There used to be a rain cover over the walk down to the basement, but it recently expired. We would like some minor facade modifications and the rebuilding of the rain cover using slightly sturdier materials.
We need the project broken into two quotes:
Quote1: cost of removing our front window (existing window is 57 x 64 inches), sealing the lower part of the window space (approx 22 in of height lost) with bricks, then installing a new window.
Quote2: cost of rebuilding the rain cover (note that it is slightly taller than the original). Also, we would like it to be made of sturdy, but made of cost-effective material (wood?).
Please see the attached image for more details.
Thank you and hope to hear from you soon.
We are reconstructing an existing house and adding a second floor and a double door garage. Basically, the project consists of demolition (leaving 57% of outside perimeter wall), foundations, framing, drywalling, flooring, roofing, windows, kitcken and bathroom, plumbing, mechanical (HVAC equipment and ductwork) electrical and landscaping work.
We prefer to coordinate the entire project through our office, however, interested trades and parties can contact Vicken.
Hello,
I am looking to refresh the facade of my house for a more contemporary look.
Do you have any suggestion for a maximum budget of 20K.
Please click on the link for picture.
Can you build a contemporary balcony with a flat roof? We need to change the old railing and replace with glass. I also need to change the red bricks to black bricks. The windows are very large, so we may not need lots of bricks or any other stone?
I guess no building permit is required for this work.
Thank you
Roger
We've just bought a new home, and are looking to remodel the kitchen, and create a walk out along the west exterior wall. Currently, there is a mud room and stairs to the basement on this wall, so we are looking for suggestions as to how to treat the area. We would like to have someone come out to the site, and see what they think is possible.
We would like to remove an interior wall to open up the main floor of our 100 year old house.
The stairs separate the front from the back of the house and run across the width of the house. They are to remain where they are.
The front of the house (north side) is currently enclosed on all sides by walls (two exterior, two interior) with a window in an exterior wall and a door frame in an interior one. We would like to remove as much as is reasonably possible from the two interior walls.
We would like to start the project within the next two weeks, if possible.
The hardwood floor will require repair, and, of course electrical outlets will have to be moved as well.
We live in Roncesvalles in a 2.5 edwardian home. I want to remodel and reno the main floor. This would involve removing a wall that seperates the kitchen from the dining room and would also like to remove a load bearing wall in the hall and instal posts and beams to replace the support. This is the main and initial step. Once this is done, we will need to change the hardwood and redo the drywall, trims and kitchen.
My main inquiry is for someone who can remove the walls.
Recently purchased a house in west end downtown Toronto. Looking to remove the main load bearing wall that spans the length of the house from front entrance to the back. Ideally remove the entire thing (supporting post can be considered if necessary) at almost 28 feet in length. This would include the engineering and permitting necessary to remove.
We are willing to do whatever we can to lower cost including any demolition that can be done on my own (non-load bearing walls that are adjacent, removing drywall and other non structural parts of wall, arranging for disposal). Once a beam is installed we will do the finishing work from there.
We would like to remove a load bearing wall between the kitchen and family room for an open concept living space. On the load bearing wall there are two vents for return air as well, so these need to be redirected. The length of the wall is about 6 ft. We would like to work with experienced contractors who have done this type of job before and can provide references. Pricing should be competitive and reasonable.
hi my name is andrew and i would like to have seriose contractors to give me estimates on my home project. I have a 700 sq ft condo in downtown toronto, now my project consists of removing stucco from my kitchen, and priming and painting white,it is open concept which entails living room and kitchen, the living room and kitchen is approximatly 400 sq ft, i need on my living room ceiling to have stucco also removed and gyprock or plywood installed to level ceiling about half an inch to 5 eighths and re stucco, my ceiling height is approximattly 10.6 feet, re & re fictures, also damaged drywall it is water damage perhaps from sliding balcony door not calked at sliding rail, it is a small repair. also damaged laminate flooring from the water leak at balcony door, also i have a cracked glass window in my floor to ceiling windows, only a lower part has cracked perhaps from settling of the building, it is a newly constructed condo in 2002 possesion date was jan 2005 apparently no warranty coverage at this time, it is a conversion i have asked about insurance claim on the window glass?? also a drywall repair in my bulkhead small crack pressumably from same of settling of building, and also my door handle does not connect with door fame will not latch into.
Honesty & quelity and on budget, no exuses will be accepted if you want to work then you must be punctual and report to me as per schedulled.
65 yr old Toronto house, bungalow w/ a room over garage.
16 ft support beam install needed (told we need 3, 11 inch beams together to support attic above). Directly below is a full length cinder bloc wall in bsmt. Need temp wall installed and all necessary work for beam install along ceiling to cover 16 ft span. We're in process of kitchen remodel so floor and/ or ceiling destruction not an issue.
Please give approx. price for labour & materials. Also, assuming its a one day job, please confirm.

