Reno the bathroom by replacing the shower with a tub with a shower head and pulling out that part wall that separates the shower from the rest of the bathroom. We are hoping this will increase the light in there; might have to add an extra light.
Updating the kitchen cabinets downstairs and appliances including dishwasher. We would also upgrade the floor in the kitchen. The cabinets would be Home Depot $69 per cabinet white with new counter top.
The house is a Bungalow with 960 sqft per level. (main floor + basement)
Below are detailed requirements for the basement demo. The most hazardous work item is a kitchen ceiling that has asbestos in the texture coating. The whole basement needs to be gutted, then the surfaces need to be cleaned... because I'll be doing air quality samples afterwards to ensure mould levels are reduced.
Basement Demo:
- removal of all drywall walls and ceilings, baseboards, ceramic and vinyl floor tile, and subfloor in the basement. Following Level II (medium scale) mould remediation guidelines.
- thoroughly clean all remaining structural components and surfaces in the basement with a soap or detergent solution, allowing to quickly and thoroughly dry, and apply a lockdown material such as Concrobium to encapsulate residual mould spores.
- HVAC should be decontaminated.
- disposal of all waste materials should be carried out in accordance with applicable regulations.
Asbestos:
- removal of ceiling texture coating in the basement kitchen, should be conducted as an MOL Type 3 asbestos operation.
- removal of drywall containing drywall compound should be conducted as an MOL Type 2 asbestos procedure.
- removal of vinyl floor tile should be conducted as an MOL Type 1 asbestos procedure, using hand tools only and wetting materials to reduce dust.
Partly finished basement for 50 yrs old backsplit home in Scarborough. Need to finish with one full tub bath,kitchen,one room with extra closets ,laudry room with extra storage. 1) Relocate the main water supply so that the door of facilitating room can be opened to link the door to the under of underground parking, but not face to the guest room in basement;

We are on a time-line and would like this done in the next 4-6 weeks.
First we have an issue with water in the basement. The water is leaking in at the base of the walls not from a crack in the foundation or windows. We have a feeling its either a down spout issue or weeping tile issue. Either way it needs to be scoped and the problem found and repaired.
Next we need the basement finished. This includes drywalling walls (includes insulating and removing a bit of old panneling) and ceiling, sound proofing, some electrical, light plumbing, remove carpeting and tiles and lay new vinyl flooring. Also need a chimney sweep.
For basement finishing room sizes are 11x20 (walls, ceiling, flooring, some electrical), 18x20 (some electrical, flooring, 1 wall), 11x12 (flooring and some electrical), 9x9 (light plumbing, flooring)

Renovations required for a basement kitchen/bathroom/laundry room in an older style bungalow. Mainly cosmetic - but open to ideas. An older kitchen and bathroom already exist. Do not plan on moving any of the existing plumbing. Open to creative and space saving ideas! I have some ideas of my own ... but if better ones exist, then YOU could be the person I'm looking for! We just bought a house and and it's 3 level backsplit. We would like to set up 2 rental units in the basemnt ( half of the basemen is ready,but needs 3 pc. washroom). Also on the one of the levels there are family room and extra bedroom - we would like to convert 2 pc. washrooom to 3 pc. wasroom. Electrical: New electrical is being run in the basement of which I already have an electrician to perform the work after framing is completed.
Plumbing: Existing plumbing works however existing plumbing has a lot of unnecessary elbows which is reducing existing water pressure. Assessment and estimate of plumbing is required.
HVAC: Existing HVAC does not require any adjustments or alterations.
Windows: Potentially new windows will be installed however I already have a contractor lined up but would need to know how this fits into the reno schedule above.
Can I please get an estimate and timeline on the above broken down by activity:

I have a basement apartment with 3 rooms and a large kitchen. I am looking to add a staircase (to an already existing side entrance) to get direct access to the laundry and a fmaily room. I want to open up the rest of my basement so that we have on bedroom apartment with open living area and a smaller kitchen. adding staircase will mean i will need to renovate both the main floor and basement washrooms.
