Behind my garage there is a area that is 7 ft by 11ft. that is open to the elements. The entire area is under the overhang of the roof. There is an exit from the house into this area and another exit from the garage into this area. The project is to build a room in this area so that I can go from the house into the garage without going outside.
The garage ends 7ft before my house ends. My garage is 11ft wide. If I added 2 walls (one 7ft and the other 11ft) I would then have the garage line up with the back of the house. As there already is an exit out of the house and another entrance into the garage I would then be able to walk from the house to the garage. I spoke with the building inspection folks and I would need to put in a full foundation (no slabs) as I would be connecting to an existing structure.
I am retired and have done framing and finishing over the years. What I need is:
1) The foundation. Tried to figure it out for myself but it seems there are a huge number of ways of doing this and I need someone with expertise and capability to do the foundation work
2) Plans for the walls. Someone that would get the building permit.

I would like to remove and replace existing tile from the entrance, hallway, kitchen, powder room, breakfast area and laundry room. This includes removing all trim, toilet, sink and re-installing. The surface area is about 700 sqf.

My husband and I own a 3 bedroom semi-detached bungalow which we share with our two young daughters and with a rented basement apartment. Space is at a premium. We want to open up the living/dining/kitchen area by knocking down a wall, building an island and replacing all cabinets, counters, etc. The kitchen is currently about 150 sq ft. The bathroom job requires moving a wall to give the increased amount of space we need in there for ourselves and our two daughters to share. It is currently about 30-32 sq ft and we would like to increase it to about 40 sq ft. The laundry room is dingy and unfinished and we would like it to be a bright, clean space. It is about 100 sq ft but that includes the space the furnace and water heater take up.
I am looking for a contractor to
1) knock down about 3.5 feet off the end of a dividing wall (about 3.5 feet from the ground up to 6 inches from the ceiling) and maybe add a wood top counter to be stained.
2) install a vent between 2 rooms, near the ceiling (so heat from the wood stove can move into the other room)
3) provide information about
a) additional cost of painting remaining room
b) possibility/cost of adding a door instead of a vent

Then I need a carpenter to help me rough in a room in the garage with a door, insulation, storage area. Then I also need carpentry inside, more storage and clean up a laundry room.

We have a double garage (1 large door) with a beam supported by a metal pole right in the middle that we would like to remove, so that we can park in the middle, sideways etc. 2 walls are in cinder block and 1 is covered by drywall but I think it is in wood. Above the garage is the 2nd floor (1 bedroom) only.House is a 1973 construction, located in Eastern Scarborough.
