Project:
The existing stairs that leads from the main floor to the second floor is enclosed by walls on either side.
I would like to remove the wall to the right side and have it open and therefore installing a new rail, spindles and post.
Not sure if the wall is a load bearing. Would a new set of stairs need to be constructed?
The first four pictures are taken of my stairs. The fifth picture is what I'd like to do.
I will consider those that have a rough estimate on cost. I understand that there are several factors that affect pricing and that an onsite inspection will determine accuracy.

We are looking for someone to come in and take out most of the main floor walls. 2 full walls and 2 partial walls. Some of the walls may or may not be load bearing. None of the walls are continued into the basement. We are willing to have a bulk head wherever the wall has been removed as well as pillars if need be.
The house is semi-detached, built in 1964 and is 15 feet wide. We will also need the hardwood floors fixed where the wall is removed but are willing to hire someone else to do that if need be.
Most importantly we need someone who is available the week of Feb. 26th as this is a new home we are moving into and we need to get this work done before we move in.

I have a one-bedroom plus den condo and I need several things done to it. I need a new kitchen and I like ikea kitchens so I am planning to get an estimate on the kitchen itself.
I would like to have laminate floors everywhere except bathrooms, kitchen and foyer. I need to renovate both bathrooms. I want to install a drywall between bedroom and sunroom (right now its a glass door.) I also want wallpaper and painting. Basically everything. My priorities are drywall and walls (wallpaper and paint). Bigger project like kitchen and bathrooms will have to be done later but I want to know what to budget for it.
Looking for quotes for the following
1) To prime & paint hallway, laundryroom, diningroom, livingroom + paint wood french doors white. Approx. sq footage is 600sq feet, some furniture must be moved as I cannot do it myself. This consists of a large book case (which will be emptied out prior to moving) and the washer dryer in the Laundry room.
2) Remove 4 existing doors (and dispose of them) then install 3 doors with hardware (with cutout required in one for cat door), plus new closet sliding doors. I will need someone to measure prior to ordering as doors are custom sized.
3) Open up pass through from kitchen to dining room and drywall the opening.
Must provide detailed written quotes and have insurance and references.
We just bought a house that will close august 15th, 2016. We are looking to do the following things once we close on the house.....
- tear up carpet from upstairs 3 bedrooms
- new hardwood floors throughout main floor (kitchen, living, dining, bedrooms)
- tear down one wall, about 7-8 feet wide, that will open up kitchen to living space
- put an island in the kitchen for open concept with quartz countertop
- redo bathroom shower to replace with a tub (presently a standing shower)
- laundry room in basement needs completion (presently not done at all, but depending on how much we can get done within budget, we may opt to leave this alone for now)
- potlights throughout living, dining and kitchen
- put in ventilation for roof

In order to install new stairs and railings, I require the partial removal of a wall that may be structural and installation of a structural post at bottom of stairs. Once stair installer finishes stair and railing installation, I require for that wall to be finished along with any other drywall damage from stair installation.
We are undertaking renovations of an older house (approximately 90 years old). The first phase of the renovations will focus on the first part of the house including the foyer, living room, bedroom and corridor. The first phase of the project will include the following:

Looking for a working site supervisor (General Contractor) to carry out some of the construction work on the clinic. Including partition walls, millwork installation, t-bar ceiling, supervision of other trades, etc.

There is an unheated storage room extension at the back of my house. Backing on the storage room is the kitchen cabinets. The part of the floor that is near the sink cabinet base is colder than the rest of the floor. Right underneath the kitchen in the basement is the laundry room and a cold room. During an energy audit, there was some draft coming out of the header in the basement. My suspicion is that the wall backing on to the storage extension was not seal properly. So the aim of the project is to seal the wall from the basement and if necessary underneath the kitchen sink cabinet.
We own the semi-detached house. Our porch steps are falling part and the iron railing that came with the house can go. We like to sit on our porch and don't want to lose it, yet we also want a little separation between our living room and the outside where we can kick our shoes off and keep some of the heat in the house during colder months.

Oversee a project to fix a few problem areas of my house damaged by water leakage from the balconies. Currently, on the third floor of a Victorian in the annex, there is a long 'attic' area on the third floor with a low, steep pitched roof that makes for only storage space.
I would like to raise the roof, and lose the steep pitch, and make this a livable space... and maybe a bathroom.

