Entire house requires remodeling and repairs from water damage and general abuse from existing tenant. Work also includes outdoor landscaping work for the front and back yard. Please see attached description of detailed work required as well as pictures.
IMPORTANT – Please provide itemized quote for each item number as listed on the attached document. This will help us prioritize what needs to be done first and determine which projects we will proceed with. If you offer a bulk discount for doing multiple tasks (ie. 10% for doing more than 1 bathroom or say 15% for taking on the task of doing the entire project over a period of time), please be EXPLICIT about it.

I'm looking to have my kitchen and bathrooms renovated in Scarborough condo. Layout will remain the same. This will include new cabinets, countertop, backsplash, vinyl flooring, vanities, light fixtures, toilets, bathroom tile, faucets, etc. I also want my living room painted with new baseboards. New range hood, dishwasher, and GFCI outlets will need to be installed.
You must be able to start within the next week or two and be able to provide an in-home estimate sometime this week. My budget in no more than $40,000 including tax and materials. (No exceptions)
I'm not looking for high-end materials. I just want a clean and fresh look to either sell or rent the unit.
If interested, please email me or text your details and I will contact you tomorrow to arrange a time with you for an in-home estimate. Again, I'm looking to have this commence no later than two weeks from now with a budget of $40,000 or less including tax and materials.
Thanks
Patrick
We have 2 small bathrooms in a condo which have to be completely renovated, I am not looking for top of the line products as I am working with a budget. However i am looking for quality work, and I will pick out products with the help of the contractor. We also have work to be done in our kitchen, which includes cabinets, counter top, and sink.
We are seeking a quote for oak or cherry wood kitchen cabinets to complete the areas in the pictures attached.
Our house is a ranch bungalow built in 1965, with probably the original kitchen cabinets.
We will remove the old cabinets, counter tops and lik to replace with new.
We would like to build around our fridge, wine rack off the side of the fridge built in pantry type cabinet.
A traditional style of kitchen cabinets in a cherry wood finish, I believe cost will dicate to the materials to be used for the cabinetry.
Thank you.
We need a few things done in our kitchen:
a) Existing countertops (laminate) need to be replaced with granite. (The granite needs to be selected still.)
b) Backsplash needs to be changed. We have already purchased the tiles we want to use.
c) Faucet and sink needs to be replaced. We have already purchased the new faucet, but not the sink.
d) I like my cupboards and drawers lot, as they are of great quality and durable, so I would only need them refinished on a few of the surfaces, and if the cost is not prohibitive, we would like to also replace the handles on all the doors for the cabinets and drawers.
Incrementally, we need our countertop in a bathroom replaced again with granite and a new faucet. (The faucet, again, has already been purchased, but not the countertop.)
The house is about 26 years old and in great shape. We want good quality finishing, and will be choosing the vendor based on both quality, past recommendations and price.
I have a half bath in my loft -which I would like to upgrade to a full bath (bath tub with overhead shower).
The dimensions are 53"W by 80"L. There are separate doors to the bathroom and bedroom on the third floor and ample room in the alcove of the bedroom to provide more room for an addition -(bedroom alcove is 31"W x 71"L ). If necessary, I am open to eliminating the current bathroom door and providing access only via the bedroom. See photos.

I have a small two piece bathroom, located in my basement of my home. I want to add a shower to the bathroom, if possible. This might be tough to do due to size constraints. With the current configuration, the toilet will have to be moved and the current sink and cabinet likely removed altogether. I am not looking for anything elaborate but something functional and halfway decent in quality. The home is approximately 50 years old. I also require a ceiling fan that I do not have. The exhaust can be taken out of the side wall easily. There will likely have to be some tearing down of the existing drywall to add both waterboard and concrete board to accommodate for the shower. In addition, the ceiling is not drywalled but a T-bar ceiling with tiles.
We want to build a new full bathroom in our basement between now and the end of June. The area is right next to electrical panel, lots of space, unfinished concrete area.
We want to do appropriate inspections for city (plumbing and electrical).
Our home is 20 years old, it is in Scarborough (near Port Union Rd. and 401 -- near Lawrence Ave E). We are the property owners.
Thank you,
David

I have a separate shower area in my bathroom. It's a custom-built home about built in the late 1980s. It appears the shower may be leaking water though as I have a stain on the kitchen ceiling below the bathroom. A neighbour who is a general contractor had a look at the stain and identified the shower as the source. He suggests gutting and replacing the shower area in its entirety, and then rebuilding it from scratch (insulation, drywall, tiles and movement of some of the plumbing as the shower head is too low and there is a tap similar to that found on a tub down below, which he said is unnecessary and does not make sense in the shower, as well as replacement of the light fixture in the shower). Would appreciate getting some quotes for this work. I would prefer to get estimates from reputable contractors with references who come on-site to view the job requirements and can provide a complimentary, reliable quote.
Our home is 50 years old and we have two bathrooms. We may be looking to sell the home and as a result want to refresh (vs. redo) the bathrooms. For the upstairs bathroom, we are looking to install ceramic tiles and a new cabinet over the sink and for the downstairs bathroom (very small), we are looking to install a new toilet, sink and new floor (ceramic). The floor in the downstairs bathroom would be extended to cover the area where the washer/dryer is (approx. 2-3 ft).
It is a small job but an important one to us that we are looking to have complete in a short period of time.
Thank you.
