We have built a new deck, and want to extend to it and build a new stair and then a new gate and fence on south side of the property. Experienced deck builders to start end of next week or sooner ie. Foundations ie. Sono tubes etc. Can send pics and dwgs if interested. Pressure treated ; new deck is 9'-6" x 7'-0" with some modifications of the existing deck. Need a price range for deck/stairs and fence/gate prior to qualifying.
We have a 3-year-old townhouse with enclosed backyard. The backyard is approx. 5' above street level with landscaping stones as a retaining wall.
We require:
1. gate to be added to existing fence
2. deck with one or two steps down from sliding doors; deck and steps should not be attached to stucco house
3. raised planting area that will be approx. 18" higher than the finished deck
The only existing landscaping is grass.
3 years ago, my wife and I did some renovations in the interior of our old Victorian home but did not have enough money to do anything outside. Now we would like to turn out backyard into an outdoor living space and do some landscaping in the front yard which would include addressing the grading of the grounds away from the house as well as the retaining wall and steps going to the basement door needs to be rebuild. So we are currently accepting quotes from various contractors to do this work. Contractors will need to be able to provide us with references of previous work as well as being licensed.
Thanks.
Peter.
Looking for someone to build a rectangular wood deck 17' x 30'. Will need no more than 10 fee of railings on one side only. Deck will mostly be no more than 2 fee from the ground.
Piers to be formed with sonar tube (or similar) and must reach 4' below the ground. Wood posts to be to code, 4" x 4" or 6" x 6", and to sit on metal brackets set in concrete pier.
Can you provide a quote for standard pressure treated wood, cedar wood, and composite decking.
My old porch column is slanting away from the house. I need a contractor to temporarily support the porch roof and porch floor, demolish the brick and timber column and replace with a 6x6 pressure treated column. The brick portion is roughly 7' high, measured from grade and the existing timber column wrapped in aluminum skin is roughly 4' high. After demo a new, roughly 11' long PT 6x6 needs to be anchored to the existing porch column foundation and framed into the existing porch floor and porch roof. Brick and timber does not need to be removed I can deal with disposal of all demolished materials. I plan to reframe guard rails this summer so I'm not concerned about tying in the existing alum guards to the column either. I would like this job completed in one day.
I am looking to remove current damaged cement steps at front of house, and replace it with a nicely designed wood stairs and landing and overhang directly above for cover from rain.
The concrete footing will have to be expanded to support this larger build.
I would like materials chosen for durability.
Thank you.
I have a 25x16 deck i have started and have almost finished. i could use some extra pro helping hands to finish off a bit quicker as there have been some delays. what is left to do for completion is:
5-6ft of decking
24ft of skirting
railing
steps+ railing
I'm looking to have this completed ASAP at a reasonable cost. please text or email me to schedule a viewing.
I have a 14' X 6' second floor wooden balcony. I feel like it's a bit of an eyesore and I'm not sure if it is structurally sound. I am looking for someone to assess that it is structurally sound and can easily support several people, also I'd like to give it a face lift. I don't have a particular style or material in mind (glass, metal, wood) but I definitely want it to be more asthetically pleasing without breaking the bank - right now it's just a big bulky brown eyesore. I'm open to suggestions, I'm looking forward to enjoying the new balcony this summer.
I have posted some pictures of the balcony, please email with some options and quotes.
Thank you in advance.
Anna
Currently have a glass enclosure - would like to remove it- redo the steps, build posts, and a peak top roof with shingles for the porch.
Located at Victoria Park Ave and Lawrence
Please refer to the picture:
I would like the end result to look similar to the porch in the picture.
Just like the house in the picture, there's a steel beam going around my house (under the roof)...however, they seem to cut the porch roof to fit the house without making any changes to the house's original roof.
Thank you
Removal of pitched roof from existing porch and construction of balcony/deck with wooden railings above, addition of some detailing to existing porch.
**Drawings show glass railing but this has been changed to wooden railing**
Building permit already obtained.
Ready to start work immediately.
Additional possibility of removal of siding around bay windows and replace with stucco finish.
