I have a leak in my living room ceiling. It is by the corner of the room, near a corner of the roof that ices over quite a bit.
I need to stop the leak (got a couple of inches dripping into a bucket overnight), and repair the ceiling. I don't want extensive roof work done as the house is likely going to be torn down in the next couple of years.
Recently purchased a house and home inspector indicated that concrete sill around chimney should be aluminum capped. Also, patio door sill concrete is cracked and should be aluminum capped as well. Subject to cost, I would like to remove previous owners satellite dish and install an antennae. I figured it would a good time, since someone is already up there. Please see photos. I'd like an estimate for the complete exterior of my 'special needs' house.
Roof pealed back to the insulation as I only have an R12 on a 2-12 roof pitch bungalow with cathedral ceilings facing North. There is wood rot in one place and ice dams every February. Insulation must be spray foam. Undecided on metal roofing unless the roof pitch can be raised. In addition, the soffit areas need to be opened up and redesigned.
Siding job I had done last year needs to be re-done as ex-contractor did not insulate after removing bricks. They also did not return in the Spring as promised to complete.
Main bathroom has been gutted, most material are here to complete. I stopped the job when due to ice dams, water started coming in the outside wall.

We are looking to increase the living space of the top floor (master bedroom) of our 1 1/2 storey house by adding a dormer(s) on the back half. I have two leaks.
The first happens in the dining room, whenever I shower in the Master bedroom above.
The second happens in the Master Closet whenever it rains. There's a roof top deck above the Master Suite.
I would like to know: a) what is causing the leaks; b) have the leaks caused any other damage; and c) how much would it cost to fix both a and b. Also, d) can you please provide reference?

Two-storey house, in Ottawa near Carlingwood Mall, built in 1955.
Replacing a second-storey tar-and-gravel roof, perhaps 18-20 yrs old, the dimensions are roughly 46 ft by 27 ft.
The roof should be replaced as soon as wheather allows: serious leak during the December 26th ice storm - a lot of water seeped through the ceiling, walls and floors all the way to the basement. Insurance will cover the interior damage. The insulation seems insufficient in the roof as signs of heat loss were noted.
The first-storey roof over the addition in the back of the house was redone in 2007 with modified bitumen membrane. The house is heated with a hot water radiant system (no ducts) and there is no ventilation of any kind (other than oven hood), no attic space either.
Scenario one: Remove roof deck, add foam insulation and an attic space(?) and ventilation system. Build new membrane roof.
Scenario two: Build new peaked roof with adequate ventilation and insulation.
We will consider the pros and cons of the two scenarios and the cost difference.

I am looking for a price to redo the roof over my front porch and bay window. The roof extends across my neighbours front porch and bay window as well so I would like the price to do both sides at the same time.
The roof has cedar shakes on it now so it will need to be stripped back to the sheathing. Looking to have new architectural type shingles installed.
Garage roof shingles need replacing.
Roof is 21' long and 7' from peak to edge.
Plywood and beams under shingles are in good solid condition.

I am looking to have an estimate of costs & timelines for the following repairs in my home:
1. Asphalt roof replacement (home is 1950s , each floor is about 1000 sqf)
2. new high efficiency furnace (for a 2700 sqf house)
3. kitchen remodel (kitchen is 11x11)
4. removal of walls and the joining of two bedrooms
5. addition of a (9x11) three piece bathroom (bath & shower, toilet, two sinks) in an existing bedroom that is adjacent a bathroom.
6. Swimming pool repair: lights burnt out, deep drainage non-functional)
Currently a 1100 square foot Campeau bungalow, project would include removal of the current roof in order to add a second story and new roof. Services required would include any demolition needed as well as the reframing carpentry.

The old house I am buying has a very steep roof and lacks adequate ventilation, causing premature deterioration of shingles. I would like to install soffits and fascia, gutters and downspouts and need to build an overhang over the front porch.
There is not enough room currently for soffits and I'm thinking the roof might have to be rebuilt. If so, a dormer window on the back-yard side would increase resale value - but I'm not sure I can afford this as well. I will be taking possession of the house Aug 28 and have about three weeks before I have to move in.
I also need to install vinyl siding, vinyl windows, upgrade electrical from 60 to 100 amps (including panels, breakers, circuits, etc) and replace cast iron waste piping. I will post these projects separately.
I have a 3 year old town home in Ottawa. I moved in October 2008, and had very severe ice problems. I called my home inspector, and he recommended having Maxivents installed to replace the old vents.
I do not know how many are on the roof currently, but it is a normal size townhome.

The previous owner installed a roof less than 12 years ago. But 2 years ago, we noticed a leak coming into the garage. Had 2 roofing people look at it and they couldn't find the problem. But this summer we can see that some of the shingles above the garage are lifting.
A roofing contractor came by and offered to do a quote. He suggests replacing all the shingles (and some of the deck).
I'd like to know what you think!

Seeking an estimate for new roof. Just bought home in Orleans, sellers said roof replaced new in 2010 but that may be some BS (purchased in winter & inspector unable to see the whole picture due to snow). Looks like already an area of concern by a bay window. There are also 2 skylights. We also want to install vents in 2 upstairs bathrooms so need to coordinate that.

We live in Barrhaven - house is 13 years old - 2 story Minto home with a front porch. The shingles on the porch are really curling and need to be replaced. The balance of the roof appears to be Ok. Eventually we will replace the roof shingles but at the moment we are looking around for quotes for the porch only. Contact via email is preferred.
