Hello, I recently purchased a single family home located close to the Ossington subway station in Toronto. The house needs renovation which includes a complete reno of the basement (including underpinning) to create a basement apartment with separate entrance, new floors and wall removals to create an open concept main floor, and new floors on the upper floor.
The structural engineer discovered a safety issue around the second to third floor stair well. The double joist running parallel to stair well does not join with the end joists (which are not doubled up). He recommended redoing the stairwell beam and doubling up the end beam across the 16 foot span of the semi. This will require more demo work (I've done the 1str and second floor hallways) to my wife's dismay (where the hell is she anyways...). This is also getting in the way of other projects like wall removal and venting previously advertized.
I need an expert who has previous experience shoring up old joists and sistering joists from brick to brick.
I am looking for an experienced person to assist in scheduling; ordering material; day to day operations of a busy Renovation Co. We currently renovate 25 to 30 houses per year and turn down even more. I'd like to expand but need help.

We purchased a small detached 2 bedroom house with an unfinished basement. The basement is currently concrete and extremely uneven/porous.

The kitchen is currently L shaped - basically divides the Den and the kitchen/living area - I would like the whole kitchen to run along the wall (move just the piece that kicks out and place it against the wall) - this would open up the den so the place would be all open concept - no need for new kitchen cabinets - just moving the existing cabinets / cutting some granite - no plumbing or electrical - and dry-walling up the area's that have been taking down.

Take out the tub - turn it into a stand up shower - re-tile - ETC

We are looking for a reputable general contractor that can complete odd jobs both inside and outside our home. I am in need of a contractor to reconfigure several rooms in our condo.
We are unhappy with the current arrangement and need room reconfigured and a room enlarged.
This will involve a small amount of demolition, multiple doors and framing, electrical rerouting, wall plug and switches, some duct work, enlarging an existing small room into a larger room, framing the new walls, drywall, leveling the floor and installing new flooring, some ceiling work, installing lighting, and painting.
The project will involve the following:
1. Closing of a door in one bedroom and installing a doorway on the opposite wall into the living room.
2. Installing a sliding door into the dressing room, bathroom
3. Installing a new doorway into the main bedroom and removing the previous door completely.
4. Enlarging a small room and building into the current dining area, which we do not use.
This involves removing one door and closing off the door, making a wall.
Opening up a doorway on an adjacent wall and putting in another sliding door.
The new room will require framing two or three walls and dry walling.
Installing a sliding door into the newly enlarged room.
There will be duct work to shift the heating duct in the ceiling.
The flooring will require work, as the opening of one room will transition into another where the two floors are completely different. One is parquet and the other is engineered oak planking. The cement floor below the current flooring is uneven and will require some leveling. Installing new flooring into the enlarged room.
I will require some electrical work to reconfigure wall plugs, switches and ceiling lighting (possibly halogen ceiling lights).
5. Installing new door locks and door handles
6. Painting all of the renovations with non-toxic paint.

We are a doggy daycare located downtown Toronto.
Our rear off leash play yard faces onto a residential neighbourhood and we require a wall to be built around our yard that is sufficient to dampen sound.
Within that wall we need a small loading/unloading area for our dog shuttles when they pull in and out to drop off and pick up dogs. I can provide a drawing of this, it's very simple, square lines with an additional man gate.
We are thinking along the lines of a double layer wall with insulation in between. The look of the wall if not of important as we will be covering it afterwards with our own inventive decor. Function is the top priority.
The yard is 45 feet x 75 feet in size and the wall needs to be 11 feet high to match the wall built by our landlord next door (connected to our property) so that it is consistent.

I'm looking to have the steps (or landing platform for each step) taken out and replaced with a rectangular step, on my main staircase. Currently each step is rounded and has been painted many timed over. Is this something that can be quoted on a per step basis? Not sure if it's that simple but am looking for help with stairs only, the landing area and banister are taken care of. Any help/quotes are appreciated.

The stairs are straight standard from the main floor to the second floor (15 stair rise) We would lke the railing and bannister to be wood that we will paint white. We recently moved into an old home in Toronto (built ~1885). It is the middle unit of a row house. The major problem is that we seem to be getting a cigarette smoke smell from both our neighbours (they both smoke in their homes), coming into our house somehow. We have already paid to have blown-in insulation into the walls, and have used some spray foam applied to obvious areas of air infiltration. While there has been some improvement, we still notice it quite often. We know our house is balloon framed in the ceilings and have been told that removing that ceiling would allow us to seal off that problem. We have original crown molding on the walls and ceiling and would very much like to keep it preserved if possible. We are not convinced that doing this work would even solve the problem because we also seem to be getting smoky air coming from out crawl space below our kitchen (which may not be properly vented/is probably open to the neighbours. We tried getting access to our crawl space, but it does not seem to be an easy task. We are looking for someone who has either had experience with issues such as ours, or someone who has experience working with old homes. We love our home and would very much like to fix this problem and keep living here.

I'm remodeling a house (completely gutted) and looking for someone to install 5 steel beams. I have plans and a permit from the city (TO) is pending. The interior is already stripped
The design does not call for any posts so all beams will go into beam pockets over existing double brick and tie into one an other. There will be some brick cut outs as well. Everything is detailed in the plans.
I found a lot of carpenters who work with LVLs but am having a hard time finding someone who can work with steel.. and has experience with older homes.
