Porch- The plywood on our front porch needs replacing (4.5 sheets of 4x8). Add lattic on one side (8 x3 feet). Perhaps add a strengthening piece for the rail to attach at the front.
Garage- 3-4 feet of plywood and strengthen frame (the garage goes under the porch and living room of the house) and is a wooden extension from the foundation. It will also need some siding and perhaps shingles on the top (3 feet by 8 feet).
2 Projects. I would like to use the currently offered government tax rebate on these projects.
1. I need my porch/steps leading to the house rebuilt. The porch currently has separate steps built by the side of it and I would like to remodel such that the porch includes the steps (leading to the front door) and this would make it the same as the neighbouring houses. The current porch and steps are built of wood and I would like to stay with the wood, but change the finish from painted (green) to oiled finish. Below the porch, there is a cold storage space. Size: approx. 12'x6'. The house is very old, built into a hill, but all is in good condition and fairly attractive, except for the porch. When the porch is rebuilt to include the steps, the current steps beside the porch need to be taken away. There are about 10 concrete steps to get into the porch fromt he street, no driveway, and turning 90 degrees to left, an additional 8 and 10 steps to the house and it is these last steps that are to be remodeled/rebuilt to be included in the porch.
2. Inside house, for insurance company, I need to build a railing to stairs going from first floor to the second level.

we would like to add on to the front of our house by enclosing our porch. In this area we would like to create a closet for the bedroom on the other side of that wall and create a closet plus a bit of a foyer in our enterance way. We are basically looking for the outside structure to be done. We would like to finish this enclosure with stucco and then stucco our whole house. The house is a solid concrete bungalow approximately 800 square feet in size.
My house is on a hill. The garage is in the basement, which is cut into the hill. My front door is above the garage, but set back by about 6' of porch from the garage door. The 6'x11' porch is constructed of tile over plywood, over 2x6" joists with pink fiberglass insulation between them, over drywall, over the front of the garage. The porch has a wooden railing which is flush with the garage door, but directly above it. It appears that the porch was built without any appropriate waterproof barrier above the garage.
The porch railing is rickety, the tile is coming loose, the plywood appears completely rotten, soft and flaking, the fiberglass insulation is soaked, the drywall ceiling is water-damaged and mouldy. In two areas of the balcony, I don't step for fear that my foot will go right through! There's a possibility that water damage extends farther back into the garage ceiling, inside the house. We're not sure what condition the joists are in.
I'm looking to have the balcony rebuilt probably in 2x4s or 2x6s like a deck (instead of tiles) over an appropriate outdoor roof above the garage. The drywall garage ceiling will need repairing too.
I would much prefer if the outdoor roof was not tar, and ideally you have some specialty or interest in environmentally friendly alternatives to tar-roofs (A quick google search reveals several options at comparable prices). I have photos but would appreciate a free visit to inspect and quote accurately! I live in the Bayview and Eglinton area.

Looking to get some close estimate to renovate front porch. Looking for:
1. Remove old railing and posts.
2. Replace with pressure treated railing and supporting posts
3. Remove the aluminum on the ceiling of the porch and around the beam and replace with a wooden ceiling (like hardwood flooring but on the ceiling).
4. Price for keeping the centre post and also what might be the cost to remove the post..a rough idea is fine.
5. Do not need the railing stained.
6. Porch is 67 inches wide and about 123 inches long. There are 6 steps and stair case at 41 inches wide and length from the bottom post to the top post is about 64 inches.
7. The beam is 6 3/4 inch width and 12 3/4 height.
I have attached pics, and the house on the left (with white windows) is the house in question, the house on the right (dark windows) is kind of the renovation idea minus the chucky posts. A 4x4 post is more with the concept that is being considered. Looking for a rough price idea for now and then we can proceed.
I have recently renovated an old home located in the west end of Toronto. The last piece is to rebuild (refurbish?) the front porch. Currently there is a concrete base (good condition) and a flat roof. Porch is 10'x9'

We live in an older home in the Kingsway and need to rebuild the outdoor set of stairs from our kitchen leading to the side garden. We would also like to add a small deck so we can store a BBQ in this space. The current set of stairs are rotted out and very dangerous. Front porch: 4 steps need replacing as well as the top of the stairs as the wood has become very old/degraded and weak. A portion of the porch leading from the stairs to the door also has become weak. The railing also needs to be reattached to the steps.
Back porch: 4 steps need replacing as the wood has become old/degraded and weak.
Back gate: the back gate has become very warped and no longer opens/has become separated from the post on one side.
Drywall: A hole that is apprx. 32 inches high and 10 inches wide needs to be patched in the drywall in the basement - left over from plumbing done last year.

I'm looking to have the wood on my front porch replaced. It is rotten and falling apart. The size of the porch is 20'x8'. I'd like to get a quote for cheaper wood and one for cedar. If the price is right, then we'd like to use the cedar.

The wooden steps and floor boards of our front porch are in need of replacement. We would like to keep the existing rod iron posts and railing as it matches our neighbors. The job requires removal of the existing boards and steps, replacing all with new wood and finishing with an exterior paint as well as a runner of outdoor sisal carpeting up the stairs and to the front door to protect the wood from high traffic areas.
We have a set of stone stairs with a metal railing leading up to the front door. Our dog was tied to the bottom post, lunged at another dog, and caused a small fracture in the stone, which means the railing is no longer stable (see pictures). To be fair, the original installation of the railing was not well done, and we have had to kludge together a fix for it since then. Anyway, we need the railing replaced now, and possibly have the bottom stone reoriented so the fracture is hidden (not sure if that part will work).
The floor and railings of our deck have fallen apart or rotted. The floor is a floating style deck floor. We require a new deck floor and railings to be constructed out of pressure treated wood. The deck is approximately 21'x9'. The style of the railings should be the same as the old ones shown in the pictures, except high enough to meet minimum code. The installer will obtain the necessary permit. The installer will not need to remove the old deck pieces from the property.
