The roof of this house, built about 1945, leaked badly in January. The water ran down this wall for about 2 weeks. The roof has been replaced, but the wall is wet and possibly moldy. The wall needs to be taken out. The insulation behind it needs to be taken out. It is old blown-in insulation plus some new pink that I added last year. There could be a mold issue there now, so there needs to be a spray or some chemical that will kill mold. Behind the wall is the opening of a stairwell that leads to an exit. When the wall is removed, you can see above the ceiling of the stairwell. That opening for the stairwell is about 3 feet wide. New insulation needs to be put in because that bedroom is cold in the winter. Then there needs to be a new drywall put up with mudding and taping, The wall is about 15 feet by 8 feet. The problem is that this apartment is now rented. A teen age boy is sleeping in this room and he is getting sick. The work needs to be completed in a short time because he will have to move all his stuff out to allow for the work.
The roof also leaked into two storage areas. I would like them checked for mold. They are not drywalled. They are just in the rafters. They may need to be sprayed as well.

I currently have a ~750 square foot open commercial unit and I'm looking to convert it to a residential unit. This would require a kitchen and bathroom install (2 piece bath currently exists). In addition, adding walls, and performing electrical, drywall, flooring, plumbing would also be involved. This is rental unit so simple but durable materials would be sufficient. I do expect permits. Construction of a legal interior accessory dwelling unit of 360 square feet in the lower level of a back split house. There is an existing entry from outside. One load-bearing wall is to be replaced with a beam of 10' length. A new full kitchen 10' x 10' is to be constructed. The existing 2 piece bath is to be upgraded to include a corner shower 3' x 3'. Additionally on the lowest level of the house there will be simple partitioning of the furnace laundry room and provision of 2 storage rooms for each of the dwelling units.
Looking to convert an attached garage to an additional family/rec room (two walls are part of the house). Garage is about 10x20. Need to insulate the two exterior walls, ceiling, and do something about the garage door, and floor over the concrete slab. We are fully renovating the interior of our side split 2,000 sq ft + home. Just completing the kitchen. Next phase is to renovate partially finished basement with walkout into an in-law suite, requiring flooring, kitchen, small bathroom improvement, closets, cabinets, etc. Future phases include second story bathroom renos (x2), master bedroom reno, converting two bedrooms into a suite; main floor living room, dining room improvements, tv/fireplace room renos, addition of main floor powder room and laundry room. We have a small 10x10 kitchen that is in desperate need of being updated and possibly expanded into the small dining room. Everything should be replaced. We would like to have a 2nd bathroom installed in the basement, just sink and toilet. Need basement walls and ceilings to be redone. We would like an electrician to come in and determine if the wiring is all correct because it seems rather random and like there are too many items on a couple of the breakers. Need the hardwood floors refinished. Need 7 basement, 8 main floor and 2 upstairs windows replaced. Need main bathroom to be tiled and redone. Need upstairs ceiling and walls redone and then everything re-insulated. Also would like the front stairs and porch to be either covered by a wooden replacement or taken out and replaced. The house was built in the 1950's and walls are made of plaster and seems like it is becoming very fragile.
