My house is about 70 years old, and i would like to put in a nice and bright inlaw suite. I have a separate entrance to the basement as well as laundry, 3 piece bathroom, rec room and cold cellar with small windows throughout. About 600-700 sq feet with a ceiling height of 6'5'. I do not want to dig it down.
Renovation would consist of creating a small kitchen space, redesigned bathroom space, moving plumbing - possibly building into the cellar (which is not insulated), pot lights throughout, new ceilings throughout, drywall and good quality laminate flooring, painting and finishing. New insulated door leading out from basement and one to cellar room.
We need to reconfigure the floor plan of a basement bungalow to accommodate 3 bedrooms, laundry room, kitchenette with small living area, storage and bathroom.
From what we think would be the most efficient use of space, the bathroom would have to be moved 3 feet from where it is currently towards the storage area. this would mean the storage would have to be shifted as well.
Walls for the current basement need to be taken down and install new flooring, walls, create closets.
The basement is about 900 sq feet.
I would like to renovate my basement. The basement comprises of a) Bathroom cum Laundry Room (12 ft x 7 ft), b)
Entertainment Room (17 ft x 10 ft), c) Hallway (16 ft x 7 ft).. We would like to have the following: 1) Flooring (engineered wood), 2) Ceiling (dry wall), 3) side walls (dry wall). In the a) Bathroom cum Laundry Room, 1) bath shower (replace the old shower), 2) new tiles (currently no tiles), 3) new toilet (replace the old toilet), 4) new vanity (replace the old sink), 5) exhaust fan. All the materials will be provided. The layouts of the current basement and the desired renovated basement are attached.
Please let me know the cost and time line of this project.
Half of the basement is renovated when we moved in and we want to do the remaining half. The scope of the work entails the following:
Replace a 22":x16" window
Approximately 38' of unfinished wall requiring framing, insulation and drywall (no paint)
Drywall on ceiling (two areas (1) 8'x11' (2) 5'x8'
Reposition the washer, dryer and wash tub
Install 8 halogens
Drywall ceiling for the two areas 8'x11' and 5'x8'
Remove wall currently separating finished from unfinished basement (5.5' of drywall with a 32' door and frame)
Tile the 5'x8' area (where laundry is being repositioned to)
Install dividing wall with door between the two areas closing off the 5'x8' laundry area (The main floor/ceiling joist for the house runs along here)
I need an estimate on a basement renovation. I had my basement renovated approximately 11 years ago but there seems to be moisture at the back wall. The basement is completed into a 2 bedroom apartment but I would like to change the layout into a one bedroom with a laundry room and storage area. I would like to have the floors made level. I think someone would need to come in and have a look to get an idea of what it looks like and what I would like to have done.

House: 2 storey detached house (Jane/Eglinton) sits on 25 x 125 lot and is 89 years old - 4th owner - want to build a basement apartment for income - separate entrance exists. 1100 square ft upper floors - Basement unfinished - poured concrete, foundation waterproofed 5 years ago West, East and North wall done, but not wall at back of house where basement apartment would exist. Do not want to lower the floor to footings..
Budget - $25,000
Exterior - waterproof addition and south wall - determine if new entrance can be created through crawlspace. Existing shed removed, determine condition of outer walls of addition - aluminum siding or other option - East wall has imitation brick, not in good condition - worried about moisture build up. New awning over back door. Landscaping backyard - South and East fencing, extend driveway by 6 feet x 25 feet. Addition approx 250-300 sq. ft.
Interior - Apartment requires bathroom and small kitchen - open concept space - Income property, need good design - 1 bdrm + den/office/living area. Back entrance - determine if new landing can be built - new stair case leading to basement - new railing and back door.Repair/insulate walls from inside or outside in area leading to laundry and basement. Create storage space under basement stairs. Some electrical, plumbing in place - drain exists. Three small windows. There is a crawlspace - concrete filled with dirt on inside basement - can 2nd entrance come through here??
Heating/Cooling System - furnace is 11 years old but very loud - why?, determine repairs to system, house cold in some areas at times especially from South entrance of home - consider healthy options - consider moving air ducts to give headroom in basement apartment - also concerned about air flow throughout house.
My basement is approximately 670 square feet.
I need the following:
- new bathroom: There is an existing bathroom but consider nothing useable except the rough in for the toilet drain. Will require demo of existing, new framing, drywall, installation of exhaust, paint, tile, install fixtures.

