Existing garage is not large enough for our car. At the same time our back 'yard' is very small. Wondering if it would be possible to build a slightly taller garage, to accommodate the car, and add a roof top deck to provide more usable outdoor space. Looking for contractors with experience building similar projects.
Thanks.
No frills garage 18' on lane x 20'. I have architectural plans created in 2017, which I now have funds for.
Site prep: there is an existing concrete slab 18' on lane by about 15', as well as a small shed and fence to remove. Also part of a deck (10 x 10) to make enough green space to keep the city happy.
As of right I can build 238 sf, so must go to Committee of Adjustment to get the 360 sf. If you can do this quote as extra cost. Majority of houses on lane have garages of this size or larger, and neighbors won't object.
I am not wedded to the existing plan which is for a timber frame on slab with a flat roof - I would actually prefer concrete block - but it must be in "modern" style, i.e., a square box, and have a 16' door to squeeze in 2 small cars. After that keep it simple and economical.
Flexible on timing, garage area 100% available May until October.
I own this property and am a DIY guy who has renovated the existing house on the property, but this is too big a project for me.
Interested in building a 20" x 20" garage. Would be interested in full build service, or partial service - initial post/foundation (and would complete myself). A concrete pad is already in place. Would be looking for the project to begin as soon as possible.
Thanks,
Giles
My wife and I moved into a semi detached home at the end of a lane way near queen and ossington. Currently our rear laneway parking is accessed through a wooden fence we would like to replace with a garage.
Our lot is approximately 16 feet across, and the area for parking is about 20 feet long. We would like a garage, shed that has a door way access to the backyard as well.
Please feel free to give me a call if you have any questions.
Thanks,
Prakash
I would like to build a garage or carport for a single vehicle. I have a bungalo with a paved driveway on the side of the building. Idealy I want a small garage built on the side of the building, or a car port, which ever is feasible.
Please give me an estimate, ball park of how much this would cost in total.
My house is about 10 years old located in Toronto. I currently have 2 open parking spaces at the back of my backyard. The width of my parking lot is approx less than 16 feet. There is plently of length as I am willing to cut into my backyard space. I would like the garage to have an automatic door, strong sturcture (maybe you can recomend which structure is more suitable), and have a pleasant look. Please contact immediately.
I am researching contractors for my boss to have them come and give an estimate on a new addition to his home. They would like to have a custom garage built ASAP (flexible depending on contractor). They basically want a two car garage built with top of the line material with reliable, trustworthy contractors. This site will have minimal supervision as my boss is extensively abroad. A deposit is ready to book a date for commencement. If this is a fit for you please provide me a number I can forward along with general company info. for my boss to review. I will be setting up appointments ASAP for estimate to be given.
An old urban garage needs to be torn down and rebuilt. It's located at the back of a yard and sits snugly between neighbouring garages. It has an irregular L shape due to lot configurations, but is approx 500 sq ft. We are considering concrete blocks, but are open minded to other options. In attached plans we are considering different layouts that will be functional, meet city requirements and our budget.
I am looking for a contractor to rebuild my garage.
The work would include:
- Demo and removal of existing free standing, wood single car garage
- Reconstruction of a 16 x 22 ft garage on the existing foundations
- Include for supply and install of an automatic door operator (electrical run from house required)
- Include for supply and install of a single 30 " door
- Asphalt shingle roof on new garage
- No insulation is required
- Exterior siding (vinyl)
- Include for removal and replacement of linear feet of 4 ft high fence complete with gate.
- Arrangement for all city of Toronto permits and approvals
looking into a good quality and price for a new garage to come right up to the house but not attaching, but where the roof of the garage will be able to build a belcony where you can access it by the second floor of the house.
no quote= no project
dont message me with the BS inspection just need a quote
PLEASE SEND ESTIMATE VIA EMAIL
Budget is $20,000
Building permits already received
Project must be completed by Oct. 31
Estimate should include:
- Demolition and removal of current 1 car, wood framed garage with paving stone floor and 6 foot section of fence
- Installation of garage door and automatic door opener
- Electrical for lights, electrical outlets, and garage door opener from existing electrical line run on an existing airplane wire (already fully inspected and compliant)
Please see detailed plans for details.
