We have a warehouse space that is basically a big open box with concrete walls and flooring and a dimension of 38' x 113' with 21' ceilings. We have a detailed floor plan that gives all the dimensions to the rooms we are looking to build including where doors will be located and windows placed.
We are looking for a competent contractor with some knowledge and preferably with some experience in sound isolation and/or acoustical design. We do have previous experience designing a studio so we are quitte capable of doing the layout, we just need the actual labor to be done. We would even provide all materials needed.

House built in 1922, approx. 1600 sq ft, 2 storey, 4 bdr brick. we got Furnace changed from oil to gas 1981, Kitchen reno 1992, basement leaks. We bought the house in 1981 prior to this there was a fire in house and had been totally gutted new dry wall over existing lathe, electrical, no insulation except in flat roof area and possible blown in attic.
Would like to completely gut the house and redesign the layout, have a new HVAC system installed, possibly exterior stucco, main floor powder room, new kitchen, new windows and doors, possibly enclose the verandah (master bedroom over hangs this and is very cold in winter), thus making our living room bigger, straighten the floors, install proper support structures, finish the basement hardwood floors, replace stairs. We now have an up to-date survey. Would like to have project completed by fall Oct. 2013

We live in a very cute 900 square foot bungalow, our "cottage in the city". It is approximately 80 years old and it is surrounded by old trees. We recently expanded our family so we're needing more room. We are considering adding an addition to our home, instead of moving into a bigger home, because we love the location of our home. We are thinking about adding a second story (approx. 800 square feet), with three bedrooms, in Spring 2008, if the foundation will support it. We very much want to keep the original cottage feel to our home and maintain as much of the beauty of the home as possible. At this early point in the process, we need creative design ideas, structual engineer surveys and building estimates, to see if this project can become a reality.

I am looking for experienced builder to remodel my existing large 2 car garage like (19' by 34.7') solid concrete block structure to a 2 1/2 storey house. Currently the lot is legally independent with only this single structure on it. The lot currently does not have water / sewer plumbing or electricity / gas. Will need to inspect the foundation and possibly underpin / dig out a basement, connect to water / sewer / electricity services and build on top. I am looking for some company who can handle applying for new city services / permits and completing construction from start to finish. Please provide your ball-park cost estimates to place a bid. Hi, at this point looking to get a rough estimate on constructing a retail store that will serve 6 - 8 flavours of self serve yougurt, which customers will serve themselves directly from the machines. The machines will be behind drywal walls. Ceiling, flooring and pot lights required, there will be some seating. Some carpentry work will be rquired for the topping counter and seating designs. Two walls 11' x 13', cashier & topping counter will have 1'' x 1'' colour tiles. The area of the unit is 34' x 16'.
Will scan drawing to scale and plan of interior with colours when email is provided.

Our home is currently a two-storey rectangular home with a flat roof. With the help of an architect, we started designing a very simple third-storey addition. However, the architect we have been dealing with is a neighbour and friend. As we wish to really get going on this project we had a sit down talk with him recently. We have decided that for a number of reasons, including his exceptionally busy schedule, his own house renovation, and a desire to maintain a friendship, that we would not retain him for a professional relationship. Thus, we have some ideas for what we want but no set of drawings beyond floor plans I have done. We would therefore require your services for the final design and drawings as well.
We also know that a Committee of Adjustment hearing will be necessary. Does your firm provide representation at C of A hearings? This is one area we agreed he could help us with if necessary. However, we do like the idea of dealing with one person/firm from start to finish and as such would like to meet with you and discuss this project further.
The addition will be a basic 14' x 28' UNFINISHED box with flat roof to serve as the basis for a master suite. It is our intention to have the shell completed by contractors, including roof, windows, siding/stucco, door to walk out deck, and roughed in plumbing. We would then take the next few years, as time and budget allowed, to complete the interior finishing, including insulation, drywall, electrical, HVAC, stairs, and flooring, ourselves.

It is currently a two-storey, two bedroom home, plus basement. Approximately eight years ago a full height brick addition, comprising basement, living room, and bedroom, was added to the back of the house. The existing house is approximately 900 square feet, above grade, on a 17.5' x 113' lot (1977.5 sq. ft.). A garage is situated at the back of the property and stretches across the full width of the lot and extends approximately 18' from the rear property line.
Due to the previous addition (8 years ago) and based on our existing lot coverage we are permitted to add approximately 200 sq. ft. before we hit the 0.69 coverage ratio allowed. Thus, we would need to go to Committee of Adjustment to enable us to add approximately the 400 sq. ft. that we require on our third floor.
I have done some further preliminary investigation and determined that the allowable height in our area is 10 metres, so with our existing home being approximately 21 feet tall, the height of an addition shouldn't be a major issue. Although I am trying to find out how the old City of Toronto measures “height”, as pre-amalgamation this was interpreted in various different ways. There are also a number of homes on our street, and close surrounding area, with third floors so it will be in keeping with the neighbourhood.
I also have not yet engaged the services of an engineer to do a study of the existing foundations to determine their suitability for carrying the additional load.