I currently live in a house that two basements which are not connected. One is finished and one is not. I would like to finish one of the basements (requires underpinning) and connect it to the other. In the unfinished basement I would like to make it one large open area with a laundry room (laundry machine and necessary plumbing already there). The finished basement already has has a full bathroom.
I removed two adjacent walls in my basement, the floors have been patched, dry wall installed, joints patched and one coat of plaster has been applied to fill out recessed areas in the drywall. I need 1 resource for 1 day to help achieve the following:
1. Finishing the walls – sanding down and applying another coat in areas that need filling out
2. Installing the baseboards
3. Painting
-No-frills basement reno for small semi-detached house in Toronto
-Basement is only 27x10, steep staircase in middle splits space into 2 parts:
-First part: want a basic bathroom with combo bathtub/shower + laundry facilities
-Second part: want a small living space
-Floor drains will need to be relocated for new bathroom configuration
-Basic staircase may need to be repaired/replaced
-Outside-facing wall needs to be insulated
-Small window needs to be installed
-Needs extractor fan
-Needs a door to block off small uninsulated storage space at one end
-Existing floor is tile laid into concrete (I think), but is uneven and will need relevelling
-No significant water issues, but does have some efflorescence
-Ceiling is roughly 6'6"
-Demo is mostly done so it's a clean slate to see any potential issues
Space is very tight and fitting bathroom & laundry facilities while still allowing access to the furnace and hot water heater will be a challenge. Looking for creative ideas on how best to fit in what we need. We are looking to keep our costs down because the house is fairly modest and the basement will not add a lot of value. That said, it needs to be finished, and we are happy to pay a fair price for quality work and good service. Local contractor preferred to cut down on costs.
Hello,
We recently had all the asbestos removed from our basement. The home is about 60 years old. We now require all the boiler pipes to be insulated and the bulk heads require new drywall. The ceiling and most of the basement walls need to be painted. Please call to setup an appointment to see the job and give us a quote. We are located at Bloor and Royal York, Toronto.

Hello,
I would like to renovate my basement.
The house is 3 years old, located in Mississauga, basement is around 1000 sq,feet,
I need to add a bathroom (sink, toilet, shower, hooks up are there) and a living room with a bar, plus one extra room which can be used as a bedroom or an office space.
Laminate floor, frames with insulation, drywall, just regular material, nothing expensive or fancy, just a simple staff you can get in places like Home Depo or something.
Please let me know the price per sq. feet which will include everything- the cost of material and labor as well as complete bathroom installation ( with included price of sink, toilet, shower).
I need to know the time you will need to complete the project.
Just a rough estimate will be OK by now - please reply by e-mail as I am out of country right now on a business trip returning back to Toronto soon and would like to get an idea how much such a project is going to cost me and how long it will take you to complete it.
Please also let me know if I need to get any building permits for this project and if your company has a liability insurance.
Janna Rusin.
we are looking to finish our 80 yr old home basement. The basement was finished when we moved in, but there was mold so we demolished and treated the walls. Foundation walls are very thick, and while in fairly good condition, likely require waterproofing treatment of some type. There is an existing finished bathroom that is not part of the scope, and a furnace room as well. Size is prob 400 sft or less. Looking for a few pot lights, carpet and basic drywall on existing frame.
1. Waterproofing (exterior wall front and back are stone and mortar)
2. Install floor that was damaged by washer water leak
3. Install updated kitchen cabinet and sink
4. Relocate bathroom vent to higher than current mid-wall height
5. Re-do drywall that was damaged by washer water leak
Basement size approx. 580 sq ft.
Small Basement (less than 500 square feet). Framing, Drywall, Potlights and Electrical outlets needed. Stairs to basement new. House is a row house and is approximately 100 years old, however, main floor recently gutted and fully renovated with new electrical, plumbing etc.). Finishing basement as rumpus room for kids. Walls are brick/concrete andf floor is concrete. No dig down. May need to move some vents to side wall (approximately 20 feet of vent needs to be moved 4 feet). Online estimate appreciated (ball park) with onsite estimate to follow.
Bloor West Village house needs a basement renovation for a growing family.
The house is 1928 solid brick house (1600 sq ft), the size of the basement is approximately 12ftx 26ft
Currently the basement has finished walls which will need to be demolished, they are old and not insulated.
The job will require a complete finishing of the basement:
• no digging out required, the costs are prohibitive and the current height is about 6.7 we can gain another 2 inches by refinishing the floor and by clearing the steel beam
• there is a large steel beam which holds the house in the middle, because we are not going to lower the basement we need to make this beam smaller and possibly remove one of the columns in the basement to make the space unobstructed
• new plumbing needed (pipes under the house are old and need changing, this is tied with changing of the floor, the current floor is crumbling)
• new bathroom rough in needed (bathroom will be finished as a second phase of the project)
• move laundry room from one end of the basement to the other
• new floor (concrete with heat or other option)
• new walls, insulation, weeping tile
Heating options were not decided: fireplace, radiant floor, small radiator?
The stairs leading to the basement as well as the landing will also need to be refinished.
Timing is open and we are able to adjust our schedules to accommodate the work.