RE : Soho Condo Suite - Invitation for a Price Quotation & Estimated Work-Schedule of a repair / replacement project
I have a suite at Soho Condo Residence. It is tenanted and this means that the accessibility to it is granted on a limited time basis for viewing (if it is only required by you) and to carryout the said repairs/replacement project subsequently. This is to avoid disrupting the tenant's occupancy.
I would like to invite your licenced renovation company to provide me with a price quotation and relevant information. The exact scope /nature of the repairs / replacements include the following:
(a) to replace the Master Bedroom door with the same design and wood material. The new door should be painted and installed. (Please note that the door is not of standard size).
(b) to install a new hot-cold water tap in the Wash -basin in the Master Bedroom toilet
(c) to replace about 2.5 feet long piece of the existing wood-skirting connecting bathroom wall and the floor tiles. The existing wood-skirting has rotten. Clear silicone has to be applied between the connecting wood-skirting and painting have to be applied to the new 2.5 feet piece of wood skirting with the same paint code/pentone code as the existing wall colour paint.
(d) to purchase and install the same existing drawers handles design and to replace these missing handles, using the same existing holes for the drawers handles. ie, no additional holes to be drilled.
(e) GEC Dishwasher:- (see photo DSC05): the existing GEC dishwasher is defective and does not effectively clean dishes, etc. (the first priority job). Repairs required: (i) To purchase a new Dishwasher (on behalf of the owner) and deliver it to the suite for installation (to be confirmed by the owner at a later date). (ii) To remove the existing defective GEC dishwasher and to dispose it in accordance to local Toronto regulations relating to this matter. (iii) To install the new brand / model dishwasher which I have purchased. The new dishwasher must be installed to fit into the existing recess in the kitchen cabinet. (iv) The new Dishwasher must also be tested by your technician(s) to ensure that there is completely no water-leakage from the in-let and drainage water pipes / connections during its operations.

Background
7’ x 6’10” single level “boot room” addition at back of the house approx. 31” above grade has been slowly settling. Attempt was made to replace deck (6’4” x 10’, 26” above grade) attached to addition at back of the house by initially tearing out old boards. This allowed for examination of the foundation under the addition and it was found that this foundation is deficient in design and structural timbers have rotted. Consequently, in addition to rebuilding the deck the addition will need to be replaced.
Scope of work
1. Demolition.
Complete demolition of deck and demolish/remove old addition. Remove demolished construction material as promptly as possible. Electrical to be removed consists of a dual plug outlet and a porch light. There is no water or heating/air conditioning. Care should be taken to protect line set and air conditioner, which is located at back of deck. The roofing shingles and metalwork (eavestroughs, downspouts) were replaced in September 2021 and should be salvaged if possible. Clothesline pole on outside wall of addition should be left in place or replaced as part of construction.
2. Replace kitchen door.
The door from the kitchen to the addition is the original back entrance to the house and would become an outside entrance after the addition is demolished. The hollow door should be replaced with a secure (solid core or metal) door as soon as possible after completion of the demolition work to ensure continued security in the main house. The kitchen door cannot be replaced before demolition because access to the door frame is partially blocked by the ceiling of the existing addition.
3. Addition.
The new addition should be built similar to the specifications for the existing addition; no additional square footage is requested. The floor should be approximately 36” above grade, at a level close to the kitchen entrance. The interior dimensions should be 7’ x 7’. The ceiling should be approximately 8’ high. The roof should be vented as appropriate. Features to be installed include: An exterior wall electrical outlet and porch light. Window approximately 2’ x 1.5’ (single pane but shatterproof / high security as would be appropriate for a garage). Coat hooks and shelves for storage. Floor should be tile suitable for a high-traffic area. Stucco would be preferable for the exterior. The space will be unheated.
4. Decking.
The deck should be constructed from either pressure-treated wood or composite decking material. It should extend approximately 6’4” beyond the back wall and approximately 4’ beyond the side wall of the addition (total length approximately 11’6”, total width approx. 12’). The deck should be approximately 20” above grade. Since the floor of the addition would be higher and the level of the decking would be lower than current, an extra step would be required between the outside door and the deck. Steps down from the deck to the ground would extend from the back of the deck and be approximately 4’ wide. Taking into consideration the number and style of the steps and the height of the deck and under consultation with the contractor, we would prefer this design to be without handrails, while remaining compliant with building codes.
Additional Information
Contractor is responsible for obtaining all necessary building permits and ensuring that completed work conforms to existing building codes. Builder must ensure compliance for existing health and safety regulations for all on-site personnel and subcontractors and is responsible for any accidents or injuries.
Contractor is responsible for disposal of all demolition waste and excess construction materials. After completion of the work the area around the house should be in clean-swept condition.
Payment schedule is negotiable. Final payment will not be transferred until job is completed to the satisfaction of the homeowner.
There used to be a rain cover over the walk down to the basement, but it recently expired. We would like some minor facade modifications and the rebuilding of the rain cover using slightly sturdier materials.
We need the project broken into two quotes:
Quote1: cost of removing our front window (existing window is 57 x 64 inches), sealing the lower part of the window space (approx 22 in of height lost) with bricks, then installing a new window.
Quote2: cost of rebuilding the rain cover (note that it is slightly taller than the original). Also, we would like it to be made of sturdy, but made of cost-effective material (wood?).
