Hello - We finished a remodel of our home in 2019 but didn't finish the basement. The basement is approximately 1000 square feet.
We are looking for quotes to finish the basement. Here are our requirements:
2-3 bedrooms
1 full bathroom (already roughed in)
1 half bathroom (already roughed in)
1 small kitchenette/pantry storage
We've attached a PDF document which contains drawings of the basement which can help inform the quote.
The basement is currently insulated
This project is the conversion of existing government finished space into a rental suite. The space is already finished with full bath, however, needs the following for conversion to see suite:
- relocate laundry
- drywalling of entry way (there is an unfinished space of approx 20 square feet that needs finished drywall and doorway to become suite entry and part of the the existing finished space
- close of existing stairway from main floor with framing/drywalling and doorway.
- move inner wall (non load bearing) 3 ft to make existing bedroom smaller and living/kitchen area bigger.
- complete kitchen install, including requisite plumbing, ventilation, electrical.
- some other minor electrical throughout to add additional wall sockets, possibly 2 additional ceiling lights (pot lights).
- minimal insulation along approximately 15-20 linear feet of wall.
- approximately 350 sq ft of laminate floor installation
Entire space is approximately 550 square ft.
Attachment is desired end state. I do not have a drawing of current.
Timing is flexible. While I am ready to start as soon as possible, I appreciate I will need to wait my turn with the right contractor.
TIMING:
Start ~Aug. 5, 2018 and to be substantially completed by Sep. 3, 2018 (not flexible unfortunately but I understand if not fully complete by Sep. 3)
Need to be able to see some of your work in the GTA (downtown and basements preferred) - I have had too many experiences with shoddy contractors that do not live up to their word.
Basement is currently unfinished, except for bathroom, which requires minor upgrades.
Laundry room to include cabinetry (we are ok with pre-fab units)
Renderings are attached
Some custom cabinetry will be required for under stairs storage (see photo attached)
Spray foam desired (3 walls - connecting wall does not need) and 2 new energy-efficient windows required.
The space is completely empty other than existing washroom. Plumbing rough-ins will already be completed for the laundry room
Would also require the finishing of a built-in wardrobe in our bedroom and installing a ceiling fan in the upstairs washroom (currently there is no fan - only a light)
We are looking to put a new entrance into our basement to let us have a basement apartment. The space was rented previously, but without a separate entrance. We want to fix that an improve the space.
We were working with a contractor who flaked on us and now we are high and dry. Would like to do this as soon as possible as we are under a bit of a time crunch.
Please contact me.
approx. 1000 linear ft. , located in mid Toronto, home approx. 75 years old, mid grade finishings (berber carpet throughout), 3 pce bathroom. Will source material ourselves if necessary. Please provide quotes for a) underpinning b) 3pce bathroom 4) framing and installation 5) final finishings
Dwelling/house age: detached house - over 50 years
Basement size: 39.85 x 25.92 ft
Current status:
1) We had the basement gutted out recently.
2) Previous house owner had the bathroom in the basement done improperly - causing some mold
3) As it is an old house, the insulation is not up to code (at least that's what we think)- the current insulation uses €œslats€. The basement is cold and feels damp.
4) The current amp is at 60 and we would like to get this upgraded to 200amps as recommended in the inspection report. Also, we would like to have the underground electrical receptacles checked and fixed.
Our plan:
1) We would like to set a family room in the basement - open concept. Providing a space for a kid to play and a small office section.
2) We would like to have a full bathroom and a spare bedroom.
3) Laundry room and a spare storage room.
4) Possibly have a fire place in the family room.
5) For the flooring we're looking at either have a carpet or a hardwood floor (not sure what other options are out there other than carpet to keep the room cozy and safe for a baby to crawl around.
6) Fix the stairs from the main floor to the basement.
7) We are also possibly changing the windows in the basement to a bigger size - for more light.
8) The radiators in the basement are not working. We'd like to have this replaced and fixed to keep the room at warm in winter and cool in the summer.
9) Finally, we are debating on whether to have the old radiators replaced with the modern type radiators that are thinner or whether we should have this replaced to forced air heating. If it's the latter, this will require that radiators on the main floor would need to be replaced too. We have not decided yet - and would appreciate feedback on the pros and cons and the associated cost involved in choosing one from the other.
Timeline:
As we are expecting our baby by mid August, we would prefer the work to be completed by the 1st week of August, at the latest.
I think that's about it and thank you in advance for responding to this request. We look forward to receiving feedback to this project.
Cheers

Hi everyone,
I've decided to contact everyone who specializes in basement renovations.
We're looking for a basic/simpler basement with standard costs. We're not looking for a luxurious or fancy basement renovations to limit cost. We've many minor repair work in the house, and we've a very limited budget.
Standard Basement Outlay Required:
1) Basement Size: 500-600 Sq Ft
2) Washroom: 1 three piece simple washroom (not luxurious)
3) Flooring: Laminate
4) Bedroom: 1 bedroom
We need the basement completed in the month of December. Work can start beginning of month of December. We would like the basement to be completed by December 25th - 26th (before the end of December). If you cannot finish the basement renovation within 1 month time frame provided, please let us know from the start. So, we know how to proceed under such circumstances.
In addition to basement renovations as per above mentioned guidelines, we've a cold room which has a leakage. We would like that to be fixed. Also, at many places around the house needs slope to be fixed. However, such minor work can be looked at when we invite you personally to see the house.
For now, we would like to know how much you would be charging approximately for the basement under the guidelines provided above. Based on that, we will decide who to invite for a house visit to provide further details and discuss this much more in detail. We will be scheduling one day, when we would invite all contractors to provide a final quote based on minor renovations + basement renovations.
If we feel comfortable with the initial quote you provide via email, we will contact you for more details and ask you to give us a personal visit.
We look forward to working with you in near future. Also, on a side note, we've a number of people who are in the midst of deciding to renovate their house. So, if we're pleased with your services, we would be more than happy to provide your reference to our friends/family.
Thank you,
Pritesh
Just purchased 1920's home in Bloor West Villiage. We wanted to finish the basement which is very raw. During the last rain storm we found a wall in the basement was very wet and leaking onto floor. Luckily it was near a drain and there was no accumulation. So, we still want to finish the basement but more importantly we want the foundation looked at and any repair done. We would likely want to dig the basement down to allow higher ceilings but this may depend on the cost of repairing the problems. How we proceed with the actual finishing of the space will also depend on the cost of the repair.
We would like a few quotes before making a choice so will make appointments for an inspection with contractors.
The space is completely unfinished currently. The washer/dryer are in the basement and we are hoping to have add a bedroom, bathroom and workout area created once we address the repairs. We are aware that waterproofing in this type of home is difficult but that would be our goal: to fix the foundation that is allowing the leak, dig down the floor, finish with the above spaces within the design.

As part of repair after water leakage in the basement, the wooden stairs in basement requires repair, dry walls need to be installed on some walls and ceiling in the basement plus painting. Some part of basement floor needs vinyl planks and baseboards. Two windows require casing. A room needs wallpaper.

Also drywall replacing (small areas), concrete floor leveling and painting of areas affected by flooding. Separate recommendation for cast iron drain replacement that doesn’t sacrifice structural integrity of basement ceiling. Drains are currently holding up main floor sink, bathtub and toilet.

Approximately 24' x 24' with existing panelling, dropped ceiling etc. Will need to relocate washroom and associated plumbing, hotwater tank and stack to maximize space usage. I am taking possession of my new house late September - north etobicoke location. I'd like to make a separate entrance in the basement very soon after moving in and even begin prep work (such as drawings, if possible) before then.
The house is a raised bungalow. Currently, there are 5 concrete steps that are used to go up to the side entrance; I want to remove these existing steps, and put steps to the basement and a door, drainage, handrail, guardrail, light fixture, and overhang for protection from the elements etc.
I am looking for someone to handle all the drawings / paper work, as well as be able to do this in a relatively quick timeframe. I understand separate entrance permits are eligible for the city of Toronto's Fast-track program
Please get in touch if this is a project you could help me with.
Thanks,
Andrew
Looking to have new stairs built in basement. Approximate dimensions are 85 €œ (total rise) X 93 €œ (total run). I I would also like to build a platform or larger landing step as the bottom step. I've investigated stair rise/run options and one possibility would be: 12 risers @ 7 1/16€/riser and a tread depth of 9 7/16€, however I'm open to suggestions.
Stairs will be carpeted, so I'm comfortable with less fancy wood types, ie. pine.
Basement was just renovated with exception of stairs.
We are looking to replace the entire staircase, as well as shorten the run by approx. 12” to increase the headroom at the bottom step. We are also interested in custom bookcases and/or storage to be built under the stairs if possible but we understand that may require a different company.
Current staircase is approx 7’ high by 8’ run. Top step width is limited to 26.5” to outside stringers, however we are open to suggestions of how to slightly widen the lower steps once the limitation of the upper wall is passed. Final staircase is thus expected to be approx. 7’ x 7” with steps 26.5 and wider if possible
