Looking for someone to be able to install a beam between my kitchen and living room. I will be paying for engineering plans to remove a supporting wall. The beam itself would be approximately 18-20 ft long, I have someone who will be tearing out my old kitchen, flooring, and drywall around where the wall/beam work will be done.

Our home is approx. 25 years old and is in need of a facelift. We need new windows and patio doors. We would like to change all interior doors, trim, light switches, baseboard heaters, light fixtures, flooring in certain rooms of the house. We would also like to have all the rooms painted (after all drywall is fixed) and our 3 skylights insulated and trimmed with wood. We would like to add an accent wall behind our fireplace and in our entrance and transform one of the downstairs bedrooms into an office.

Project 1: would be to expand the house in order to create a larger kitchen/dinning room space, renovation would be for three floors - as in we want to expand the kitchen but kitchen is on second floor of house, so will have to expand ground floor (wet bar and 2nd living room) and at that point may as well expand top floor *master bed room* (may even expand the two car garage to a 3 car garage).
Project 2, expand other side of house to add bedrooms. Bedrooms are on second floor, so will have to expand the ground floor as well, but not 3rd floor (would have to see house to understand layout).
The house was built in 1991 and is located on the side of long lake. the house is presently approx 3500 square feet, brick house built on bed rock, three stories + crawl space/mechanical room. I'm not sure what the added square footage pf both projects would be... depends on final design -but somewhere around 2000 sq foot increase.

Just bought a new house. It was built in the 70's. The decor has not been updated.
Demolition has been done. Need to have the following work done:
1. Bathroom: tile work, build shower, install new vanity and toilet
2. Install hardwood flooring.
3. Install sheetrock in various areas.
4. Build firebox for gas fireplace insert.
The kitchen is very small and needs to be completly renovated materials are going to be on the cheaper side because of the value of the home 80,000. The bathroom is the in the same situation as the kitchen. The entire electricle needs to be completly redone as it is out of date and the bedroom is in the middle of renovations all that is in there is drywall. The whole house needs new windows as they are very old.
Our kitchen needs to be re-done. Very dated.house was built in 1976. approx 10ft x 10ft. There is a wall between the kitchen and living room that we would like to remove if possible and put in an island. We would ike granite counter tops if the price is right, and depending on if the wall can be removed we would have the same flooring in the living room, dining room and kitchen. There is currently no dishwasher. The stove in very old and right in the wall with the stove top in the counter. NO counter space AT ALL!! needs a new design to accomodate a dishwasher and stove and island.
Bath tub walls need to be tiled. Flooring needs to be removed and ceramic re-installed to match tile in the tub. New tap fixtures required both for the sink and tub. Possible new vanity as well. Currently carpet in living room and hallway. (It's hidious). Would like to put in laminate (hard wood would get too scratched due to having a large dog). Entrance is a split level so bull nosing would have to be done around landing. Please help! We are not very handy and need advice on how to get started, what our options are as far as removing walls, and how to do all this for as cheap as possible!

There is a large (6 foot high) retaining wall between our property and the neighbours property that needs to be replaced. I'm not sure how long the wall is - probably around 50 foot
I'm looking for quotes and ideas on how to replace it. I have had one suggestion of raising the grade on our side (the lower side) so that the new wall would only be 3 feet high which I liked but the quote was extremely high but anything that gets the wall replaced safely will be considered

Square footage is 1400 sq ft. Only half of the roof is flat but needs peaking and possible chimney replacement. A couple flashings need replacement. A vent needs replacing between this roof and the extension roof. The front and side exterior brick needs repairing on the same side as this roof. There is brick loss on the top left side and cracking on the front. The yard needs a minor sloping for adequate drainage. Not a very big yard. The main floor bathroom needs a fan vent installation. One bedroom needs wood flooring refinished. The hard wood sink countertop needs finishing/replacement as well. Upstairs bathroom needs re-tiling and possible wall/floor repair as well as vent fan installation. 2 windows need replacing. One on the main and one in the basement. Only need approximate quote.

1. New front steps on porch. There are four steps which are unsafe at present. We want new 12" steps, approx. 48 inches wide with four stringers with rails on both sides built with pressure treated lumber. The following web site shows pictures of the steps we wantclick here Our bathroom has claw foot tub. We want to replace the tub with either a smaller tub with tiled walls and some cubboards or a walk in shower. It is a small bathroom in a house built in 1926. We will also want the floor tiled as well and a fan installed.
3. We need an old chimney removed from the roof down to the basement ceiling. It is a brick chimney running through a corner of our kitchen.
4. We need wiring to be updated and some plugs run in rooms where there are none at present.
5. Our roof has been leaking on one side of an existing dormer window. We have had it repaired several times but we feel it is time to replace this section of roof. Ice dams build up beside the dormer and along the edge of the roof. The area is approximately 12 feet by 12 feet with a section running up the side of the dormer.
6. Our basement is leaking in different spots needs repair.
We have a budget of around 9000.00 dollars which will be supplied through the City of Sudbury home repair program.
We need quotes on the various projects which will be submitted to the City and then we will decide which projects get approved and then we will pick the ones which suit our budget. Payment for the projects will come from the City of Sudbury once the work is completed. They told us they would issue a check once they inspected the work. This check issuing process would take about a week. All work has to be completed by March of 2010.
Had sewer backup. Emergency stuff done, subfloors pulled out by ins claim, currently the contractor cannot start working for 6-8 weeks, need this done sooner. There's a laundry room, an exercise room and a living/ craft area. Need subfloors built, click flooring installed in all areas instead of the carpeting. Adding flooring to stairs instead of carpeting as well. Possibly build a wall between 2 rooms if budget allows. The budget allowed from ins is already established at 17 thousand and cannot be surpassed.
I live in an older home (approx. 50 years old). I am looking to remove two walls in the kitchen area.
