We are currently building our freehold townhouse in the Richmon Hill area and are about to have our structural meeting (close date ETA is February 2016). We have a number of ideas and upgrades for that we would like to go with but are currently considering whether it's actually worth doing those with the builder or hiring someone to do them right after we close and before we move in. Overall these are the things we're looking for:
- Provide consultation for overall standard coloring selection for maximum value (avoid unnecessary upgrades that do not raise house value, or help with decision of which upgrades are easily done afterward vs. with builder)

I am opening a cafe in North Richmond Hill. Unit is 1032 sg ft and is a new build. I need a custom counter built to act as an espresso bar/ pos area/ pastry display. Also I'll need a prep bar built opposite the espresso bar that will house a dishwasher, sink and some other equipment. I also require a plumber an electrician and most likely an HVAC contractor.
I have a permit for our above ground basement side entrance and I am looking for a "professional company" with insurance backup to put in a side door entrance for our basement.
This is not an easy job as there are several factors to consider;
1) The wall you are braking in to has 2 important support systems which has to be removed and before putting in the lintel you have to replace the support system on the outside of the lintel.
a- The upper floor side wall 2x 3x (3x4) support
b- The stair case 2 x (2x4) support
2) The brick that you cut out has to be saved and cleaned and put back in and the entrance has to look like an original masonry work just like the other entrance doors and windows.The grout has to be the same color.
3) Cutting in to the foundation; This is an easy part as you have to cut only 3 feet in to the foundation which is permitted by the city and you don't even have to dig the ground as it is above the ground.

The skylight started to leak inside the house. Now is the time to replace it for sure.
The damage from the leak is extensive and now before replacing the skylight, I would like to tear all the drywalls down and make sure the framing is dry and secure inside for the new skylight. My previous contractor passed away and I have been trying to finish my house. The shell (made of concrete), the windows and doors are in. The plumbing and electrical have passed inspection.
The framing inspection needs to be completed and the drywall, flooring and hvac to be put in. The patio roof needs to be waterproofed as well. On the outside, the stucco needs to be done and on one side of the yard, a retaining wall needs to be put in as well.
The house is 46' x 53' approx. with 3500 sq feet living space.

I had an issue with a leak in one of my bathrooms on the second floor - leaking down into to the kitchen on the first floor. I found and fixed the leak and now I need to install a new vanity instead of the old one which I had to demolish while searching where the leak is. I need to install in my master bathroom a simple 24” to 26” vanity. Normally vanities have an opening in the back wall for the pipes, in some cases vanities do not have back wall at all. In my case pipes come from different directions: water supply pipes come from the floor and drain (black ABS) pipe comes from wall on the left. I will attach the images to show the pipes. In order to install regular vanity I will need to significantly alter it (cut out large opening either at the bottom or at the left wall) of the vanity. If anyone has a better solution than cutting out large pieces of a new vanity and it won’t cost me a fortune you are welcome to drop by and install a new vanity. I plan to buy a new vanity online within a couple of days.
