I have an older house in Toronto; the house is less than 1200 sqft. it was tenanted but now I want to sell it.
The house is a semi; 3 bedrooms 1.5 bathroom; 2 story plus an unfinished basement. The house needs some work: demo, stucco the front of the house, do a little landscaping to get some curb appeal, install new hardwood floor for the living room hall and kitchen (approx 900 sqft). New carpet laid on the stairs (approx 15 steps). Re-glaze the bathtub. The ceiling has plaster which has cracks so we would like to re-drywall the entire house. The house is severely lacking in heat (poor insulation) so we would like to fix that too. New galley kitchen, nothing fancy, just neutral Ikea type stuff.
I'm looking for someone to guide us through the reno ASAP. I would like to have this house sold by Aug!!!
I have just bought a house that I would like to renovate. I would like to replace all flooring with bamboo (approximately 1,200 square feet), completely gut and redo kitchen (including new cabinets, appliances, etc.) build a bathroom off the kitchen, drop the basement floor (if possible), knock down three walls and put in a high efficiency heat and air system. I am interested in hearing from anyone who can do all (preferably) or some of the project.
I bought the 1 storey bangalow house that looked dated and I would like to make the renovation of the whole house. I am a designer so I made the design and sketch. I know exactly what I want it to look like. I will pick and go buy the materils myself.
What need to be done from the contractor are:
- Total renovate of kitchen on Main floor (change new coutertop, new appliances, modern back splash, sink, faucet and cabinets)
- Total renovate of 2 bathrooms. change the floor tiles, sink, faucet and cabinet. Bathroom upstair changes from the bathtub to ceramic and glass shower stall.
- Change the floor to hard wood throughout on the main floor for living room, 2 bedrooms and the kitchen (Living room now is parquet floor and kitchen is ceramic floor).
- Changed the floor in the basement from the carpet to the laminated floor.
- Created the new spots or reinstall the new light fixtures and some recessed lightings in kitchen, living room and in the basement.
- Check all the structure, foundation, plumbing, and the electric in the house to make sure that all are in the good condition.

This is an old Victorian renovated in 1980 and we are making changes. The second level requires a new
Master bath and building a guest room. The fireplace needs to be updated. There is a large multiple-level staircase which has to be renovated. Not too difficult remove all old carpets, paint the entire stair case white and make design from1980 more current.
On main floor Change f/p modernize it to allow more light from windows to shine through. Remove carpet on 2, 3 levels. Replace with hardwood floors. Paint most shutters white. Take all mirror from wall. Paint, or touch ups. Possible windows may need to be enlarged. This is step one of several changes.

We are opening a flower store in downtown Toronto (37 King St E) and looking for a contractor who can renovate our retail space (589 sq.ft.). The exact scope of work will be determined by the architect, but major works will include:
- change of flooring
- construction of additional interior walls (drywall and glass)
- construction of an insulated cooling room of ~50 sq. ft. for flowers (including integration of the cooling unit into an existing HVAC system); some walls will be of glass.
- walls painting
- installation of a sink with connection to the plumbing system
- installation/change of light fixtures
We want to start this process at the beginning of August 2023.
We recently purchased a house set to close November 20, 2015. We will look to renovate the kitchen, 2 bathrooms and turn a smaller bedroom into a walk in closet on the main floor. I'm not looking to renovate the lower floor/basement at this time but may offer the job to a contractor within the year if we're satisfied with this project.
The easiest way is to see the attached original floor plans and new floor plan picture. There are two main components.
Kitchen, remove a bit of the walls on the sides to open up the space a bit. Install a new contemporary style kitchen with granite countertops and quality appliances (will order myself or through contractor if better pricing). I originally wanted to work in an island but don't think there's enough space but we can discuss. On the opposite site are wall size cabinets along with cabinet that has built in microwave and oven. Tiles to be replaced.
Original floor plan had master bedroom in the south and I would like to have the north room be the new master bedroom with ensuite contemporary style bathroom with an entrance to a walk in closet room that was originally the small bedroom. The ensuite bathroom will be contemporary style and larger since we are removing the closet space in the old floorplan.
The original master bedroom has an ensuite bathroom but it is small. We want to remove the closet and dead space to the left and turn that into a standalone bathroom
Other needs:
The foyer (see picture) has wallpaper that needs to be removed and walls likely to be repainted. The stairs and railing I would like redone to something more modern, I'm thinking square railings with glass. Tiles to be replaced.
Underneath the carpets in the living and dining room is hardwood. I would like all the rooms, living and dining room floor to be restained darker.
I'm trying to keep everything high level for now. Would appreciate some feedback on quote (a lot I know is material dependent but we can discuss and I would like some guidance) and timing. We are hoping to move in before spring.

