Hello,
We have house that we will start renovating in November and we need to lower the basement floor. Right now it is 78" and we would like to bring it to code. Total perimeter length is 140 linear feet.
Please let me know the rough cost and we will finalize once the house close on November 3rd and we have the keys. The work to begin right away.
House is about 75 years old, brick foundation, brick construction to 2nd floor.
Basement is currently open and unfinished. width of house is 16', length is 50'.
soil is sand and gravel (mostly sand).
house is semi detached. i have permit for dig, plumbing and common wall.
Looking for quotes to lower basement floor. Current height is 6'8" although lots of heaves. Would like a finished height of 7'8€. Square footage of basement is about 840 sq ft, see attached plans. Interested in the least expensive method, we don't mind benching. We need work from permit to close including new drain pipe and 3 pcs bath + laundry rough-in. Basement to be left unfinished. We intend on having the brick column in the center of the €œrecreation room€ removed prior to lowering.
I am enquiring about under pinning a 1935 detached 2 storey home.
The basement is about 3 feet below ground, has 1 long support metal beam with 2 concrete columns in place, everything else is open.
The basement dimensions are as follows: 28'x22' current basement height at the lowest peak is 71" from basement floor to the lower upper floor beam.
I am looking at adding anywhere from 12-24 inches.
I have been reading on benching but depending on the price difference this might be an option. If you could kindly give me a rough estimate to see if this project can also get the go ahead.
I am still in the process of obtaining the engineering drawings for the city of Toronto permit requirements.
Thank-you
