I have an older house in East York (Toronto) and I'm trying hard to restore as much of it as I can to it's earlier, original condition. Currently, I have a stairway that goes from the first to the second floor - it's made of wood, (gumwood, I believe), however the stairs creak a lot when you walk on them - and they need to re-supported from underneath and refinished a little bit on their surface.
I'm looking for quality, someone who can help take the house back in time.
This is the only house I have (and will ever have) and I want to restore as well as I possibly can.
I would appreciate getting feedback from anyone out there who likes to restore older wood to promote the craftmanship of yesteryear.

We just bought a "fixer upper" house, and the first thing we would like go get done is the upstairs wood flooring. I have been researching to do a DIY , getting quotes via family/friends, but thought I'd get a professional quote and feedback. I have wood flooring across the upstairs (3bedrooms + living room + dinning room + hallway + short staircase). They are a light color, have many scratches from furnitures, and just worn out overall. Therefore, we would like to get the best feedback/opinion of the best options which is cost effective and worth it in the long run (next 5years).
I live in a condo building near Bay and Wellesley in Toronto. The problem I am having is that the engineered hardwood planks near the front door of my unit are rising. (I think this is due to water seepage from a leak in the nearby washing machine). It wouldn't be a big deal, but it is hard to open the front door because the bottom of the door slides against the floor. It has been getting worse over the last few months. Can anything be done? Have you dealt with this type of situation before?

I would like to receive a quote to have approx 600 sq ft (living room/dining room/hallway and 17 stairs) resurfaced. The floors are oak and anywhere from 30-50 years old. As this is a rental property, I don't believe they have ever been done from the original installation.

Kitchen floor needs minor repairs - originally not properly laid out at join of kitchen and family room. All rooms on the main floor probably need to be refinished (big dog/scratched surfaces. Approximate size: 540 square feet (if my math is right) If kitchen floor can't be repaired, will consider installing tile.
Also, stairs to second floor and handrail need to be sanded, stained, refinished. Would like to colour match all hardwood on main floor with stairs.
