We are looking to build office/warehouse space in two combined industrial condominium units in Stouffville Ontario (owner-occupied). The architectural drawings are complete with electrical and mechanical coordination and have been submitted to the Town of Stouffville for permits some time ago. Based on recent conversations we expect them back within the week. The space is approximately 3000 sq ft total with an estimated 1100-1200sq ft office space and the remainder warehouse storage.
Immediately upon request I am able to provide you with all the drawings and the finishings that we are requiring in the office. Please advise if you are able to give us an estimate on the work to be done and I will forward the information required. We are on a timeline and a budget so a fast response is greatly appreciated. Renovation of the current second floor meeting room to create larger boardroom for multi-purpose activities.
Scope of Work:
-Demolition of exiting wall to create necessary opening
-Support existing bulkhead ceiling
-Frame a bulkhead with a glass wall (7’) that runs east-west; parallel to exit doors to balcony
-Frame and create an angle atop existing bulkhead to reduce dust buildup
-Remove existing VCT floor
-Install new VCT floor throughout the new room being mindful of potential difference in floor height
-Install vinyl baseboard throughout new room
-Allow for Town electrician to run electrical for outlets and data drops prior to installation of drywall

i have 1.5 year old home with an unfinished walkout basement.
at the rear wall, currently have one window on the left (roughly 41" X 55", 2 panels, 1 operable), sliding door at the center, and another window (same as on the left) on the right. all windows and doors have grills.
I would like to do the following:
1. Remove the window on the left and enlarge to double the current width (roughly 82" X 55", 4 panels, 2 operable) - this would include cutting brick to enlarge opening, new frame, install new lintel to support new size, install window and re-install brick to match existing builder design.
2. in between the sliding door and the right window, would like to cut a new opening and install the window taken out from the left side. this would include cutting brick for new opening, new frame, install new lintel, install window and re-install brick to match existing builder design.
3. window colour to match the current builder windows and meet minimum energy standards.
For cost comparison, please provide 2 quotes. 1) new window on left will have 4 panels or 2) picture window (no division, just one big unoperable window) along with labour cost for each scenarios. thanks.
