I currently have a basement entrance that was not installed properly and would like it removed and installed properly. The door installed has a industrial type frame that is cemented into the foundation without a thermal break, so it gets cold in the winter. Also the door is not level with the rest of basement floor. The entry area to the basement needs to be raised about 2" and retiled.
The house is a small bungalow built in 1951 with a cinder block foundation. The stairs outside leading to ground level are fine and the opening was underpinned.
Require a basement patio walkout preferably with finishings such as railing, some kind of finishing for the walls such as stucco or stone facing and a basic patio stone. Nothing fancy. This project requires a sump pump for drainage. Engineer drawings done and permit has already been issued. Looking around 50k with taxes in for budget.
Hello, my basement is about 650-700 square footage (approx). House was built in 1950.
The basement is partially finished, but needs an overhaul and have 2 rooms and a kitchen added as well as the bathroom which currently has a toilet and sink needs to be redone and a shower/tub and exhaust vent and fan added.
I also have some other work needed around the house: the shed has a hole in the roof, the backyard fence gate needs to be repaired and the upstairs washroom needs a exhaust vent and fan installed.
I'm free evenings and weekends to show the basement.

I am looking for a general contractor to get some renovations done for my side entrance walkway and half washroom.
Dimensions:
? Bathroom is 32" x 90" approximately from wall to wall.
? Hallway (right outside the entryway to the washroom) is approx 39" x 95"
*to help you get a visual reference of size, the existing vinyl tiles are 12" squares
WHAT I NEED DONE:
? Retiling preferably with a durable vinyl tile that resembles the colour and style of the tiles we have on our kitchen and front entrance floor (pictures have been added for reference). We will consider ceramic tiles if affordable.
? A section of the sub floor below the toilet has been water damaged adn needs replacement. The wood is saggy and does not take screws well (for the toilet flange). The toilet has leaked at the base in the past. A temporary, emergency fix has been made with caulking and re-seating the toilet but it is only buying us time.
NON-URGENT EXTRA WORK I WILL CONSIDER (please quote separately):
? The removal of sand-textured paint from walls to prep them for painting. Priming/painting the walls, and attaching floor moulding is not required as I can do that myself.
? Replacement of the hose valve shutoff in the basement. The current valve, even when fully closed, does not stop water from going to the hose valve/spigot outside and does not serve its purpose. Therefore, water can still collect and freeze, potentially breaking the pipes in the wall and damaging both interior and exterior valves. Hose spigot outside may need replacement as well as it may have a slow leak, but the interior valve in the basement is my priority. The pipe runs from the spigot outside, directly into the wall of the half washroom to the left of the toilet, then directly downstairs to the interior shutoff valve (poking out through a hole in the ceiling drywall).

? Installation of a wall power outlet.

Essentially, I need a load bearing wall removed. I have permit drawings which reflect the work. I need a new footing for a new steel column, two new x3 - 2''x6'' columns installed and a new flush beam. I do not need a quote for any patching of drywall or drywall removal. 1200 square ft roof floor area roughly.
Looking to remove the trusses or what ever they are called (the piece which runs from middle of one side rafter to the middle of the other side rafter), which are making it hard to walk in the attic and supporting the roof o to the floor joists I guess.
While doing this I like to replace one of the rafters (a king of damaged and bit bent from previous problems) and one first jack rafter which is disconnected from the hip rafter for some reason.
I notice these problems were there for a long time and I don't see any emergency situation here.
This jack rafter disconnection may be because of the defects in the initial construction (like cutting the hip rafter a bit short and to make that up adding a slice of wood piece).

I am currently looking for contractors who can do Excavation, foundation wall ground and up, retaining wall for garage as per design, and fill up earth with compaction and make it ready for framer to start framing of the house.
Need Framer to finish the cell with tying the new roof with existing roof and finish with new shingles and complete from out side in all respect.
The double car garage to be finished with floor and double door.
All the interior work will depend on the budget and time or could do it in winter.
Looking for contractors who are Insured, with references and experienced to execute such work also would like to see one finish work and one work in progress.

I am looking for a contractor to convert a portion of our attached garage into a mud room. The job would include creating an opening btw house and garage. Demo of existing slab in garage. Pour new slab. Raising the roof of garage, and building new hip roof. Small amount of electrical and HVAC. New doorway on exterior of garage. Spray foam interior of new space. Frame and finish new space. Including millwork and heated floor.
Behind my garage there is a area that is 7 ft by 11ft. that is open to the elements. The entire area is under the overhang of the roof. There is an exit from the house into this area and another exit from the garage into this area. The project is to build a room in this area so that I can go from the house into the garage without going outside.
The garage ends 7ft before my house ends. My garage is 11ft wide. If I added 2 walls (one 7ft and the other 11ft) I would then have the garage line up with the back of the house. As there already is an exit out of the house and another entrance into the garage I would then be able to walk from the house to the garage. I spoke with the building inspection folks and I would need to put in a full foundation (no slabs) as I would be connecting to an existing structure.
I am retired and have done framing and finishing over the years. What I need is:
