We have approximately 800 sq feet to be tiled with porcelain tile. Floor is concrete and previously had carpet and tile which have been removed. In addition, approximately 16 inches of drywall needing to be patched around 50 feet of existing drywall. Another 50 x 6 inches of drywall patching required around ceiling and posts.
I have an unfinished basement approx 1000 sq ft. I want to have a 2 bedroom, kitchenette, full bathroom, 1 office space and living space with laundry. There are two entrances to the basement. The foundation is fieldstone and needs to be tuck pointed, the floors are rough and need to be leveled. There is electrical but no drainage that I can see.
Please give me an estimate on cost and time it will take to complete.
We have a finished basement, but just have some updates required: 1) About 12 potlights to install (already drywall ceiling with electrical), 2) Kitchen backsplash to install, 3) Replacement of entry door and fix up trim around door, 4) install maybe some outdoor carpet in entrance and related steps, 5) Install a frosted glass sliding door to bedroom.
Can you provide quote? Or better, come for assessment to the house this Saturday at around 11:15 am near Coxwell station. We require the work to be done and completed week of Aug 24.
Thx!

We recently had our basement flood. As a result, all the flooring and baseboards were removed as well as parts of the dry wall in contact with the flooring (see image attached).
Our basement is approximately 1,000 square feet.
The work required is:
1- Install flooring (tiles - either ceramic/stone/porcelain)
2- Add baseboard and trim
3- Correct the drywalls (add where patches are missing - i.e. bottom 6" - 12" - and paint over to blend with the rest of the walls)
Please provide cost quotes for labour only as we will provide the raw material. We are assuming that contractor selected will have their own tools.
We will invite contractors over to review the project before providing a final cost quote.
Looking for a experienced municipal licenced contractor with HST number for a Walk out Basement. This project Requires a 7.5 feet length x 3 foot opening to be dug and remove all interlock and dirt. Stairs are require to access the lower level of basement, a drain, guard rail and where the stairs are attached on the right side there was underpinning done in1941 as per the City of Toronto which has been excavated 6 feet in the basement area on the opposite side of the grey Aerocon Bricks wall which is an extension. There is an existing window which it will be replaced by a steel door for the basement.
Looking for someone to design and build a new walkout from my basement. Ideally 2 door french door style. As oppose to the L shaped staircase walkout I would be looking for a straight walkout.
Property is located on a ravine so potential for water to be ran into back and not city drain - though I would leave that for the professional to decide.
Serious project. If not able to draw designs + permits a recommendation would assist.
Must have experience in this work and good references. Image is of the ideal walkout but not the aesthetic.
The purpose of this project is to add a second basement walkout and perform drywall retrofit (fire code), to legalize two existing basement units in this 2002 built house.
This project is located in the Annex/Seaton Village area. Building permit is already issued, I am in the process of selecting contractor(s).
Ideal start date is as soon as you are available. Our plan/preference is to have all work completed and signed off on by March 01, 2013. Inside work can commence anytime after December 17, 2012. We would prefer to deal with the walkout first before the winter temperatures set in.
Key points of the project:
1. Add a new basement walkout
2. Create an opening in existing load wall inside the house, install support steel beam
3. Provide 3/4 hr fire separation between basement level and main floor, and between the two units in the basement and the furnace room (roxul filling of the cavity between drywall membranes)
4. Install fire rated doors where applicable
5. Install automatic vent shutoff into the air duct where fire separation is penetrated
6. Verify location and function of interconnected smoke/CO detectors relative to the building permit
7. Work with Enbridge to relocate existing gas meter to accommodate construction of the walkout
Detailed architectural diagrams of the house as well as of the building permit are available upon request.
To be selected, contractors must be able to satisfy all provincial certification/licensing requirements in all trades that are required to complete this project. We also require proof of liability insurance as well as proof of workplace safety insurance.
1. Install 2 drywalls both 9 feet in length, connecting at 4 feet approx. as a ‘T’ connection
a. Use metal studs floor, ceiling and beams
b. Dry wall panels sound proof fire /barrier
c. Electric socket receptacles provision
2. Install 7 standard white room doors with hardware
3. Light fittings
4. Baseboard
5. Painting
6. Close project
Hi,
I want a basement wall (Height = 74 ", Width = 102 " ) taken down (to enlarge kitchen space) and then one with same size built around 6-7 feet further with same electrical & plumbing installed. I want this done A.S.A.P.
I need a trustworthy company with Licence (Contractor's Licence) and insurance (liability, WSIB, etc) with reasonable prices, that will not come up with surprises, will clean up after job is done, will keep me informed throughout the job, and ensures that I am 100 % satisfied.
Thanks,
We live in downtown toronto in an older semi detached home. 80-90 years old. We would like to waterproof and finish the basement because it is damp all the time and probably has leaks and cracks in the foundations. Also there are holes where rodents are getting in that must be filled in. The size is roughly, 14x40 ft.