I have a property and I intend to start a renovation project with a contractor to complete the following:
On the inside of the house, the kitchen on the first floor will need some work. The damage on the ceiling needs to be fixed due to broken pipes. The current floor tiles will be replaced with new ones. The living room on the first floor will be split into two rooms.
On the second floor, some renovations need to be done as well. The cracks and damages on the walls and the ceiling in one of the bedrooms need to be repaired. A kitchen will be added and the stairway sealed to lease to two families in the future.
The basement is currently in a bad shape, Basic renovations will be needed in here.
The electrical wiring and lighting may be replaced if necessary. Paint job will be required in the whole house where applicable.
On the outside of the house, work needs to be done in the backyard, the front yard and the exterior of the house. Half of the ground surrounding the plants will be covered in concrete. Paint job on both sides of the walls and concrete to seal the gaps between the foot of the walls and the ground. The front yard will be replaced with a concrete parking curb.

This is a renovation/ addition project to the semidetached house located in the beaches area. I’ve got the zoning certificate and I’m in the process of getting the building permit. I plan to start the project in early May. My intention is to involve a general contractor for the main part of the project like (demolishing, framing, mechanical, electrical, piping, windows, Insulation, roofing, gypsum board installation) but not the finishing (such as millworks, flooring, doors and cabinets, tiling, facade modifications,…).
In your project estimate please divide this 2 phases and give us both options.
Option 1: To do a whole project and Option 2 : Whole project excluding finishes as mentioned above.
Since we are in the process of completing he finishes schedules please assume the conventional type of finishes in your estimate for now.

c) Install non slip, floating? type flooring
d) properly dispose of old materials
6) Sink: Single handle water tap regulator for vanity sink.
7) Replace Vanity if required for access purposes to shower plumbing, or so as to install sink tap plumbing. ( The vanity may need to removed in order to do shower plumbing from the back leaving tiled shower wall untouched. There are replacement tiles for the wall, if some tiles need to be replaced.)

B ) Kitchen
1. Remove existing flooring (stick on tiles on top of 2 layers of flooring). Please provide on separate line in quote as homeowner may do it.

3. Ensure floor is true, or flat, no rolling waves or dips
4. Replace kitchen flooring with appropriate non-slip flooring
5. Replace kitchen tap with single handle water tap (red/blue) that has temperature and pressure regulator. Plus spray hose
C ) Basement Entrance
Basement exterior entrance floor boards: Replace with floor that has no trip hazard , and will drain rain water.
D ) Front Porch
Ensure structurally sound. Assess floor. Address rotting porch post now, and repair so as to prevent future rot in the future. Perhaps a south side wind break, or porch roof extension.

E ) Kitchen
1. Replacing Kitchen Ceiling:
a) Removal of existing tiled ceiling (paper tiles stapled on 2x1 strappings) and put new drywall ceiling over the existing lath and plaster;
OR
b) If required, or prudent, remove lath and plaster as well, and install new drywall ceiling on joists.
2) Create microwave shelf above freezer approx. 5 feet off floor level (so to clear freezer door). Needs to be supported from above.
3) Replace kitchen counter top with basic laminate countertop
4) Proper disposal of all materials.
F ) Front Porch Triangle
Enclosing south side of porch roof area , a triangle shape, to reduce possible animal intrusions to porch.
A small extension to the front of the house basically needs to be torn down and rebuilt.
The front entrance was initially a stone deck, then the previous owners built an enclosed room (ie 'vestibule') over the stone deck thus making it a small extension to the front entrance of the house. This vestibule is approximately 8 feet wide by 5 feet long by 10 feet high ( the height includes the peak height of the shingled roof, although the inside room height is 8 feet). The outer wall should either be brick or stucco, the inside wall drywaIl/paint, and the walls are to be insulated. There will be no windows to this small room, only a front door. The roof is to have to have shingles. The inside ceiling to be flat/painted. Electrical: lightswitch inside room, electrical socket inside room and 1 outside, a front doorbell, and outside potlights. The outside and inside appearance should be similar to those of the pictures provided. Eavestrough as well to prevent water damage.
Possible addition to project: to replace shale stone on the stairs and sidewalls of stairwell (see picture of current stairs) with granite tile; dependent on budget a quote for this as well. Please see photographs.
85 yr old house in Dufferin/ St. Clair area needs 6"x6" P/T wood front yard retaining wall replaced.
Dimensions are approx. 22' x 12.5' with a height of approx. 3'2" tapering to 2'8" at the front.
Also replace wood around a small planter dimensions 32"x 35" and a strip of wood on the front parking pad under the front steps - dimension approx. 10'

Sill plate along one side of the home (about 30 feet long) is rotting and needs replacement. The sill on this older home is made of three 2"x6'' boards on there sides like this III. All three need replacing.
