6 year old home. Basement in condition left by builder. Want to finish it into one large room. This is a townhouse, with only 1 x 14 foot exterior wall to be finished (2 walls are interior and 1 wall will be left as is, since it will be part of the unfinished closet space.) The dimensions are 14 feet by 45 feet, but approximately 1/4 of this space will be unfinished storage space, hidden behind walls/doors.
Under the stairs will be blocked off as storage space and unfinished. 1/4 of the basement contains the furnace, sump pump and other storage; also left unfinished and blocked off by a door and wall.
Prefer oak spindles down the stairs, but depends on price. May opt for drywall if spindles are too expensive.

We have older house in the Upper Beaches of Toronto. We had a mostly finished basement with a carpeted floor. Had water damaged due to a leak through the back wall. We ripped out the entire carpet. Had someone fix the area of wall where the leak was but still have not been able to find someone to put in a new floor (maybe laminate?) and replace drywall. The laundry room has always been unfinished and it would be a wonderful to get that finished as well, depending on price.
We already have a full bathroom in the basement which needs no work. We are more than willing to pay a decent wage but not willing to be gouged.

(I've posted a few things about our basement before but the project has changed a little, so apologies for the repeat.)
We have a 300 square foot room in our basement that needs to be refinished. The house is from the 1940s. We're down to the bare concrete walls and floor at this point, so there's minimal demolition/cleanup involved. There are two foundation walls that are exposed.
What we'd like to get done:
-Install a waterproofing membrane on the walls. (At this point there's no water coming in but we'd like to have the flexibility to have a perimeter drain system in the future if needed without having to tear up the walls again.)
-Frame and insulate the 2 foundation walls to at least R20, hang drywall
-Level part of the concrete floor where it is significantly sloped
-Install a subfloor and possibly finish flooring

We are the property owners of the property. We are renovating our basement in our rental property. We have gutted the basement and demolished everything; cleaning everything out as well. We have found mould in the basement that may have been purposely hidden from the previous owners. We would like to do interior water proofing.