I'd like to remove one load-bearing wall in a 100 year-old, sound Toronto townhouse, plus remove (or shorten) an additional non-load-bearing wall. The structural wall runs down the main floor as a corridor wall and it has a small jog in it of about 18 inches, because the dining room is narrower to make room in the corridor for the staircase. The total length is 24 feet. The length of the wall between the rooms (living/dining), which I'd also like to (mostly) take down and which is non-load bearing is 10.6 feet.
Can somebody give me a sense of cost?
Thanks.

Apologies in advance - this is a rather 'BLUNT' post, because we value your time & ours
We're ready to start now & so must you be. Pl. do not respond if you're not ready to get started.
This is a quick project in a RENTAL UNIT (I repeat, RENTAL UNIT). If you have no experience in how to achieve good, durable finish for minimal cost in a rental unit, pl. do not respond.
MINDSET:
This project is NOT FOR YOU if you're going to ask questions like, "Do you want this (say) premium $300 fixture? (when there is a $17 fixture that works just as well). Which of these two super-premium paints would you like?" (when there is a paint for half the price that looks nearly as good)
We've told you upfront that our requirement is for something cost-effective, good looking, durable & quick; and meaningless questions like the above are a waste of everyone's time. This project is not for your
THIS PROJECT IS JUST RIGHT FOR YOU IF your mindset is on the lines of, "Based on what you've told me & what I've seen, I suggest using 10mm laminate flooring which is available for $0.93/sft at RONA. Let's use Empress Tile for the Counter-top, we'll put a 0.5" base & create a fine, long-lasting counter-top within 2 hours" etc.
Here is the scope of work for your ref.

We have many small projects (and ones that seem to be coming daily) to our historic house. We have been refurbishing our house into many class rooms and in doing so we are now at the point where major jobs now need to be tackled.
The list following is what is currently on our list but we have several things that are in progress that if approved will be added to this total. If permits are required they will be obtained by the contractor with our letter of authorization to renovate our building, with drawings provided by the contractor.
The work we would like quoted at this point is:
-Wall between two rooms removed and framed in, dry walled painted and trimmed
-entry to room framed in with locking door, dry walled, painted and trimmed
-back fire escape re framed and provide structure that prevents public access while allowing internal occupants exit
-refurbishing and repair to existing ramp and front deck of house
-removal of existing stove and build in counter top to accept a dishwasher unit
* SEPARATE QUOTE - pricing provided for build of shed bought at home depot or build of shed 10x12 to be build on existing paved surface
*********
* possible build of entry hatch to roof for rooftop heating unit (we are awaiting approval on this item still but may become scope of work but not of this quote)
The successful contractor will provide a written contract that spells out the arrangements of the renovation in detail and a warranty on all work completed. The contractor MUST also carry workers' compensation, liability insurance and any licenses required by province of Ontario.
References that we may contact personally are an absolute must!
We're looking for someone to renovate a home in the Junction area of Toronto (Dundas and Dupont). The home is on a 28.5' x 145' lot, detached and was built in 1900. It's a really old house. The foundation needs work. There's lots of moisture in the basement. A rear addition to the home needs to be demolished, along with a single car garage that is about to fall down on it's own. The interior of the home needs to be gutted to the studs and rebuilt. We need someone with lots of experience restoring/renovating Victorian homes in downtown Toronto who understands all the permits needed.
70 year old bungalow with basement - about 1000sq (including basement)
- replace knob and tube wiring,
- remove two walls on main floor
- install two piece bathroom
- drywall basement
- 4 piece bathroom overhaul (install new fixtures, retile)
Also interested in quoting for lowering basement by a foot or two.
We just bought an 800 square foot one story bungalow on a corner lot. The house is at least 53 years old. The lot dimensions are 40 x 120. We would like to build a second story, push out further in the back, and attach a garage. We are looking at around 2500 - 3000 square feet. The only problem is there is mould damage in the basement, which was estimated to cost $25,000 to fix. Should we be looking at totally demolishing the house and starting from scratch? I'm not sure how much this project would cost us approximately.
Any advice / estimates would be much appreciated.
im about to purchase an old home and am looking for information as to what my renovation costs might end up looking like. the home is about 100+ years old, on the main floor i would need to complety rebuild the existing kitchen. the wall separating the living room from the dinning room is to come down making it one big open space including the kitchen. i will also be adding a new powder room on the main floor which does not have a current one. all the walls will be stripped by me and all new drywall and flooring needs to be put in.
on the second floor two bedrooms plus a master with walkin closet and an ensuit needs to be created. there is currently a bathroom on this floor but again it will be completly gutted to start from scratch.
the home will need all new windows.
i know this maybe a little vague but as much info as i can get would be greatly appreciated even if the figures were ball park for now!
