ft of additional living space plus the garage. The existing detached garage which sits on a slab would have to be demolished.
I have a 3 bedroom house 30 years old. I want to add an extra bedroom with on-suite. There is some remodelling at the main entrance and some interiors re-locations or re-designs. The entension also include basement. The contractor has to provide all the drawings, city approvals etc. I will like a contractor who can carry the entire project and located in Ottwa or close by.
We want to remove existing addition (~300sqf) on one floor and build new one with two floors and increasing the footage (~600sqf).
The job consists :
1) Removing existing addition (1 floor)
2) Building new foundation
3) Building new addition (2 floor) (will locate 3 bedrooms)
The project can be start at this spring 2009.
Online estimates are welcome. Serious constructors can inspect the project site by contacting me (email).

We would like to add a main floor room of approximately 16' X 12' to the back of the house, with a studio or one-bedroom basement apartment below it. We will need a new foundation for this addition. We have a long driveway that runs the length of the house and we would like to have an entrance added in the driveway that allows access to the basement apartment as well as to the main floor of the house. There is a detached garage in the way that would have to be torn down and an existing deck on the back of the house that would have to be moved back.
The house is 1968 Minto Home. It sits on a 65*100 lot. There are existing plans to work from. The bedroom addition over the two car gara will include an existing bedroom conversion into master bathroom. The plumbing is close as it would be next to the main bathroom. Would love to get some online quote first and then would be willing to meet with contractors. The contractor must be part of BBB, fully licensed (pls provide your number) as i will be checking it out with the local licensing office) as well as any sub-contractors that come in to work on the house. I will want to see the license upon our first visit. I will want to see references and will visit previous properties that have had a renovation. The terms of the contract need top be very clear and the necesary permits will be required. More upon receiving quotes
Split level house built 1983, there is a balcony above the living/dining room we would like to convert into an office (or bedroom).
We will need a new roof section and framing. The exterior of the house is brick (bottom) and wood siding (top).
We are also considering adding a room and remodeling a bathroom on the other end of the second floor.
I am looking into buying a 1/ 1/2 storey war time home in Ottawa. I would like to add a 2 storey extension off the back with a second level and no basement. The main floor extension would be a family room and the upper level would be a bedroom. The approximate size would be 15 x 12. I would be interested in knowing the ballpark cost of such a project before I purchase the home.
Hi,
I am the owner of a 1950's all brick bungalow. The house is on a corner lot 65x118 approx. The square footage of the dwelling is approx 1170. The main level has a small kitchen, living/dining room, was originally a 3 bedroom but was converted to two, it has a small bathroom. The basement is finished, with two rooms, a small 4 piece bathroom and a living area, a laundry area and storage.
The idea is for my parents to move in with me as is, but I don't want to live in the basement. Therefore we need to consider a renovation that will house 3 adults and 2 kids.
I want to know how much a reno would cost before we decide to stay here or buy another house. Here are the possibilities I want to explore in terms what I need to make it a place that will accommodate us.
The must haves
- Expand kitchen
- Expand bathroom on main level
- Fix bathroom plumbing in basement
- Second floor addition with 2 rooms and bathroom OR
- Extension of the house towards the back or front
- Foundation, have it waterproofed
- Mudroom or entry way that is functional in the front and the back
- Driveway - reposition
- Deck
- garage or covered car port
- washer/dryer on main room
- roof
extras not must haves
- fence
- landscaping
We'd like to add a 2nd floor to our bungalow (1100 sq feet). We have the drawings (stamped by structural engineer) and permit to follow (waiting for one change). On the main floor, the kitchen will change and current bedrooms will become living room. On the second floor we're adding 4 bedrooms and 2 bathrooms. The house was built in 1956. We would also like to replace the existing concrete brick. No excavation on this project.
I would like to have constructed a bedroom addition of approx. 12x20 square feet on the second level of a 110 year old semi-detached house in Centretown Ottawa. I would like to include a gas fireplace in the bedroom. The bedroom is facing south and therefore several windows on the south and east walls are desired. The first level of the house below the existing bedroom which requires the addition was built like a shack. The engineering inspection identified that a second level addition is possible however it is required to not place any weight on the first level shack therefore bypass and place all the weight on a solid structure build directly in the ground. Basic material such drywall and hardwood flooring, large windows, slightly sloped flat roof, aluminum siding, etc.
Just bought a small house in Ottawa with the initial thought of making it bigger. Two-storey extension with new basement access. Since the extension is behind an existing garage (slanted roof), the foundation to be built would be approx 10x15 feet but the second floor will be larger. We have ideas and wishes but no plans have been drawn. Looking to start this project early spring so we need to get going asap to get plans, permits and budget on track.
The house dates back to 1920-30, has a stone facade.
Bought a bungalow with no garage. We want a double car garage but theirs not enough space to be put on the side house.
Would like a drive in under garage taking some space from the basement and using outside side space. Plus doing upper addition on top on the garage which would add to living and dinning room.
We are looking for a general contractor for our addition to our existing bungalow. We are adding a second story master suite, ground floor laundry, mudroom and expanding the kitchen. This will include additional foundation work as well as connecting addition to existing garage. The drawing have been completed and now we are looking to get started.
We have a bungalow, approximately 40 years old, that we do not feel has enough space in the back of the house. We would like to know how much it would cost to extend the house back, including the basement, so that each room can have another 5 feet of living place. Rooms include 2 bedrooms 1 bathroom and a mudroom, combined length of all rooms is approximately 40 feet. Possible complication is the septic tank may need to be moved.
1999 Taramack Yorkshire. Need to add a an extra bedroom over the garage. Garage is two car. Front Facade is Brick. In addition to the construction over the garage, need partition walls in existing bedroom to create a hallway for access to new bedroom. Also includes removal of existing bedroom wall by stair to be replaced with Oak railing continuing existing railing. Job also includes remodelling the ensuite for access to the new bedroom. Bathroom Sink moves but all other fixtures stay in place. Bathroom Tile would be removed and replaced Planning vaulted ceiling in new bedroom. Floors hardwood.