The new garage is to be located at the very backm of the lot and has rough dimensions of 20' X 20'. We need a foundation to start the project, so excavation and building of footings/cinderblock wall is required.
The area is a little tight to get to, however an average bobcat is more than adequate to manuever back there.
I would like to get an estimate on building a new garage. It will be 21' wide, and 30' deep. Nothing fancy, just four walls, two garage doors. Regular pitched roof. No siding etc needed, as that will be done by house Stucco guy.
The existing garage will be demolished, and the new larger garage put in it's place. There is an existing slab on grade. I will be using my stucco company for the exterior, and as far as wall height goes - I'd like to use the maximum height available for the Garage (4m?) with a pitched roof. Point being - I'd like to maximize the interior height as much as possible without going to the expense of a flat roof. whatever is the cheapest type of pitched roof is fine. I've attached a few pics to help out with the visual. The garage is at the back of our property. So it would be 2 garage doors on the laneway, and one man door on the house side
Looking for a contractor that can help design and build a garage with laneway access. It will be approx. 18 ft width by 22 ft long. Looking for a cement pad, wood frame with siding and electric door. We will need electricity brought out to the garage and may installl a small gas heater as well.
We are located in the west end of Toronto (Mt Dennis) and would like it done this spring/early summer. We are the owners of the house.
The images show the view from the backyard - looking to the back where the garage will go, a view from the lane looking at the fence and a view of the laneway access.
I'm looking for a contractor with experience in garage construction, more importantly is experience in footings, foundations and pouring of concrete slab.
I'm looking at building a 22 by 38 garage with maximum wall height not exceeding 4m (13.1 feet). A simple gable roof, vinyl siding, electrical panel inside the garage for workshop and a 16 by 8 garage door. The location of this garage is from a city lane, very easy access to the site. The yard's width is 25 feet by 100 feet long. I will need drawings for the building permit.
Need to tear down an existing single car garage which is fully functional right now, and update it with a new construction block/brick with concrete floor ,and a window on one side.
The new garage will be 14x23.
The site is easy to get in and out from , the existing garage is in fairly good shape. It is all wood.
the garage is going to be in the same spot as the one there right now
Will i need Drawings and or permits from Etobicoke? If so please include in price.
Need price for all of this including its roof electrical and possibly a water source...
all tax in price ..
let me know what the cost will be..and length of time.
In making my decision i will only consider companies with insurance and experience...
I'm shopping around.
thanks
Live in a house with lane-way parking in downtown Toronto. Existing carport is basic and needs to be ripped out and re-built (basically a gravel pad with two hinged, "barn-style", plywood gates....minimal effort to rip out). I would like to get options for designs and building costs. The lane-way side should be a vertically lifting automated door (single-car); I would also like a roof, but am considering having the house-facing side open. The lot is only about 15 feet wide and the garage will take up the whole space, butting up against neighbour garages on both sides. There are some trees that might need to be removed (currently the carport is narrower than 15' as two big trees grew up between the car port and the neighbours garage. Would like this before winter if possible...
I need a new single car garage at the back of my private driveway.. Wood frame and unfinished on the inside.. no insulation required.. One overhead light with one receptacle on inside is fine.. I want to store a small boat on a trailer.. and have a bit of storage.. approx size should be 10 feet wide by 22 feet deep. The section of driveway where the garage will sit is slopped approx 4 feet from front to back so some infill will be required before concrete slab is poured.. to make it flat.. one of the four walls can be the house itself.. so single sloping roof away from house is fine.. pic attached..
I would like an automatic door at the front and one single door at the back for access to the back yard. Aluminum siding on the exterior is fine.
My husband and I just bought a house that was built in the 1920's. The property has an existing single car garage, but it has no doors. Used to have a double door, is leaning and is in great need of repair, especially at the base. There is no concrete base and it has close to a flat roof.
We were told that is is very difficult to get building permits for a new garage, so we hope just to repair this one. Any ideas on cost and how we would tackle this project would be appreciated.
I need a one car garage to be built attached to a single story bungalow in North York.
Rough dimensions: 12' wide x 18' long x 12high (pitched roof angled down from house.
The right side of the garage (when standing facing the front garage door) would be attached to the bungalow so no material on that side is required beside fasteners to the brick wall.
A remote garage door would be at the front and there would be a regular door at the back leading to the backyard.
