New residential house (walk out basement), builder states that basement ceiling could not be raised to 9'.
My quistion is - what limits could be in place that are preventing builder from doing the job and where I can take a peek at documents.

A house right beside - bungalow has a 9' ceiling in the basement and walkout basement. (50 feet lot)
Another 2 storey house (one lot farther) has 9' basement ceiling as well. (60 feet lot).
My house is on 35 feet lot with premium land in a pie shape (over 5,000 sq. ft.)
Is it possible to convince a builder to do the job.
I have a second floor sundeck (10' x 15') with a cantilever over the beam that is more than the Ontario Building Code will allow. I currently have a proposed plan from another engineering firm, but no stamped drawings. I can provide current pictures as well as the files that describe the fix. All I require is the physical stamped drawings.

I am planning to remove a dry wall, and make the living room and dinning room open. Upon starting this project, I need a structure engineer to have a look and tell me if the wall I am planning to remove is load bearing or not.
I already cut a small hole on the wall, but feel free to enlarge if if you need to look deep inside.

Looking to determine the work/costs involved in removing a load bearing wall between my kitchen and dining room. The wall contains 3 heating ducts + 1 cold air return which will need to be re-routed. Removal of wall, adding beam plus necessary support + finish drywall.
Wall is 10 feet X 8.5 inch wide and spans the 2 rooms (kitchen and dining room) which are 10 X 20 (aprx) combined.
House in a late 80's Tartan single located in Barrhaven.
Will be looking for proper engineered design + all required permits.

Construction date --next May.
We have found a certified house designer to work on the home design. These will be done in September.
Now looking for a structural engineer to sign off on our design.
A few things regarding our proposed design. (To save on lumber waste and money)
1) Use Advanced Framing techniques --24 inches on center
2) Use 2 inches XPS Rigid Board Insulation as house sheathing ---No OSB board (Metal braces on every corner of frame)
Would this type of design be accepted?
