We own the semi-detached house. Our porch steps are falling part and the iron railing that came with the house can go. We like to sit on our porch and don't want to lose it, yet we also want a little separation between our living room and the outside where we can kick our shoes off and keep some of the heat in the house during colder months.

We need to expand our large reception desk by removing (and replacing) drawers to create more leg room to fit a second receptionist. I am the owner of this unit. I have permission from Property Management to cut out the drywall, the only condition is that they would need to ensure that the wall behind the drywall is truly cosmetic/empty (I was told this by the builder when the condo was purchased) before full construction could occur. The wall certainly feels hollow (it is an end unit, not shared with any neighbours).
Size:
The wall is approximately 232 cm x 372 cm (HxL) (see diagram). I do not want the bookshelves to consume this entire surface area necessarily, but it might be a good start to just get the estimate for the full wall.

The wood base is rotted under a porch column. You would need to shore up a corner of the porch roof, remove the rotted base and replace it. I have purchased a wood base from Home Depot. You can use that if you find it suitable. The following link would show you thatclick here of the old base are attached.
An old Toronto semi with a 12" slant on the 3rd floor.
The slant is constant from the front of the house being higher than the back.
The house is structurally sound the joists just need to be sistered to level and built in closets and the floor frames and trim need to be removed and reinserted.
Sound insulation between the second floor and first floor may also be needed
Our current reception desk is 7' long x 2' wide x 2.5' high. The counter top consists of a synthetic material that measures 2.5 inches in thickness. It rests on top of a drywall base that is 5.5 inches wide. The reception desk is attached to a drywall column beside the front office door. This situation contributes to health & safety concerns for the receptionist, which we need to remedy.

My dog chewed up the corners of wooden trims at the base of several walls at my friend's condo. Looking for someone to repair them.

1. Casement window crank operator is broken. This problem keeps coming back. It might be better to install a dual arm system.
2. The two sliding glass doors for the second bedroom are stuck. These doors are at a right angle and serve as the entrance for the second bedroom.
3. The T-mold between living room and the two bedrooms need replacement. Living room has laminated floor while the bedrooms have carpet.
4. The back wood wall under kitchen sink seems brittle at places due to earlier water leak.
We would like to replace our old stairs leading to the second floor. They are in somewhat poor condition and are more steep than we would like. The stairs are on a common wall with the house next door. They are currently carpet covered, and I think we would stick with that. The house is old (1910).
