Foundation deliberately flooded by neighbour(s) 2013 between the two major rain storms in July despite repeated calls to the police. The foundation lifted with the melting of snow January 2014. Insurance would not pay for repairs. Some contractors said that nothing could be done due to the base which is sand. The house was built in 1937. Moisture comes through the grout in between the basements ceramic tile when it rains. Two contractors said underpinning was not possible. Another said that waterproofing the external wall was important. Yet another said repair the entire weeping tile. Is there anyone who is able to clarify the situation?
It appears there is no foundation under the addition. The floor appears to be slowly sinking at both ends (where the floor meets the walls) and this is causing a slight arch in the middle of the room.
The total area of the addition is 200 square feet (20 feet long X 10 feet wide). The original house is over 60 years old. It is difficult to estimate the age of the addition - we assume it is more than 20 years old as there was "knob and tube' wiring before it was replaced.
This concrete walls has a privous liks and was injected privously. The problems continuo with the penetracion of the water every time rain. the problems its in the parking lot level "C" the other thow level they are dry. This wall connect to 3 levels of parking in the south side of the building. I am looking to repair and affordable price. I just one suggestion of what ever contractor qualify for this project. Hello, my problem is in my cold celler room in my basement in North York. This is the only part of the foundation that is exposed that we can see inside. We had waterproofing done 1.5 years ago around the foundation and this area in particular had some special treatment that may make it different from other areas. At this spot, the front concrete stairs of our house was removed (jack hammered off) in order excavate underneath them down to the foundation for the waterproofing of the wall. 4 months later we attached new cement steps right up against the top of this wall. Best guess is that those new steps are settling down and forward, causing the new cracks/bowing of the wall in front of it. Over the past year we've seen very small crack lines between the blocks get bigger and now the wall is no longer flat, but rather bulging inwards slightly. Our Front stairs/door is above and in front of this spot. I don't know if it will continue to settle and get worse, or if its stable now. It has definitely grown from perfectly smooth when the waterproofing was done, to small cracks between cinder blocks we noticed in dec. 2020, to much more obvious bigger cracks and bowing of the wall now in June 2021. Its not clear to me what kind of contractor/trade to call for this, looking forward to your recommendations. I see online that sometimes carbon fibre straps are used to prevent further movement. My hope is that its not too late for that, and we can avoid the more drastic options.
I am looking at purchasing a property which has major sagging of the foundations in several areas of the house (some floors have a few degrees of tilt, others have buckled the floorboards).

I have water leaking into my Cold Cellar, located under the front porch, form the foundation every time it rains. Approx. 7' x 7' floor area.
The cold cellar is cinder block with a concrete floor. The water is coming from the side that i had just recently just dug up to have a back flow provender installed.
My preference is to see if I can have this repaired from the inside, vs digging up the outside due to my landscaping.