Hoping to partially enclose the front porch to allow a mud room effect since we live in an old semi detached home with no front Hall closet. Then in the back yard we are looking at a lower maintenance low set deck. The front porch was 16x6 at the moment and is more of our focus given that it could free up a lot of space. We are flexible on design and materials. We are first time home buyers so we are thinking in advance for likely next summer project at this point. We are aware that they could be costly projects and want to plan and save accordingly.
Hi, I have an older home (approx 80 years old) with a wooden front porch. I would like to replace a rotting support beam under the porch and re-enforce the front support pillar.(sw porch footing). The porch is leaning a bit to the front and to the left, also would like to replace some rotton wooden planks on the floor of the porch (3 pieces). I would like to start this project asap. I am also intersted in patching some floor pieces (plywood) on the 2nd floor of my house and laying down vynal flooring. Thanks you Dee
Front porch is on an a severe angle away from the house. Currently it is a covered and enclosed porch with sashed windows. Overall I need recommendations and quotes for the options to repair and/or rebuild/redesign the front porch. I would also like to add a design element for the storage of garbage bins.Porch is approximately 17' by 5'. House is semidetached built in the 1920's. There are two brick posts on which the current wooden porch is built. cement stairs lead up to the porch.
The back deck is impoperly built and rotten. It also serves as a roof for the back basement entrance to a basement apartment. The yard needs proper grading for drainage mangement and a new raised deck(6' from the ground) needs to be built and redesigned. New fences and gate are also required. Again the deck would be about 17' wide but possibly with two depths to account for the entrance to the basement. Storage elements will need to be built in for garden equipment, bicycles etc.
Looking to replace my front porch railings and support beams with a wood finish with iron inserts as seen in the attached photo #3 below. The porch is roughly 6x14. The railings will be removed prior to the start of the job and only the porch supports will remain. Dumping will be handled by the owner, so only removal of the current supports and install will remain.
1st and 2nd pics are the current porch.
3rd pic the poles/porch supports I want in place.
Old (probably original) closed-in wooden porch in need of replacing or significant repair on a semi-detached house. Porch has pulled away from the house, and pillars are slowly sinking. Has leak damage in the roof.
Looking to replace it with something that accommodates side-alley access to recycling and garbage bins. Could be closed in, or not, depending on costs / options available. Flexible on materials.
Could include cost and project-sharing with neighbours on the attached side, whose open porch has similar problems.
We have a 100 year old house, near Roncesvalles (Toronto). The front porch is a little rough and the porch roof needs to be replaced. We would like to have a new porch roof that includes several sky-lights or some other type of "windows" to allow the sunshine through while still providing cover from the rain/snow. Our house is a large semi and the porch roof is basically the same for both sides. Our attached neighbors are also interested in participating with such a reno.
We need new front porch steps and railings. We are two retired seniors with ambulatory issues. We would like 4 risers in pressure treated wood but treads in non-pressure treated wood in s4s or similar outdoor-suitable wood, but not cedar. I cannot decend the steps with firm handrails. We would welcome your suggestions and quote asap.
Thank you!
Existing garage is not large enough for our car. At the same time our back 'yard' is very small. Wondering if it would be possible to build a slightly taller garage, to accommodate the car, and add a roof top deck to provide more usable outdoor space. Looking for contractors with experience building similar projects.
Thanks.
1. Want to replace original Hardwood floors of my east york bunglow. Approximate flooring area is 450 Sq. Ft.
2. (Optional dependent on budget) Also looking for covering the backyard concrete deck of approx. 100 Sq ft with composite wood flooring
3. (Optional dependent on budget): replace one bedroom window with door to backyard. Currently have a side door.
Open to quote with or without material. Please quote each item separately. The first one is the main ask.
In order to renovate and winter proof our laundry room we first have to fix the leaking from the outside porch in the backyard.
I think building an enclosure on the porch would stop the leaking, then we can;
Rip apart the laundry room
Put insulation in the laundry room
Add a new light fixture and power sources in the laundry room
Install wall board and paint it
Purchase or build and install shelving or cabinets