I have a new fully functional toilet in an unfinished section of my basement. I need a very simple, economic 3 piece bathroom to be built. The drains are already there. A vent may need to be put in. The adjacent room needs a door, drywall and basic laminate flooring. It's about 4m by 5m.
In the future I'll have my laundry area done as well (when I have a higher budget).
Thanks
I Have a crawl space under kitchen floor that needs to be opened and cleaned out.
A cat has gained access to the crawlspace and deficted in there, the smell is now coming up though the house.
There are two ways of accessing the space , to break part of wall in basement ( Brick) or from the outsideof the house , this needs to be openend and the soil removed and re sealed
Need some one to complete the job we started - a basement apartment.
The are four doors to be hung with door casings/frames etc.. two closet doors , a bathroom door and a bedroom door. All baseboards and trim work. Some sizes are not standard so doors will have to be cut to size.
We also have exterior work around the entrance door - that needs to be cleaned up.
Looking for someone to complete the work as soon as possible
We have a basement containing 2 big rooms, a big bathroom and plumbing already. actually you cld say its partially finished.
we are a young family of two, who would like to make renovations to the basement so it can be used as a rental unit for students in uptown toronto (eglinton/allen)
therefore we would need:
- ground levelling
- sound/fire insolation
- additional heating units
- closing a chimney
- separating one big room into two with a dry wall
- inserting kitchen where plumbing already available
- moving bathroom appliances to make the bathroom smaller
-insolation of heater room
we would like to talk to professionals and to get their ideas about whats actually possible and what the budget would be. we have an idea, but our knowledge is simply based on DYI books and TV shows. obviously we'd like some advise and possible good connections to honest and reliable professionals.
thank you for your help.
Kind regads, Mia.
Looking to convert an existing basement into a separate apartment. Basement is currently finished and consists of a living room, washroom, rec/play room and a laundry room. Looking to add a kitchen and create a self enclosed apartment. Open to shared laundry or separate laundry. Work to begin first week of October. Has to be a licensed and registered contractor. No exceptions. Need written estimates to provide to mortgage lender as this will be under the purchase plus improvement mortgage.
Thank you for reading.
Looking for someone to dig-out a clean mostly unfinished basement. Approx 500 sqft total.
Has 6ft clearance currently (looking for 8 ft finished clearance). Located Yonge/401 in Toronto.
I would like a licensed contractor who would pull all necessary permits, and guarantee work.
Can start immediately.
I have a semi-finished basement with a separate entrance; however the ceilings are low - about 6 feet. I would like to dig-out and finish the basement so that I can rent this space out as a legal apartment.
The house is a semi-detached Victorian (circa 1885) in the Dundas / Ossington area of Toronto. I'm not sure of the square footage, the basement is likely around 500-700 square feet.
The furnace room and bathroom for the main floor are currently in the basement. I would like to separate the basement so that the very front is part of the main floor apartment, with a new bathroom installed and the access to the furnace room through here, and there will be a wall separating the part of the basement which belongs to the main floor, and the part of the basement which belongs to the basement apartment. The current stairs from the main floor to the basement and the basement entrance will work with this plan, and do not need to be moved.
Budget is extremely important for this project. The cost will determine whether I am able to do this at this time or not. I would like a contractor who is willing to work with me in order to save costs wherever possible.
Thank you!!!
The basement is just under 600 sq ft, about half is unfinished utility and storage, and half is a finished TV/guest room. The house was built in 1905 and renovated in 2010. We had bad flooding in the summer while our neighbour was redoing his adjacent driveway. We've already scheduled the clean-up, demo, and waterproofing for early December.
I'm now looking for quotes from contractors to carry out insulation, drywall, and flooring for the finished half of the basement (approx 300 sq ft). For insulation and a moisture barrier, I'm thinking of rigid foam and spray-foam on the walls and under the subfloor. We'll likely finish the floors with carpeting. Depending on the condition of the stairs after the demo, and budget, we might consider re-building the stairs as well.
Our budget for the walls and floors (incl. insulation) is around $7,000. Timing would be mid-to-late December or January. It absolutely has to be completed by the end of January, to accommodate the arrival of in-laws and our second baby.
Hi,
I am considering buying a detached, 2 storey, 1800sqft home in Toronto with 4 bedrooms and 2 bathrooms that needs some work. I am wondering if I can please get some input on the estimated budget and timeline for the following:
1) Adding an ensuite bathroom to the 2nd floor masterbedroom, next wall to the bathtub of an existing bathroom. What would the expected timeline for permit application + reno?
2) Kitchen remodeling: 10.3x8 feet, no change to layout and structure, only change to cabinetry, countertops and flooring
3) Finishing a basement and adding a 3 piece bathroom: currently unfinished Rec (22.7 x 12.5 feet),Open concent, Laundry (19.7 x 11.7 feet)
Thinking of using mid-range materials for the above. Thank you in advance for your input!
