I'm looking for a contractor to start work August 14th.
Scope:
1. New drywall in 2nd bedroom ceiling (100 sq ft.)
2. Repair drywall in bathroom. (40 sq. ft)
3. Tile Kitchen floor, ceramic. Leveling is required. (120 sq. ft.)
4. Build stud walls in attic. (approx. 35 Linear feet.)
4. Drywall attic walls and ceiling. (attic space is 18'x26', with vaulted ceilings)
5. Trimwork in attic, baseboards only.
6. Repair fence where missing (16 L.F.)
7. Build new fence section (26 L.F.)
8. New gate in fence. (3' wide)
9. Laminate flooring in attic.
I'm looking at purchasing a house in Port Colborne and need a quote on some work to be done on the garage. It's an older 2.5 car garage with a supporting pole in the middle. What I need would be to have the pole removed and an I beam installed. I also would need insulation and drywall work done for most of the garage, including the ceiling. There's an ancient furnace in there that needs to be removed and finally, I would need a wooden sub floor put in as I will be using the garage for living space. I know any quote is very approximate as you haven't seen the space, but can you give me some idea of what this would run me if I worked with you?
Older home, back section is on crawl space which has either a cistern or septic tank in it, see photos. In this part of the house, the joists are not situated vertically, but rather horizontally, thus the floor bounces. But it is so rotten that I believe it needs to be demolished and be rebuilt. This would include the kitchen and the main floor bathroom and laundry room. I would like to expand upon this by adding a garage and above the garage, kitchen & bath, an upstairs master bedroom with en suite. May need reparations to existing basement. All plumbing needs to be brought up to date. House has new roof, new boiler furnace, newer electrically (large box, many empty spots). Front section of home sit on fair crawl space and the centre of home sits on very small basement. Have include many picture to show the rot, and shoddy work, resembling more of a chicken coop rather than an actual home. Support beams are jerry rigged together and supported by more leftovers nailed together. There is a main beam running down the centre of the building and you can see it in the pictures that some one has actually cut through it and then supported this with 2x6's on each side. I noticed something braced down in the basement that resembles a railroad tie???? The house has a definite odour to it from the back crawl space and from the basement. We are presently taking down what we can to have a thorough inspection of what needs to be done.
We have a 70 year old cottage with a small bathroom, approx. 4' x 5'. Needs new window installed, new shower (the current shower is small and not a "unit" but has man-made walls since space is limited, we assume) and plumbing doesn't drain well enough - may need better connection to well. one exterior wall, would need to be insulated.

The restaurant (kitchen and dinning area) are empty and has no equipement. Basically it's a empty. It was a restaurant before.
We need new hardwood floor for the dinning area, new table and chair/blench seat for the dinning area as well as painting of the wall.
As for the kitchen, it is currently empty. We need new equipement such as dish washer, grill, charcol, refrigator, working table. gas pot with oven. The kitchen probably need CO2 system as well as a hood zoft.
