I have an old garage that is falling apart and now I need a new one. I doubt the 65 (plus) year old one good take a reno. The floor is a combination of dirt and coal. I am guessing a previous owner stored coal ???. The structure is 13 feet by 18 feet. It has a gable roof. it does not need to be winterized. There is no electricity. That would be nice to have. I am just looking to replace this with a better building with a concrete floor and a decent foundation. And windows or s skylight would help too. Please help me. Thanks, Tom T.
I would like a quote to build a new 2 car detached garage this year in the backyard of my semi-detached home. I have confirmed the zoning regulations and the size/footprint can be ~25' x 24'. The yard is empty right now with a gravel floor.
I would like the following done:
- Design drawings done and submitted for a permit
- concrete floor laid down
- one story brick construction garage
- sloped roof
- one large garage door for both cars
- electrical line installed to allow light/outlets in the garage
We're building a new garage where our current (falling down) garage is right now. We'd like it to have a flat roof and storage above. My husband doesn't have time to do the drawings required for getting the building permit so I'm looking for someone to do the drawings for us.
If my husband is impressed with the work done on the drawing, there might be more work available in the building process (and/or in other projects that we're just starting).

Garage Reconstruction Project

I.Project Definition
To reconstruct a 26 square meter garage at the rear of the building
This is a wood frame structure with full footings and a flat roof. The design includes one three meter garage door, three skylights, one entry door on a wood and vinyl siding finished structure.
II.Project History
This property had a two car steel clad garage and shed structure that was very old and poorly constructed. This structure had started to collapse this summer. A contractor has since been on site and removed the old building.
Some areas for footings have been excavated during the removal process, but this work has not been completed. Request for a building permit has been submitted to the City on July 27, 2009. All work is to be conducted in accordance with The City of Toronto building approval process and Ontario Building Code standards. A complete set of construction drawings prepared by Memar Consultants is available for review.
IV. Project Goals
The goals of this project is to;
1.Provide a new structure for storing the car.
2.Provide some storage space for yard equipment and supplies.
3.Increase the value of the property.
4.Improve the visual appearance of the building from the lane way.
5.Expand the backyard space for BBQ and social activities.
V. Project Concerns
The major concerns that need to be addressed as part of this project include;
1.Management of the budget to help control project costs. (options that might help reduce the current budget are welcome.)
2.Construction start and completion timing is very important as the current project state is unsafe and needs to be addressed quickly.
VI. Contractor Requirements
The contractor is to;
1.Attend the site for a visual inspection of the property and project.
2.Provide a fixed quote propsal for all work and materials detialed in the constuction drawings.
3.Provide all services, labour and materials to complete the project in a timely manner
4.Provide a timetable for the construction process and an estimated completion date.
5.Supervise all work at the site.

I have an old garage that must have been built by the previous owners, it's not in great shape. I think it would need to come down and a garage rebuilt in its place. I'm not sure what the laws are regarding this and what permit I would need but at this point i'm just trying to gather information and a quote.
We are looking to have our detached garage at the back of our house rebuilt. The existing garage and everything in it would need to be demolished as is. We have had the attached plans put together as well as have taken out a building permit.
In addition to interior lighting we would like to add some exterior lighting to the side of the garage facing the backyard. A new conduit and power feed will be required to be trenched from the house out to the new garage.

Hello, I have an existing shared garage with failing block foundation walls, wood framed walls. the pad size of both lots is approx. 20ft by 22ft. The grade slopes from the entrance to the rear by 1 meter. One lot has a concrete slab, the other, granular fill. Could you provide a quote for a replacement garage? Garage doors to be supplied and installed by others. I can send pictures or you could come by and see it.
I am building a new garage. The garage will be slab on, wood frame, flat roof. 4” gravel, 6” concrete. Size will be 14’ x 28”. First 2' slight incline from alleyway to slab. No 4’ deep footings around the perimeter, only slab on. The garage has been torn down and removed. The permit has been issued and the drawings approved. All locates have been received and all are ok to dig. I need to have excavation, forming and pouring/finishing of cement.
I would like to have a garage built on my existing parking pad. The existing gravel parking pad size is 25 feet wide by 40 feet long. My requirements for the garage are as follows:
Must be 25 feet wide and approx 24ft long (or enough to fit 1 car length + some space). Oversized Garage door must have be 8ft tall with no exposed lock or any handles on the outside of door. Garage base must have a solid concrete base designed to withstand elements. Exterior must be finished to a similar color and material as the current home. Yard side of the garage must contain 1 large door and 2 windows. Garage height must be as tall as code will allow to allow for large attic for storage. Roof type should be flat with slight front slope on the yard side. Roof should be built to withstand all the elements and should have proper water drainage and ventilation. Interior of garage can be unfinished with exposed wall studs etc.. Builder must be responsible for opening and closing all permits with the city. Work to also include removal of existing fence. Ideally, garage should also be wired for electricity to power installation of automatic garage door. Bids should include fixed cost estimate with complete schedule and completion date.
We have an old pre-fab garage that was placed on a very thin concrete pad over 40 years ago. We are on a lane and all of the garages are detached and at least 30-40 feet from the houses. The ground is pretty much dirt now, the garage slopes and is forever wet.
We'd like to extend the new garage to the edge of our property lines - currently we have a very thin concrete path on the west side of our garage between our neighbours garage and ours.
We were orignally thinking we would want a deck on top to sit on, but not sure about that. Our other thought was a slanting roof towards the lane. We were thinking we would use the garage more as a workout space and not park in it.
There is enough room to park in front of the garage and a concrete pad. We checked with the city and we are fine to build how we would like extending to the west, but were trying to see if we could do it in stages and not have to pay permit fees (re-building more than 50%)
The finished garage would likely be 16 feet wide and 20 feet long (approx.) - we have a long narrow property.
We're looking to demo and build a new garage at the back of our house, along the laneway in Toronto.

No plumbing or HVAC is required, and are open to concrete block or Stud and wood. Whichever is more cost effective.

Our garage needs to be rebuilt. It is a two-car, row-house style, attached on either side to garages. It is off an alley, but the other side of the alley is park so there is plenty of maneuverability.
We can demolish it down, so it's a rebuild from the ground up that interests us. It needs to accommodate 1 car, 4 bikes, misc other largeish items, and storage. Square footage is a guess right now, but I'm thinking 17' wide by 17' long or so.
To have a green roof on top would be fantastic. To have a 2nd floor room would be a great dream aspect, if anyone is willing to play along.
There is a bit of an issue with water draining towards it, so it would be helpful to see that reflected in any ideas and costs.
This will undoubtedly be a project for the new year, we would just like to get an idea of what we're looking at in terms of options and costs.
An old urban garage needs to be torn down and rebuilt. It's located at the back of a yard and sits snugly between neighbouring garages. It has an irregular L shape due to lot configurations, but is approx 500 sq ft. We are considering concrete, but are open minded to other options. In attached plans we are considering different layouts that will be functional, meet city requirements and our budget.

Demolish and rebuild a one door, car garage, 17' x 20' (estimated). To be built using wooden framing, decorative bricks and with a cement foundation. Electrics needed for automatic door. Also, requires a window and attic space. Would like a quote first before committing. Will not spend more than $25,000.

I plan to tear down the wooden structure myself if that's legal before the permit is acquired. But I certainly need a pro to build the new structure on the existing pad.
I have seen quoted for similar projects shared online in the $20000 range, I know construction isn't cheap right now but I'd hope for not much more than $25000 for a simple garage, 2 sided, sloped roof, car door 8'w X 7'h + side walk-thru with window, maybe one more window same side as walk-thru door for daylight. No electrical.
