My front porch consists of two concrete slabs and an enclosed porch spanning over both. The lower slab was poured sometime after the house was built and sinks down year after year. I've had it slab jacked multiple times but it cannot be done anymore (last time it started to push away from the house). Note: The upper slab next to the house is fine (does not move).
I want to fix it permanently this time. I can think of two options.
Option 1. Rebuild Porch exactly what I have now:
Remove the lower slab and pour a new slab over-top of proper footings so the slab does not sink. May require a new porch enclosure, etc.
Option 2: Leave Porch open and without lower slab:
Remove the lower slab and remove the enclosed porch and bring the porch roof back so it hangs just over the 1st slab (probably needs to be supported at the corner with a post). May require patio stones or stairs up to the original slab, etc.

My name is Adrian and we are looking into doing some renovation to our house.
The overall project is quite extensive, but we would like to start with a bathroom rebuild and a fireplace refacing.
The room on the main is currently being used a laundry room (11 x 7 ft) but we'd like to have it as a bathroom and laundry.
Depending the work done, we also have two other bathrooms that need to be gutted and redone.
Also the kitchen needs to be gutted and redone with some walls taken out to make into an open concept.

Getting the key to our new town house June 6 and would like to repaint the entire house including baseboards and doors, redo the kitchen, add more counter space, add pantry, change the island and back splash. Change the carpet on the second floor and stairs, remove the fire place and take the washer dryer from the main floor to the basement (finished) and open a door to the garage from the house. Closet organizers for the master bedroom closet down stairs and one room upstairs. The house is 1711sqf not including the basement.
We are renovating our kitchen, from scratch. We need a load bearing wall to be removed (beams put in, etc.). As well 2 outlets needs to be relocated and a light switch (that are on the wall currently). We also need about 6 potlights to be installed, and the fridge plug to be relocated.
The wall is about 10ft long and 5" wide. The area being redone is about 300sqft, the house is more than 20 years old.
The work is to be done in July, 2013. The rest of the renovation we are doing ourselves.
Could we get a breakdown of the costs, so if there is work we can do to save on the cost then we will do it (ex. demolition, drywalling, painting).

I am looking for an online estimate of the following project. we recently bought a 25 year old 1750 square foot home and need to do some renovations to make it more to our taste. There is currently an l shaped living room/dining room, with a square kitchen and a family room on the main floor. We would like to install either laminate or hardwood floors in the living room/dining room and family room areas which total about 500 square feet. I would like a quote for how much per square foot to install a laminate floor that I provide, a hardwood floor that I provide, or how much per each if you provide the materials. We are also painting the main floor and adding baseboard trim to the main floor and around the living room window. Therefore, please provide a quote for the painting and baseboards. We are also completing a kitchen renovation. The kitchen is a 10x10 and we would like to reface the cupboards and add an island. We would like laminate or stone countertops and white antique washed cupboards. We would also like to compare this price to how much it would cost for a completely new kitchen. We would also like to replace the garage door if you can quote a service that can do that as well.

Looking to remove wall between kitchen and family room...posted this a few days ago however most people failed to ball park costs...maybe need more info, I have a copy of the structural drawings of my home. the wall between the kitchen and family room is not structural and it is 13 ft. by 8ft in height. However the wall that runs east to west where the two door openings are ( see photos) are load bearing.
I want to take the two openings and create only one large opening which will require a header, the opening at the moment is 7ft. The post in the center of the two openings is structural and would have to be removed.
I would like a ball park quote based on removing the wall, drywalling and taping, as for the floor I am going to remove the tiles in the kitchen and the hardwood in the family room and install all new hardwood flooring. But at this point for comparison purposes I want a ball park idea of how much you would charge to take down the wall and put up a header, drywall and tape and sand and a primer coat on the opening.
I will need drawings from you of your proposed work to take to the city ot obtain a building permit...which will cost $50.00 which I will pay for. Please see the attached photos.
