The idea is to take off the existing roof, build new second floor and new roof.
I will get the drawings ones we know how it will look like and apply for permit right away. Ones I have permit we can talk about exact start date.
Right now I need a rough quote for the whole framing and roof. Since I am in construction jobs too I would take care of all exterior and interior finish work (plumbing, electrical, drywall, stucco, tiles,...)
So I need someone who will take the old roof off, build framing for the second floor (including the plywood on floor and the plywood on the walls outside. And new roof as well. Roof can be flat if that would be cheaper option. Or any other suggestions that would make this project less money.
I know You can't give me right quote without the drawings but approximately please.
The additional floor would have three rooms and one bathroom.
And this house is only 800 sqf in base

The house is 100 yrs old solid brick. We wish to change the main floor to an open concept and the engineer has recommended supporting the floor above using a 14 ft beam supported by two 16 ft beams spanning the width of the house. (see attached .pdf document). I require demolition of the two existing walls and installation of the beams. I will do all the finish work myself i.e. framing, drywall, painting etc. One wall is a party wall and is also solid brick. I can email the .pdf document (I had to mangle it a bit to change it into a .JPG for this posting.
We wish to have a closet created out of an unfinished cold room. It will need framing and insulating.
We may also be interested in removing a wall to create a larger room off the closet. There is an ensuite beside this room divided by a small hallway; the thought is to relocate the bedroom entrance to enlarge the space and make it more appealing to buyers/more functional.
The laundry room was never fully drywalled and we would like to have an accordian door installed to close off the furnace from the laundry room.
We may also wish to have a closet or cabinet built for our newly enclosed mud room at the front of the house.
I have multiple commercial units acquired or in the process of acquiring in the next year and they are all expected to be in between 1000-1500 square feet. As you can see from the heading I have a major problem with my contractor. I need a new contractor to correct a major problem with the floor joist direction. Architectural drawings show 91/2 " joist to run full width of laneway house 12oc. As a result of this mistake they have put in multiple bulkhead to accommodate HVAC. Opportunity to do rest of the build.
Form footings for a new house in Etobicoke area. Footings to be 26" x 8". Wood will be supplied, need labour only with own tools, generator, and nails. Project is ready to be formed on Tuesday, August 10, 2010. To give me a hand making level floor joists in 15 by 24ft gutted space. It is out of level about 4.5 inches running perpendicular to joists over the 24ft.Some sistering, some joists with shim strips on top and some trimed down. The joists are real 2by 12sx16' span,12" on center and also supported in middle with steel beam. The sill plate has deteriorated in one area under 6 joists and extends 5ft beyond the gut. The water run off from roof that caused rot has been fixed. That area can be stabilized with a interior supporting wall next to foundation. My building footings extend a foot in width beyond the foundation wall at floor so the supporting wall can be built on top.
Hi, my property is a 1940`s 2storey semi in central east toronto. It had a laundry mat on main floor store front. The store front is completly gutted and is to be made into a self contained loft style student or single proffessional rental in long term but to be used by my sons as a seperate living unit for near future. The space has dedicated street front entrance and seperate basement entrance. Laundry and use of 7.5 ft basement area will be built at later phase. The floor joists to be leveled and some structural issues to be done has dimensions of 16ft.wide, 28ft long and 10.5 high. Also 2 the cieling joists are sagging due to a cut out where heating ducts were. I am heated by water and the piping is presently dismantled to 2nd floor in order for me to strip the ceiling. The loft living space will have a Kitchenette (already bought), Aprox 6x6 .3 piece washroom, and a entrance closet. The rest of space is open. Adjacent to washroom is sleepng zone at rear, center of space is dining zone and in front is lounge zone.
The sinking area was due to a water problem that has been fixed. The sill plate has wrotted. Problem area spans around 10 feet. Jack posts needed. I have two steel beams 11.5 feet long that are sandwiched with wood and bolted. I need posts for instalation in problem area. I have 220v for welder. I want to install a permanent support structure by jack posting and lifting a small amount. Also to bolt floor joists to wall studs. I will be sistering to make level after. I will have the area clear and exposed dry wall off, Pipes out, gas pipe? water off, gas off, so that you can install the support system.
