I plan to replace my 50-year old garage with a new 2-car garage. The garage is located at the end of the property (corner lot) with easy access from the street. The project site is located in Davisville Toronto near Bayview.
The planned dimension of the garage is roughly 6.5 x 5.5 meters (21x18 feet) and about 3.75 m (12 feet) in height. The garage will have one big front door (automatic door), a side door and a window. The foundation is a concrete slab (maybe real footing - can be discussed). The garage siding should be vinyl. There is no requirement for fancy features, but the garage should be sturdy and long lasting.
Drawings are more or less completed, maybe some final adjustments are required to optimize material or follow building codes. Approval from Toronto Committee of Adjustment have been given to exceed some Toronto bylaws (e.g. distance to neighbor). I just need to apply for the permit. Any tree removal will be done before construction (permit already available).
The planned start date is late April 2012.
Please provide some rough quotes for this project, including material, labor, removal of old garage, foundation (slab or real footing). Also, please provide estimated duration of construction. A link to your web site and reference projects would be appreciated.

Looking to sub out building of a 2 car garage seperate from the house. I am looking for ballpark figures - will require demo of existing single car garage and disposal, pouring cement pad for new garage in new spot and build approx 20x20 garage. siding will be vinyl, doors will be barn style, i am assuming walls will need to be 2x6 const and the roof will be asphalt shingles. ballpark figure should include permits and drawing fees by engineer/architect if req'd.
We need to build a new two car garage at the back of our house. There is currently one there that is falling down. The garage is accessed via a laneway and is between two other garages. The sides can be made out of inexpensive material since you can't see it. The front and back should ideally be make out of wood siding. So it is the front and back of the garage that is most important since that is what you see. I want to use the current garage door that is there and put in a new glass door to access it from our backyard. I also have a beam that was put in last year to ensure the garage didn't fall down before we rebuilt it so it is available. It will also need a new concrete floor.
Not sure if this would be permitted by the city of Toronto, but the following is what I am thinking of doing:
The property dimensions are 130' x 55' (east-west) , corner lot. The back/side yard is about 37' long facing south. I would like to add a single car garage/shed, with roof that is strong enough to support solar panel installation.
Access is not an issue since this is a corner lot. The house has an attached 2 cars garage.
Currently:
- Garage: We have an existing metal structure on a concrete pad. The metal structure has several flaws including the garage door in the front being broken.
- Patio: Small area with basic patio stones and a small wood elevated deck.
We'd like:
- Garage: Either replace or repair the existing structure -- replace is preferred but cost is a factor
- Patio: Looking for help with concept design. Some initial wish-list items would include a covered outdoor kitchen and and potentially a place to integrate a hot-tub at some point. we enjoy the look of a interlocking brick area.

I currently have a one car garage in my backyard. It needs to be demolish and then build a new 2 car garage. I am looking for a very good contractor who will do everything. Meaning they will get the permit to demolish the old garage and then get the design for the new garage. They will then get the new permit to build the new garage. If I can get at least 3 top contractors within GTA to come and look at the project that would be great.
An attached two car garage, size ideally 22 x 22, depending on permit. Foundation to be build, the ground now is part of empty side yard. Part of the front fence to be removed. Wood framing with plywood. HardiePlank lap siding preferred, some bricks or veneers may be needed on the front frame to match the exterior of the original house, asphalt shingles. There already electrical sources on the outside wall, lighting to set up. Garage door, of course, a back door and side window. Asphalt driveway.

I am looking for someone who will build a car port for me. I have 4 or 5 4x4 posts already set into the ground on each side of the enclosure so I really need just a roof with possibly the sides made to look a little nicer. The space between each side is approimately 14 feet.
