My house is built in 1986 and the basement was finished shortly after that. Basement is about 1400 sq. ft. we have since installed a kitchen and discovered that the bathroom drain is not working properly because we can not flush the toilet.
I am in process of building an in-law-apartment there and this is a concern because we though that it was plugged but soon discovered that installation of the drain might be improper.
Also I have ripped one wall because of a suspicion that there may be a crack since we encountered some mould on the drywall and we found a crack on the foundation.
The ceiling is wavy because it seems that the contractor that built it was using nails to install it.
I had stopped the project for the time being because of the fear what am I going to find next and I could use some advice and free estimates from contractors that are reputable and stay behind their jobs.
My husband is very good at starting the project but never finishing them and my dad, well he measures things using his thumb and eye.

We have an recently purchased a 1960s Semi-Detached bungalow in Bay Ridges, Pickering. It has three bedrooms upstairs and a finished two bedroom basement apartment downstairs.
In the basement we are looking to update the layout to create an open plan kitchen & living room. This will require removing a structural wall. To support this we are thinking of removing the wall but keeping the column supports or replacing the studs with column supports (depending on what is behind the wall.)
I have attached rough plans of our current layout and our proposed layouts. We have two options that we are looking at. We prefer Option 1 but option two will be less work.
Please can you provide estimate cost for both options. Please break the estimate into:
1) Cost to remove wall
2) Cost to remove studs and replace with column supports (if required, I am unsure what is currently behind the structural wall)
3) Cost to refinish drywall and column supports.
4) Cost to create partitions for new bedrooms.
5) Cost to install new laminate flooring approx 71spm. Current flooring will be removed by us.
6) Other costs I have missed
We are looking for work to begin 1st of March.
We will be looking at responses and asking the top 2-3 contractors to come do an inspection and provide a formal quote.
Currently we have a full 3-bedroom apartment in the basement (kitchen included). What we are looking to do is tear one wall down that currently is a bedroom to make the main space bigger. Right beside this room which we would like to remove the one wall is a kitchen. We'd like to make a window through the existing bedroom into the kitchen to open the space up a bit more. There is also some minor drywall repair that we need done at the top of the stairs. So basically removing a wall, finishing off where the wall was removed, making a "window" into the kitchen and minor drywall work (one hole at the top of the stairs), this is what we are looking for.

I am seeking estimates for a bathroom reno. My home is 26 years old. I am looking for a basic reno. Basic tub, tiles around the tub, sink with cabinet and toilet. Possibly laminate flooring vs. ceramic. There is a little bit of a drop ceiling over the tub, which may need to be removed as it traps moisture after showers. There are a couple of spots where the dry wall has been patched and should be fixed. I expect the sub flooring will need to be replaces due to water damage many years ago.
Length is about 106 inches and the width is about 59 inches at the widest point

Already having an approved building permit and drawings. The work should be started ASAP. This project is possible to start only after the completion of basement walkout project.
