Roughly 450 sq. ft. basement needs to be finished. Toronto west end.. house is roughly 75 years old. ceiling height is 6'8"
- install new windows
- build new stairs
- install floor / trim
- drywall / framing / ceiling (basement is low so drop ceiling is not an option)
- build washroom - title shower ( w/glass door), tile floor - install all fixtures
- pot lights
- minor plumbing and electrical
- cut out new exhaust for dryer vent and washroom vent.
washroom still needs to be roughed in which I am working on sourcing a plumber for separate from this.
Basement was finished by previous owners (although not very well done) and was used as a rental apartment. It contains a washroom with tub, sink/vanity, and toilet. There is one main sitting room with a kitchenette at the end including a small stove, small fridge, sink and bar. There is a fair size laundry room as well.
We would like to renovate to make better use of the space, allowing us the option to choose to either rent out the space or use it as a large sitting room. We would like to incorporate a small bedroom if possible and need to keep a laundry room and washroom.
Main concern is the floor isn't level and will need to be fixed. The key to the floor plan will be ideas as to how to make best use of the space available.
The house is approx. 80+ years old.
Small Unfinished basement in 1920's Attached Victorian home needs renovation. The basement has low ceilings (but we will not want to raise them or anything like that) and walls\floors are cement. We want to add a bathroom, hide the furnace and laundry room and create a small living room.
We're not looking for anything fancy but we do want it to be a nice usable and comfortable space when finished.
Semi-detached house. Bathroom is already in place but needs two showers converted into one larger one. Tiles replaced etc. Want to make area into a 2 bedroom apartment, there is a seperate entry already in place. Work will involve removing old stairs, insulation and moisture protection on walls, framing, electrics, insulation on ceiling, flooring (tiles and pine), kitchen/plumbing, replacing windows 4, adding radiators 4 and painting.
To renovate our unfinished basement's tool room into a useable exercise room. The room is approximately 8 ft by 12ft of unfinished space. I also want to change the existing toilet and shower into a modern/eco-friendly toilet and cedar wood burning sauna. There are small, above grade windows in both rooms, and there is one room (11ft by 17ft) that has been finished already albeit 70's style. The heating system is a new boiler so having eco friendly heated floors covering the space would be ideal. Eco friendly builders only please.
Kitchen (See 1.external_wall_kitchenette.jpg) :
- Install exterior wall behind the kitchen (framing, insulation, vapour barrier, drywall) About 7 feet.
- Hot/Cold water
- Sink (plumbing vent etc.) Plumbing vent goes up
- Basic cabinets and counter, enough room for: microwave, toaster, electrical kettle, small fridge. No hood for now.
Bathroom (See 5.existing_toilet_view_1.jpg and 6.existing_toilet_view_2.jpg):
- Extend the existing bathroom and add a shower.
- Reuse existing vanity/toilet if possible.
- Wed like to extend the bathroom up to the where the washer dryer is right now (keep the washer dryer where it is). Also there is an empty space behind the vanity that we'd like to add to the bathroom space. We want to have the toilet where the vanity is now, have the vanity in the middle and shower on the right. The door will be in the middle where the vanity will be. If there is not enough room the washer dryer needs to be moved a bit.
Ceiling
- Install new drywall ceiling throughout basement with potlights. about 260 square feet. See 4.ceiling.jpg
Walls
- Door for electrical panel See 3.electric_board.jpg
- Door for water shut off and meter behind the electrical panel See 3.electric_board.jpg
- Dry wall for the small section on the right side of the entrance where the water proofing membrane is exposed. 2.entrance_corner.jpg
Flooring
Install engineered flooring from entrance to kitchen area (about 120 square feet). Install tiling for just a small area in the kitchen (about 35 square feet)

Renovate part of Basement (400 sq feet) in 100 year old semi detached house in Roncesvalles Toronto. Never been renovated. We are having someone come in to move the location of the furnace and water heater to the back of the house to create more space in main area (with duct work replacement). I am just now looking for the following finishes.

- frame, insulate and drywall (seperate back of basement for utilities/laundry from main space)
- approx. 20 pot lights and wiring for TV, surround sound and approx. 3 additional outlet receptacles
