My roof is about 15 years old. Nothing wrong yet but I have been thinking to replace it. Should I leave it for few more years or should I replace it. How much would it cost on average and what type of shingle is the best? Upon repair, how many years warranty would you give without any fine print conditions in your contract?
Contractor Must Have's.
The roofing contractor is properly licensed or bonded.
Looking for a company with a proven track record that offers client references and a list of completed projects.
Detailed, written proposal and examine it for complete descriptions of the work and specifications, including approximate starting and completion dates and payment procedures.
Contractor list the roofing manufacturers with which his firm is a licensed or approved applicator. Most roof systems require special application expertise to achieve lasting quality.
Home is located in Scarborough, approximately 1800 square feet, looking for an estimate to replace the shingles.
We have an older bungalow (90 years) with an kitchen addition where the cracked ceiling is.The kitchen is about 112 square feet, the sloping ceiling is plaster with a shingled asphalt roof. The cracking is located next to a disused chimney but doesn'tseem to involve it structurally. We now have various water damage cracks in the roof where it would appear that water has gathered over a period of time (4 years) and finally split, resulting in leakage in times of heavy rain.
I need my current chimney taken down and reconstructed, as well as some other roof work done.
1) First of all, I had my chimney cleaned a couple of months ago and the unscrupulous company claimed it was about ready to fall any moment because it was sinking into the roof and exterior is damaged. We never use our fireplace, but the previous owners did. There is clearly some visible deterioration of the chimney taking place, and I will buy that the chimney needs to be reconstructed based on the previous company's work, but urgency of the work was invalidated by my neighbour who is a general contractor and said we should be ok.
2) The roof company also said that I need my eavestroughs on the second level realigned. They were proposing to just manually realign them and charge for labour, but I understand from my neighbour again that there are brackets that can and should be installed inside the eavestroughs for a longer-term fix.
3) Lastly some of the flashing on the first floor of the roof needs to be resealed.
I live in a two story house, that is approximately 26 years old and in pretty good shape.
Replacement of shingles on home, approximately 15-16 years old. Approximately 2,000-2,100 sq.ft.
Plus soffit/fascia repair or replace (on one side of front porch only).
You must be a licensed roofing contractor, proof of insurance, proof of coverage by WSIB, use/provide BP shingle product and provide references.
Hi, I have two sides pitched walkable roof (all together 40' by 24') I would like to from the top (the shingle side) remove old sheathing, put fiberglass insulation between 5 1/2' rafters, build up additional 2 1/2' rafters for ventilation and cover it with new plywood sheathing.
I have a roof in need of replacement. The roofline sags on the longest run over the carport, and I would like that corrected prior to re-roofing. I am interested in metal for my replacement roof. I would like to get a quote at least for the structural repair, as I could do the metal roof with a separate company if need be (unless one company can do both).
The roof is a very long sloping roof and has been creating problems with rainwater and especially with snow and ice, because the entrance is at the bottom of the lowest level and the front porch/steps (cement) have to be replaced or repaired
The question is: is there anything we can do with the roof-level /sloap????
The entrance is becoming a menace in the winter and I am afraid to fall !
